Poor management of a very damp property. Despite multiple emails, there was never any resolve. Please don't use this company, there are plenty of other local property providers in Durham that care for their tenants.

Avoid this company at all costs.
One month after moving into the property I discovered severe Damp and mold in the kitchen and bath room.
I reported it in March 2025, they did not even respond until the Ambulance service put in a safeguarding order in Nov 2025 to this day June 2026 it has still not been rectified. I have COPD and had to move upstairs in my bedroom full time since October 2025. In 2025 I spent more time in hospital than I ever did in the past due to the damp/mold issues in the property. since moving upstairs i have not been in hospital since Feb 26. I have thrown out two loads of furniture due to the issue I had an unaddressed leak in the kitchen they know about for 2 month and only rectified it after getting environmental services involved, there is no flooring or furniture in the downstairs of the property. I withheld the rent to get the issue addressed. rather that fixing the issue the went for direct payment and issues an eviction notice.

They lied to environmental services before I moved in saying that they had damp proofed the property in the exact same areas that have the problem now.

In all of this time they have not even invested to check what is causing the issues.

Like removing cement from the edge of the unsealed render and replacing it with more cement (not lead flashing) but more of what they just removed.
An absolute joke. They just covered the immense black mold in the bathroom with plastic cladding, no investigation or real treatment. Just cover and hide.
And a PIV unit in the attic which may I admit may help with the bathroom and could explain why I have not been in hospital for 4 months, only due to not using downstairs area.

an absolutely scummy company.
I am currently getting the funds together for court action against both Dynamic and the landlord.

As a landlord you will be fine, as a tenant well not so much.

REMEMBER They need tenants more than landlords.

They took $1000 from our security deposit for "cleaning fees" We had a walk through before moving and the entire apt was immaculate. We were told by maintenance we'd be getting our entire deposit back. It seems this co can do whatever they want

I was with Dynamic property for years until I sold my property, they usually found pretty good tenants quickly, rent was collected efficiently, maintenance carried out promptly and they communicated very well. I was with Dynamic with one tenant for eight years..I found them poor quality mack of communication. When the tenant left major redecoration .Dynamic unwilling to contribute even with the deposit scheme..A new room was built on the garage which is great ..but I was unaware of the build ..simply expensive..and disappointed.

Myth claims she once rented out a house before it was built.

She also tells her clients that a property once sat empty in Billyrow for 72 years. Not even squatters wanted it. Steph walked in, tapped the wall twice, and suddenly a queue of tenants stretched around the block like there was a new iphone release.

She also may have jokingly promised to split her bonus if I left a review… so here I am, absolutely not influenced in any way whatsoever, leaving a totally unbiased, 100% honest message about how brilliant she is. Leave a review she said; "We’ll both profit.”
I’m now sitting by the window waiting for my half like a Victorian wife whose husband went to sea.

I expect:
• A case of beer
• Cash
• Or a carrier pigeon with a fiver sellotaped to its leg

10/10. Would give her more houses—and accept more bonus-splitting deals!!

Renting a property from dynamic the team as a whole are great, a have to say thanks to Steph Puckering she goes above and beyond, any questions need answering or jobs that need doing steph gets them done.

I write as a landlord who was badly let down by a previous agency, so it was with some trepidation I handed my portfolio over to Dynamic after a recommendation. I needn't have worried. From my nervous start the team at Dynamic gently took over my portfolio, reassuring my tenants - who were understandably concerned with the change in difficult circumstances - and allowed everything to settle down. They inspected all properties and reported back any issues, making a plan to deal with any works required. They helped me to sort Selective Licensing with Durham County Council. Steph and the team are always prompt to keep me informed of any developments and have vetted one new tenant for me, keeping the void period to a minimum. If you're looking for an agent in this region - don't hesitate.

An agency that specialises in placing welfare families with "social issues" including anti-social behaviour and drug use in an unsuspecting street or neighbourhood near you.
DL15 is my case in point.
Their vetting procedure is duly satisfied as long as the "dynamic" tenants have a guaranteed income- ie, vast benefits.
"Dynamic" or for the working professional, they are truly not.

As a private investor from NZ, our property insurance in Durham came up for renewal.We asked our Dynamic Property Management if they could have an alternative for the escalated price increase. They were able to help us with a saving more than 100BP a year.
