I have used Bairstow eves to manage my property
I have used Bairstow eves to manage my property for the last two years. However the deliverables that were set out when signing the agreement were not met, from increasing rent annually according to market rent, to making sure that licenses were in place throughout the two year let. I have both times went out and got the gas certification and then sent it over to them myself, this was a managed service and Ideally they should have provided this service if not a reminder at least.
3 months ago, I had asked for Bairstow eve to cancel my contract so I could manage the rental myself. After emails back and forth and now being ignored I am still being charged for an expensive service which I no longer want. I would not recommend the management service as it is pointless, collecting rent and their charges seems to be the only thing they are good at, which seems to be a centralised process rather than dependent on the branch it self.

I have been looking for house on zoopla and came accross few properties which belongs to bairstoweves,intially they were saying viewing are unavailable then later on they don’t even answer phone and when they answered they were showing properties only which they want to show and not one we want or shown available.One of the most vulnerable experience staff don’t care they don’t come back to you i would never want property from them

If you're looking to sell your home, I would strongly advise against using Bairstow Eves Braintree.
After 8 weeks on the market, we had received just two viewings. When I raised concerns about the lack of interest and requested better communication, the correspondence actually became worse rather than improving.
Following viewings, there was virtually no feedback provided. Out of the two viewings we had, only two buyers gave any feedback at all regarding the property itself. It felt as though the property was simply sitting on the market waiting to be sold rather than Bairstow Eves actively trying to sell it.
The level of professionalism was also concerning. Incorrect information was provided regarding a potential extension, with viewers being told that previous planning permission had existed when this was not the case. There were even spelling mistakes in the online property listing, including "drivewat" instead of "driveway", which does not inspire confidence in the quality of the marketing.
Communication failures became a recurring issue. On one occasion, we received notice just 30 minutes before a scheduled viewing that the prospective buyer had cancelled three days earlier. As a family with two children under the age of three, we had already spent time tidying the house and left the property specifically for the viewing. The fact that nobody had informed us sooner was unacceptable.
The actual conduct of the viewings was equally disappointing. One viewing lasted only six minutes, suggesting very little conversation or engagement with the potential buyer. It became clear that very little information was being passed on about the property. During the most recent viewing, my mother-in-law was present and described the sales effort as virtually non-existent. In her words, the agent appeared to be there solely to open baby gates. The buyer was directing questions about the property to her rather than the agent, including questions about the driveway that had already been discussed with Bairstow Eves beforehand.
When concerns were raised with the branch manager, Jamie, about the lack of communication, poor marketing, inaccurate information, ineffective viewings and overall service, the response was simply, "What would you like me to do?" This was incredibly disappointing given the number of issues that had already been highlighted.
We were also misled regarding the contract terms. At the 8-week mark, we were told that we could leave after 12 weeks. However, when we contacted the branch again at 12 weeks, we were informed that a further 28 days' notice was required. This effectively tied us into a 4-month contract. Had we been told this clearly at 8 weeks when we specifically enquired, we could have made informed decisions. Instead, the situation felt dishonest and misleading.
One comment made to us was that "it's not about the amount of viewings, it's about getting the right people to view." However, we were never given any meaningful information about these supposed buyers. Who were they? What feedback did they provide? What interest did they show? We were simply left in the dark.
To summarise: two viewings in the first eight weeks, poor communication, inaccurate property information, cancelled viewings not communicated, minimal effort during viewings, spelling errors in marketing materials, and misleading information regarding contract terms. Throughout the process, it felt as though Bairstow Eves Braintree were waiting for a property to sell itself rather than actively working to secure a sale.
Based on our experience, they did not earn the commission they expected to receive from our property sale, and I would not recommend their services to anyone looking to sell their home.

The specifications I gave weren’t followed in the viewings. I was ignored when asked if I wanted a broker and my contact information was shared when I had asked for it not to.

We have been through a difficult process in selling a property but the exemplary approach and professionalism of Matthew Davies and Tina Fernandez helped considerably in achieving sale completion. The team at Billericay is a credit to the company.
Very bad at marketing
(Mansfield/Mansfield Woodhouse branch) Very bad at marketing, lengthy periods with no viewers. Twice Arranged viewings too far in advance meaning that potential buyers found another property in the intervening ten days or so. Only listed the property on one online platform when several others are available.
Out of desperation I used the lettings dept to let out the property for a few months, not forthcoming about charges and very bad at keeping in touch. They also allowed the tenants to show the property to potential buyers without attending themselves, I found this out by chance.
Tamworth branch - appalling service
When I moved into the rental property over 2years ago, the team were fantastic. When leaving, it was different staff and the experience was awful. The receptionist Nicole did not know what she was doing and although always polite, she couldn't answer any questions and let out giggles throughout calls, even when I was in distress. The Manager Ellis never returned any calls over a 6 week period and when she eventually responded on email, there was no apology. My deposit was delayed by 7 weeks since leaving property and a dispute had to be raised, despite the property being left in excellent condition. There was no accountability of the distress and financial impact caused and even when I asked why I had no response back despite leaving numerous messages, I had no response. I'm appalled by the service given at Tamworth branch and I would never consider using Bairstow Eves again.
Fantastic job Ben Power
I cannot recommend Ben Power at Bairstow Eves Enfield Town highly enough.
Selling my flat turned into a very long and stressful process, with a previous sale falling through, repeated delays, issues with management packs, and constant back-and-forth between solicitors. Throughout all of this, Ben was absolutely outstanding.
Ben was proactive, professional, and incredibly supportive from start to finish. He maintained regular contact with both me and the buyers, chased solicitors whenever progress stalled, and always kept me informed of what was happening.
What stood out most was Ben’s ability to stay calm and reassuring during difficult moments. There were several times when I was extremely stressed and close to losing confidence in the process, but Ben consistently took the time to explain the situation, provide honest advice, and keep the transaction moving forward.
He genuinely cared about getting the sale completed and went above and beyond to help resolve issues that were often outside the normal responsibilities of an estate agent.
Ben even ended up doing the solicitor’s job
Thanks in large part to Ben’s persistence and dedication, the sale was eventually completed successfully.
If you are selling a property and want an estate agent who is responsive, trustworthy, and truly committed to achieving the best outcome for you, I would wholeheartedly recommend Ben Power and the team at Bairstow Eves.

Dishonest communication and lack of transparency.
We had a deeply dishonest experience with Ramona at Bairstow Eves Coventry regarding our attempted purchase of 2 Little Fields. After our Level 3 Survey identified a dangerous, unsupported chimney stack, Ramona spent weeks pretending to be 'on our side' while navigating our concerns. In reality, it was a calculated 'double game' designed to keep us on the hook while the branch facilitated a backup buyer behind our backs.
Communication was opaque and manipulative. We were pressured to ignore serious structural defects and proceed at full price, only to find the property was marked 'Off Market' within minutes of our withdrawal—confirming we were being gazumped while Ramona played the supportive advisor.
Integrity is non-existent here. We have since moved our business to a professional local agent for a chain-free property in Earlsdon. If you value transparency and honest dealing, avoid this branch. They would rather hide structural flaws from unsuspecting buyers than conduct an ethical negotiation
Disappointing Move-Out Experience
My experience moving in was smooth, but I’d encourage anyone reading reviews to also consider what happens at the end of a tenancy.
In my case with the East Croydon branch, it took nearly a month after moving out and the landlord confirming a full deposit return for the payment to be processed. This required multiple follow-ups, calls, and chasing on my part. Communication was inconsistent, key information about what was required was not provided until much later, and there was little sense of ownership or accountability for the delay.
I chose not to leave a review at move-in, despite being asked, as I wanted to reflect the full tenancy experience. Having now completed the process, I can see that others have raised similar concerns around delays in deposit returns.
This was the worst part of my experience with the agency - while the move-in process was smooth, the handling of the move-out and deposit return was poor and unnecessarily frustrating.

Do not try and sell your property with the Dagenham Team they are so inexperienced and messy, they allowed 2 buyers of my property go because they told us they had a buyer. Took our property from the market and wasted months of our time. Completely delayed and messed up our sale caused us financial difficulties and when questioned about their methods they try to gaslight and manipulate. They are so defensive and can’t take any criticism. They are completely appalling. Do not use to sell!

Just sold my flat with Scott Lewis at the Stratford Office. He kept me updated regularly by email and made sure the property was secure when empty and awaiting the sale to go through. Whole process start to finish took about 4 months which is pretty quick for that part of London.

My experience with Bairstow Eves Enfield has been frustrating and disappointing! Please go others agents. Once you sign the contract the dreadful journey starts! Avoid avoid!
Communication was very poor from the start. Repeated calls were ignored, emails went unanswered, and I was left chasing for updates for months with little to no response.
When I decided to cancel my contract, my requests were ignored multiple times, which made an already stressful situation even worse.
They also failed to renew my property listing on Zoopla for over a year, despite several requests—significantly impacting any chance of selling.
I would strongly recommend considering other agents.

I’ve recently completed on my sale of a leasehold flat - I mainly dealt with Joshua Whalley and Lewis Wood and they were both absolutely superb! My solicitors were absolutely awful and the Sale took 7 months, the guys and Bairstow Eve Sittingbourne always reassured me, always went out of their way to help me and find answers and very kindly assisted when the Soliciors should have!
I’ve moved out of the area ans unsure whether they would be able to assist if/when I sell - but if they can, I would 100% use again and I cannot recommend enough!
