DANGEROUS AND AWFUL , THE ABSOLUTE WORST. PLEASE PLEASE Avoid at all costs.
I lived in one of their apartments with non-functioning mechanical ventilation and no opening windows. Internal temperatures regularly exceeded 40°C, with nights above 30°C for extended periods. This caused me to become very unwell. Despite repeated attempts to contact them, calls were ignored and emails were deflected for months. No meaningful action was taken. They asked me not to call out of hours crying - when I was in distressed with heat exhaustion from the living conditions. That's the level of empathy and decency they have. My GP even wrote a letter for their attention, citing the danger of my environment and that it was causing injury, as well as my university, due to the disruption to my studies. They ignored, and I was forced to pay out of pocket to stay in hotels during summer heatwaves. At one point, they said they would look into reimbursement for the hotels, but didn't pay me back. infact I had to keep paying rent while my apartment was completely uninhabitable, and i couldn't even stay there.
When the council became involved for remedial works, the company provided false information, claiming I had refused assistance, which was untrue. They outright lied. After that ordeal and years later, out of nowhere they began harassing me for money I do not owe and never have. Despite being informed repeatedly that their records were incorrect, they continued to pursue the matter rather than properly checking their information.
Maintenance was consistently poor. Lifts regularly broke down and took months to repair. When staff attempted to carry out an apartment inspection, I asked for it to be rearranged due to having Covid and being unwell in bed. I was shouted at, verbally abused from the other side of my apartment front door, and threatened that they would enter the apartment regardless. I had to call their office to get one of the abusive women to leave me alone.
At the end of the tenancy, they attempted to claim hundreds of pounds from my deposit, despite the property being left spotless after a five-hour professional deep clean. They insisted it required a “specialist cleaner.” I was only able to prevent these charges because I had comprehensive photo and video evidence.
This is the same company that used unsafe cladding on one of their buildings for years and misled tenants about fire safety — an issue that was reported in the news which you can publicly look up. Their behaviour demonstrates a pattern of negligence, dishonesty, and prioritising profit over tenant safety.
If you experience problems at one of their properties, do not expect them to be resolved promptly or honestly. My experience was prolonged, distressing, and entirely avoidable with basic competence and integrity. The building had a whatsapp group, full of people complaining about X1. I am still shocked at the absolute audacity and horrendous unprofessional behaviour I witnessed from them, and I urge all to avoid. They are acted like bullies in my opinion. Please take the negative reviews seriously; they are THAT bad. They have continued to harrass me years later, at this point I'm considering legal action

My relatively recent experience with X1 Sales and Lettings was with Aaliyah. She proved to be polite, resourceful, efficient, communicative, and friendly. I required a rental document, which was produced and provided to me within a matter of hours. Ultimately, Aaliyah displayed a high degree of competence in her work, whilst maintaining an affable, yet still, wholly professional demeanor.

Warning to other tenants: if you’re dealing with leaks or mould in X1 properties, don’t ignore it. I reported a leak months ago and it escalated into black mould and a broken ceiling with water leaking into my flat. Emails were ignored, no alternative accommodation or rent relief offered, and I was even asked to clean mould myself. X1 — please take responsibility and resolve this properly.

I have had an absolutely terrible experience with X1. Gwyn made the issue worse from the start by being so passive-aggressive. I signed the contract and paid my holding fee 2/3weeks before i moved in. On the day of the move, they couldnt find the keys to the house. They made us wait, and Gwyn said "This is why we dnt allow early morning move-ins" THIS WAS 12PM BTW!. They finally found one key after hours, and handed it to us. My sister and I have had to make ourselves ucomfortable to fit schedules so the house is not left unlocked. However, we still leave home unlocked. On the day we moved in, we realsed the electric stove wss faulty. X1 TOOK A WHOLE WEEEK TO COME GET IT LOOKED AT. And they the man who came said he doesnt knw when it will be fixed, but he bulb is faulty. I am here eating crackers and buying food! I have asked for one week's rent back, or I will involve my lawyers. Now I got called that the key is ready, and a staff member told me they will PERSONALLY DELIVER IT TO ME. NOW X1 SAYS I SHOULD COME PICK UP THE KEY AFTER MAKING ME UNCOMFORTABLE FOR A WEEK. THEY ARE ABSOLUTELY HORRIBLE. RENT ELSEWHERE IF YOU CAN

id rate it 0 if i could. i dont know how to put into words how bad it is i am actually begging you do not stay here or in any other x1 buildings.
Both management companies are absolutely abysmal and even if you rang them and said you murdered all your flatmates you'd probably still not get a response.
How either company that manages the properties are still in business is absolutely beyond me.
i have had the absolute worst time of my life living here and has ruined my experience in Liverpool.
