10/10!

Karl was incredibly helpful in advising and assisting us in any situation and addressing any of our concerns. The website is very easy to raise maintenance tickets through. I found all of his judgements completely fair, as we of course, do bear part responsibility as tenants.

Having dealt with nightmare property managers who do 'bodge-jobs' and fit cheap parts/utilities, the professionalism of Square Space Property was a breath of fresh air. All responses were fast, professional and any work carried out was spotless.

Young Female Tenants Beware: A Horrible, Intimidating Experience

When I first became a tenant, Karl the property manager was very friendly and efficient. However, this was very short lived.

When I reported an issue, he quickly became accusatory and highly unprofessional. He came to inspect an issue where the freezer draw front broke off in my hand when I touched it- a common issue for frozen plastic. He told me I was neglectful and how could I expect the landlord to pay for such a thing despite me having been away for 3 weeks and cleaning out the freezer prior to leaving. For me, the biggest issue was how he told me I would be liable for the cheap freezer draw front replacement, telling me off like a naughty child. I had done as he asked, reported it like he told me to, uploading photos and writing a description, only for him to arrive at the property and immediately become agitated, accusatory and intimidating. He even asked me if I thought he had been too harsh and I agreed he had been. He then told me he would 'do me a favour' and not mention to the landlord that I had called him out because 'he knows what the landlord is like'. Of course, I arranged a new one and Karl became helpful again to help me source one.

Fast forward to the end of the tenancy and it is time to move out. Still intimidated by our last interaction, I informed him of damage (a crack in the panel) to my bedroom door which was there when I moved in. I showed Karl date stamped photos of the damage and he agreed I had sufficient evidence, he even thanked me for pointing it out because he hadn't noticed. Once the landlord then asked us to pay for general wear and tear (paint chips, scuff marks and two stick on 3M hooks), I noticed the damage to the door was also included. I asked for a break down of how the costs were calculated and we were being asked to pay for a painter for entire day. Again, I mentioned the door and whilst the landlord agreed to reduce the £234 sum of 'damages' by £20, Karl kept on, actually telling me how lucky I was that the landlord is not charging me to replace the whole door because it 'could' be a fire door and if it was, the landlord would be within his rights to do so.

I have all of the emails regarding the damages to the door and photos to back them up. Further to this, I have evidence of my move in date.

I must also add that despite living in London for 10 years and living in at least 10 rented properties, this is the worst treatment I have ever experienced. Further to this, I am a landlord myself, with property in Australia and I need people to know that this treatment is not ok.

Firstly thank you for your feedback, all feedback is always welcome, it allows us the opportunity to respond and add some balance and professionalism to a complaint.

Freezer drawer:- a job was raised by yourself stating that the freezer drawer was broken. I popped round the very same day to take a look. I found the freezer fully frozen with ice, as such, none of the 3 drawers were able to move at all, in your attempts to pull the drawer out, you had snapped off the front. This isn’t a common issue for frozen plastic, as the plastic on freezers are designed to be in a freezer, not forced.

I explained the freezer was over full and frozen up and that keeping fridges and freezers ice free fall under the responsibility of the tenant. I also said allowing a freezer to get so frozen up like that 'could' fall under neglect of property. You seemed offended, so I asked if you thought it was harsh to label the misuse of appliances as neglectful (Dictionary definition - not giving proper care or attention to something). I also said that I wouldn’t inform the landlord that you had raised this job nor charge him a callout for my time, as I wouldn’t want him to pass that onto you, nor want him to think his white goods were being ‘neglected’ by the tenants. After which I showed you and one of the other female housemates who was also present the best and easiest way to defrost the freezer. Information that seemed well received by your fellow housemate.

I can only apologise if you felt offended at my use of the word ‘neglect’, or if you felt that me explaining how to defrost a freezer and keep it ice free was talking to you like a child. It wasn’t my intention.

At the end of your tenancy, when you struggled to source a replacement drawer, I spent about 20 minutes of my time searching for the exact replacement for you, then sent you the the model number. When I checked you out of your room, I even unboxed the freezer drawer front and fitted it for you as you said you were having issues with it so you wouldn’t be charged on the inventory.

Bedroom Door- On checkout you highlighted some damage on your bedroom door, I sent your photos to the landlord as promised, however according to the inventory that was conducted 2 days before you moved in, the door wasn’t damaged and only showed as damaged at the end of tenancy. Unfortunately the landlord and agent have to go by the inventory report which is conducted by an impartial 3rd party company, and these reports show the damage was done after you moved in. This was explained to you numerous times in the emails between the landlord, myself and the other female tenants in the other rooms who were also in agreement with ourselves and the landlord. Despite the other tenants not damaging your door, they kindly offered to split the £20 I quoted to repair the door equally.

When I quoted for the work, I went through both inventories and discounted 50% of items raised as damage as fair wear and tear, and negotiated with the landlord in your favour. We finally got the damage to what was left and the full breakdown quote was supplied to you. The landlord wanted to replace the whole door as its a fire door and its strength now compromised, but I said it can be repaired and advised this as the best option to save you and the other tenants some money on your deposit.

If you felt aggrieved by the decision to be charged your share of £5 to repair your damaged door, as the other female tenants were prepared to cover the other £15, then the landlord offered you on numerous occasions the opportunity to dispute the deduction with the DPS/TDS with your evidence. This is your right as a tenant however you chose not to take him up on that offer.

In conclusion, I hope my response helps you better understand how decisions were made and chosen dialogue was used which you may not agree with or may have been offended by. Regardless, I wish you all the best with your future moves.

Excellent service

Excellent service from Karl and co at Square Space Property. From the moment I contacted them about letting my flat I have been super impressed with their efficiency and help and support every step of the way. My flat is managed through them and I know I don’t have to worry about it. I would highly recommend.

First Class Service

I had to write a review to express just how delighted I am with the services I’ve received from Square Space Property. I am a freelancer in the creative industry and, in the current covid pandemic, have found myself facing financial hardship. I was worried about how to broach this with SSP but they made the first move. All tenants received a warm, reassuring email from them informing us that we only had to pick up the phone to work through any concerns together. I did just that, spoke to a friendly voice and immediately felt a weight lifted from my shoulders. They were clued up on all the legalities/implications corona has brought for us tenants and even advised me on which bodies to contact for any further support. We came to a mutually acceptable agreement and I am lucky enough to still be living in my beautiful house share with housemates I’ve come to call friends. In the past I’ve had to wait weeks for a landlord’s response but SSP set the bar by which all landlords should aspire to. They are wonderfully accommodating and manage the property to the highest standards with a friendly approach that you just don’t get from the high street lettings agents. I’m coming into my second year at the property and have no intention of leaving any time soon - even if I wasn’t on lockdown! My friend who I referred is also another happy SSP tenant in a South London property. Thank you for a first class service.

Excellent service

As a previous tenant of this agent, I couldn’t recommend their service any more. They are extremely helpful and they respond to issues in a really efficient and effective manner. They are by far the bets letting agent I have rented a property through.
