Thank you for providing the additional information. We have now been able to identify the property and understand what happened.

I can completely understand why you were upset. You had agreed a purchase, things had progressed to solicitors and you were then told that the sellers had decided not to move for family reasons. Seeing a Sale Agreed board still at the property afterwards would understandably have made you question what you had been told.

What I would like to reassure you about, though, is that Joe did not lie to you. He passed on the information that we had been given by the sellers at the time, and there would have been absolutely no reason for either Joe or Selectiv to deliberately mislead you.

We were disappointed that the sale didn't proceed too. As the estate agent, we only get paid when a sale completes, so we certainly had nothing to gain from your purchase falling through.

Where we did get it wrong was with the board. When the property was withdrawn, the Sale Agreed board should have been removed and unfortunately that wasn't dealt with. I can see how that added to the situation and I'm sorry for the confusion it caused.

I hope this at least explains things from our side and reassures you that Joe was simply passing on the information we had been given at the time.

We are pleased that you were happy with the service you received from Selectiv in relation to the sale of your property.

We would, however, like to clarify that we do not have our own conveyancing department and would never suggest otherwise. We can refer clients who require conveyancing to a panel of independent solicitors, including a number of well-established and highly regarded firms. This service is entirely optional and our clients are always free to instruct a solicitor or conveyancer of their own choosing.

Selectiv does not quote legal fees. Any quotation for conveyancing services is provided by the conveyancing provider or solicitor and is based upon the information and services required at the outset. Similarly, any additional legal fees that may subsequently arise are determined by the solicitor and are not charges made by Selectiv.

We are sorry that you were disappointed with this aspect of your transaction, but we are pleased that you were happy with the estate agency service you received from our team.

We appreciate that you were disappointed not to be selected for the property. However, the decision as to which applicant a landlord chooses to proceed with is ultimately the landlord's and not one that Selectiv is able to make.

Our standard procedure would normally be to place further viewings on hold once an application is proceeding. In this particular instance, however, no holding deposit had been taken and the landlord had specifically requested that viewings continue. We were therefore required to follow our client's instructions.

HomeLet was the independent referencing service we used at the time to carry out tenant referencing. Successfully completing referencing does not guarantee that an applicant will be offered the tenancy, particularly where a landlord is considering more than one prospective tenant.

We are sorry that you felt communication during the process was unclear and appreciate how disappointing it must have been when the landlord ultimately chose to proceed with another applicant. However, we do feel it is important to clarify that continuing the viewings and the final choice of tenant were matters determined by the landlord rather than an attempt by our team to mislead you.
