Such a huge scam

Such a huge scam! Building million dollar homes and such low quality work and materials. So highly disappointed to be in such a reputable community under such a horrible builder. Our neighborhood is literally filing a lawsuit against them for such bad work.

Terrible quality builds with dangerous…

Terrible quality builds with dangerous violations: incomplete leaky gas lines, unsecured truss members etc. Taylor Morrison builders will also attempt to halt certain inspections from being completed and go after the inspectors licenses when the results of the inspections are made public. If you value you and your family's safety stay away.

Disappointed Taylor Morris Customer

I come from a family of home builders and have purchased many homes. Against my better judgment, I bought a Taylor Morris home in the Tribute in August of 2022. I reached out to the warranty team in May of 2023 as I was noticing severe eroding of the stone. TM and the stone representative came to meet with me. Essentially, the stone rep said it was expected to see some erosion and if it continued for 3 years, they would review it again. I told TM I didn't agree that the erosion in that period of time was normal. However, they and I agreed to keep watching it for a year with the expectation that the erosion would subside. After a year we would align on stones that were significantly eroded and TM would replace them. Unfortunately, as I suspected, the stone has continued to erode (it was worse in April 2024). There continues to be new stones monthly with noticeable deterioration. I am asking for TM to correct this issue as I believe the stone used is inappropriate for this application. It has been 2 years and I am still having additional stones exhibit severe erosion. Some have completely eroded (all that is left is the mortar). My home valuation is being negatively impacted by this misapplication of the stone. I will reach out to TM’s president to see if they care about their customers and/or TM’s image.

I bought a $1M house from Taylor…

I bought a $1M house from Taylor Morrison, they probably spent $100k building it, hiring the lowest skilled labor and providing the worst warranty experience during and after the construction process. I am considering taking legal action, so are other neighbors in this subdivision. They are worse than DR Horton

Taylor Morrison...low quality/poor warranty

We sent the following statement to T-M in July, 2024:
"We have built two houses prior to doing business with Taylor Morrison. Based on our prior experiences with other home builders and based on your company's response to our complaint, (a) we judge Taylor Morrison home construction quality to be low, and (b) we judge Taylor Morrison warranty coverage to be inadequate. Contrary to your company's marketing hype, our personal experience shows us that your company builds a house with a very low-grade exterior subject to visible deterioration in a time-span that is much shorter than it should be. Further, your company does not proudly stand behind its product or workmanship.

We will use all the communication tools at our disposal to share our extremely disappointing experience with Taylor-Morrison Home Construction."

Horrible

Horrible, I went to purchase a home. At first seemed on the level. We negotiated a price, and went to the draw up the contract. Well the Agent at the new build vanished and would only text us. We chased him for a week and he kept saying yes the house is yours (all in writing). Well, I blocked my number and called in. I got his partner at the new build site. I asked about the house and he said Oh we sold that. Cowardly, I called their corporate office and they said the VP would reach out. Well its a month later I thought lets just see whatever happen. Called their corporate office and asked why the VP never called. She said the VP closed this out because he spoke to you already. Very shady please be careful

We really tried

We let the Taylor sales folks know we were ready to move on ordering a new build. We just needed the price. That's when weeks of being jerked around began. The sales folks act like they're giving away gold to answer that simple question. We had to give up and move on. If they treat customers that bad before the contract, imagine how bad it will be after.

Post Build / Warranty period review of builder Taylor Morrison

We hope that sharing this review on public platforms will help other consumers understand that contracting to have a new home built with a well-known builder does not necessarily mean you will get a house with little or no quality issues. Beware, Taylor Morrison does little to control the quality delivered by their subcontractors. Our decision to contract with Taylor Morrison 2021 was due largely to a build experience we had with Taylor Morrison in 2013; Sometimes we have regretted the decision to return to Taylor Morrison. We closed on our current Taylor Morrison home nearly thirteen months ago and we are still working to resolve some open quality issues. Over the year since we closed it has become apparent that Taylor Morrison wants to blame their contractors and, in some cases, has not been able, or willing to step in and manage their contractors to resolve all issues. Over the last year we have had more than 20 warranty tickets with some tickets having multiple lines on them taking more than one visit by the subcontractor to fix the issues. The backs of the three toilets we have do not match in color to the bowls installed; after two attempts to get the issue resolved by Brewer Plumbing, we gave up and canceled the claim. We have a dining room window that needs to be replaced because there are vertical scratches between the panes. The fifth attempt to replace the window is now scheduled for April 16th; The first three times Avanti, now Pella, brought the wrong size replacement pane. On the third visit we insisted that they measure and make notes on the work order; on the fourth attempted visit Pella brought the wrong window all together. The paint on the outside of our home is very thin, to the point that the gray stucco shows through the paint in multiple areas. Although Taylor Morrison agreed today to spray touchup some of the worst areas, they would not agree to going over the entire exterior to make sure all the gray stucco was covered up. The expectation we have is that there should be no gray stucco showing through the paint. The paint company that Taylor Morrison contracts with has indicated through the warranty department of Taylor Morrison that the paint finish is acceptable based upon the type of stucco finish that the home has. Bottom Line – Buyer Beware! In a many of cases there is no pride or craftsmanship in the builder resources only day laborers are employed. What a huge disappointment! Shame on you Taylor Morrison.

Lies, contract will protect them at all costs (to you)

The lending team got numbers wrong multiple times even up to the day before closing. A nightmare to work with.

The selling agent promised things (word of mouth) he couldn't deliver: if I put X amount in earnest money then I wouldn't have to bring anything to close. Normally I would have questioned it, however, even the mortgage company is Taylor Morrison, so I assumed it was legitimate and they could control it.

I was surprised with a significantly lower appraisal costs and, due to the scam-like nature of the contract, was forced to eat up the significant difference at closing (close to $15k above what was supposed to have cost), ironically the amount their listing claimed to help byers with at closing was $15k.

Backyard has rain water from the lot uphill from ours just gushing through with dirt killing the grass and nothing can be done. You only find that out when ti starts raining and then have no chance to appeal because the contract is mean to hold you hostage.

The only food aspect of the whole situation is that the building coordinator in charge of our property is great to work with, he try to help as much as he can with what is within his power to do.

While the with of the home is great, I wouldn't recommend the company to anyone.

Lots of deception and lies

Even after all the nightmares we went through to close with TM. Which took nearly a year and 1/2😩😔
Warranty people will not answer your calls or email. They will close out your tickets without fixing them .
Do your research and gonwitj a different builder.

I bought a very expensive home from TM.

I bought a very expensive home with Taylor Morrison in Creekside by Bethpage, Durham NC. Perhaps the 3rd or 4th most expensive home in this HOA. 700 homes.
Every room that is carpeted has problems. The carpet was NOT stretched and there are waves all over.
Crawl space was not ventilated sufficiently and after 1.5 years it was all mold. $7,200.00 to remove mold and insulation and put in a commercial dehumidifier and not TM did not pay for it.
Not satisfied.

Taylor Morrison is the least trusted builder. they destroyed my new home…

Taylor Morrison destroyed my new home and I was forced to close on a horrible build. They threatened me with losing my deposit because they could. Taylor Morrison pays off local Sarasota inspectors and get away with their fraud. Two year of a nightmare build by Taylor Morrison. Stay away from this fraudulent builder.

They allow their construction managers to abuse their clients by not building to code. Taylor Morrison should be avoided at all cost. My cost was great.

Do not build with Taylor Morrison unless you like gambling.

If I went into detail of the poor construction and not to code violations it would take pages.

Do not build with Taylor Morrison unless you are of their “affiliation”.
