$45,000+ Spent. Zero Deals. 12 Months Wasted. Run

I've been in real estate for over seven years — wholesaling, fix and flips, rental properties, with a full lead generation & acquisitions team making calls every day. I know how to work Data & Leads.

I gave 8020REI a full 12 months. We followed every single thing they recommended — their systems, their processes, their way of managing the data and campaigns. We adhered to all of it. And still, not one deal. Zero. The leads had no motivation to sell.They sell you "BuyBox IQ," "predictive data," "AI and machine learning" — it's all just marketing lingo to charge premium prices. There is nothing intelligent about the data they deliver.

Every month, same story from their CSM: "We're updating the buy box. Next month will be better." Twelve months of that. Nothing ever changed. Nothing ever improved. They claim "most clients see measurable results in the first 30 days" — I saw zero results in 365 days. And every problem was always flipped back on us. Never the data. Never them.

And for anyone considering them — be mindful that you're also skip tracing their data on top of what you're paying them. If you're using a top-tier skip tracing company, that adds up fast. So you're not just in it for their subscription and onboarding fees — when you add the skip tracing costs over a year, you're realistically looking at $45,000+. That's a lot of money to spend and get absolutely nothing in return.

In our last month of the contract, we brought it up — look, we're not getting anywhere, the data isn't producing, we have zero ROI. There was no willingness to look into the data, no understanding, no attempt to work with us. Just "you still have a contract, you have to pay, and if you want to pause it's $500 a month with no data, no service, nothing." It's a pity, because when you're paying this kind of money, you want to deal with a company that's client-focused and has your interest in mind — not one that's just looking out for themselves. This company is all hype and no substance.

There are plenty of other companies out there where you can get way better quality data, way better service, and way better ROI. Don't get sucked in by marketing lingo. Do yourself a favor and save your money.
