My name is Noah, and I’m an Operations Manager at Abode Money. Thank you for taking the time to share your experience. I understand your frustration, and I’d like to provide some additional context about what happened with your account.

In 2025, we partnered with a local property tax professional to handle your appeal. At the time, we brought in outside experts to help us manage a high volume of appeals while ensuring each homeowner received the attention they deserved. Unfortunately, the agent assigned to your case failed to attend your hearing. That was completely unacceptable and fell well short of the standard we expect for our customers. Once we learned what had happened, we immediately ended our relationship with that agent.

We also took the experience seriously as a company. It reinforced how important direct accountability is when someone trusts us with their home, which is why we no longer rely on outside partners to file appeals on our behalf.

After learning what happened, I personally issued full refunds for your property and offered to handle any appeals the following year at no cost, which you accepted.

A few months later, you added a second property to your account and contacted our team for help filing a homestead exemption, which we were happy to assist with. Because appeals had been set up for both properties in your account, we also submitted Agent Authorization forms allowing us to represent you for those appeals.

You later let us know that you had already engaged another company for the second property and did not want Abode Money representing you there. I understand why seeing our authorization form submitted after you had made other arrangements was frustrating, and I’m sorry for the confusion that caused.

At that point, you asked us to cancel our representation for both properties, and we honored that request. As a result, Abode Money did not file an appeal for either property this year.

I sincerely regret what happened with your 2025 appeal. We took responsibility for that mistake, refunded you in full, and made meaningful changes to our process as a result. While we did not ultimately handle your appeals this year at your request, I’m sorry that your overall experience with us left you disappointed.

Not much to complain about

Saved me a thousand dollars on my tax bill. They did claim they could save me more but that's not something I can complain about when I paid $100 for the service. Plus I didn't even have to do anything!

Worth it

Really happy with the outcome. The tax savings ended up being a little lower than the initial estimate, but it still saved me several hundred dollars that I otherwise would have left on the table.

Overall, it was definitely worth it, and I’m hoping they can do the same for my other properties.

My name is Noah, I'm an Operations Manager manager here at Abode Money. I wanted to apologize for the frustrating experience you had this week. After reviewing your account I can see where things went wrong, and I totally understand why you're upset.

You initially signed up for a beta-trial of our "Only pay if you save" product, in which your card is only charged if we find that an appeal makes sense for your property. Our initial market research indicated that your home had been accurately assessed this year, which is why you received that "No appeal needed" email a couple weeks back. We use the comparable sales approach, and we couldn't find any comparable home sales within a reasonable distance that reflected your home was overvalued.

The fact that you bought the home for less than assessed, however, is information our analysis did not initially consider. The sale is the strongest evidence that your home is currently overassessed. Unfortunately, when you shared this information and asked my team for more help, they missed the fact that our software had previously found you no savings and ended your appeal.

I know this experience has been disappointing, but I want to reassure you we are not "vibe coding" our work here; we have a dedicated team of engineers and win tens of thousands of appeals annually for our clients. I'd like to help make this right if I can. Were you able to complete the protest form yesterday and send it in, despite the lack of report from our end? If so, we can still help!

Great value, easy filing process

Signed up with my family earlier this year for appeals in Plano, TX and I worked with their Collin County expert from Abode to file for both my home and my rental property. I saved around what they quoted me on both properties . 

I do wish they made it clearer i could work with an expert since that was the most helpful part of their service .

Abody Money was not worth the time nor…

Abody Money was not worth the time nor the expense. They provided old home sales comps which averaged 4.5 years old as part of their market research to justify a reduction in my property tax. Unfortunately after my own research, I discovered that I should not use any sales comps older than 1 year. The Assessor refused to accept my market research because my comps were way too old. Abode Monies market research was worthless. Almost zero savings. Avoid using this company. Mike Hogan

You relied on us to provide relevant, useful market data for your appeal, and in this instance, we fell short.
We take issues like this seriously and have been working to improve the safeguards around our comparable-sales research so that customers receive more relevant and timely data.

Mike, I’m sorry that we missed the mark on your appeal and that you did not receive the value you expected from our service. I've refunded your subscription fee in full, and we'll try again next year completely free.

Left me stranded right before my tax…

Left me stranded right before my tax deadline.I trusted Abode Money to handle my property tax appeal, only for them to cancel on me at the very last minute. Because of their last-second cancellation, I am now left scrambling with almost no time to file on my own or hire another service. This absolute lack of accountability could cost me real money in lost tax savings. Be very careful trusting this platform.

Typically, our signup screen and emails notify our customers if we can't file for them this year due to deadline proximity, but in your case, that email failed to send.

This is entirely my fault, and I want you to know how sorry I am that we let you down. What happened was completely unacceptable, and I completely understand your disappointment. I'd feel the same way if I was left scrambling with only two days to file.

As communicated to you over email, you've been credited a full refund, and the offer to appeal your property for free next year still stands. It's possible that your email provider is sending our emails to spam or your promotions folder, so that would be a good first place to check.

I also want to clarify that since you signed up in December 2025, it was too late to file an appeal in your township for the 2025 season, which ended in October. Appeals can only be filed once per year. Per our terms, we always apply the flat fee you pay upon signup towards the soonest appeal season in which we can file a protest. Because it was too late for 2025, we have been planning to prepare your appeal for your home for the October 2026 season.

You have not missed out on any savings opportunities, nor did we forget about you. We're simply bound by the county laws, which reject any appeals filed out-of-season. As of right now, we're planning to move ahead with supporting you next month. We've been trying to reach you over the last several weeks, and we'll continue to attempt to contact you until we can get in touch.

Responses are not correct - they reference other properties when corresponding (that do not belong to me).
Have put together a weak protest package. I should have done this myself and done it right. This is a mickey mouse operation.

We replied by asking you for evidence of the issue, which your county requires to substantiate the reduction in valuation. We never heard back from you after we sent that email, so we had to submit your appeal without it. I'm sorry we were unable to include this evidence ahead of negotiations. Rest assured, you have not been given a "weak protest package;" while your appeal lacks the evidence we didn't have at the time of negotiations, your appeal is supported by our standard evidence package with a complete market analysis of your home and neighborhood. We've issued you a full refund for your trouble. The "other properties" you reference were a simple typo: my colleague mistakenly wrote in an email to you that your county was Montgomery, before immediately correcting it to Dallas. Your appeal was correctly filed in Dallas. Should you have any questions, please feel free to contact me via email and we can discuss your case further!
