Where to really start….
Where to really start - from the offset the agent we dealt with lied to us consistently about an endless list of things, about the sellers situation, to the the tenure of the property, to the structure of the property - the list goes on. Every agent we dealt felt like they were pretending to be an estate agent, and seemed to think that the best way to handle buyers is to lie to them, and the deny everything. They will do whatever they need to to get the property sold. They are smarmy, untrustworthy and selfish. I can’t imagine the culture in the office is healthy at all. Our solicitors said they were the most unprofessional, rude and intimidating agents she had ever dealt with, and if the whole process hadn’t already been delayed by so long because of their complete lack of ability, we would have gone to the Property Ombudsman because some of their practices were so incredibly dodgy and almost definitely illegal. I wouldn’t go near them with 10 barge poles.

Awful to deal with
Awful to deal with. Rented a house for 2.5 years. Agreed to pay a fee to break the contract and to stay until someone else moves in.Mould covered the walls within the house was the reason i moved out as they never did anything to fix. Was asked 2 weeks in advance to move out as someone was moving in. From viewing they were asking for 2500£ deposits. Was getting calls every 3 days to make sure i was moving out on time. I did. I payed for a day extra to give them time to make the exchange. Gave the keys on 10|06/24 and on 11th i get an email saying the new tenants have pulled out and I'm still liable for rent and bills until found someone else. I'm paying rent already somewhere else and acorn made me move out and collected keys. Nearly 2 months now from moving out and still getting told i have to pay the bills. The house was advertised more than what my rent was. Incompetent workers you should be ashamed and if the landlord knows how you've been dealing with me I'm sure he'll run aswell. Keep away from them.

Further update to my review posted 15 July 2024, I received an email from Paul Deveney 16 July 2024. How efficient or coincidental was that!!! Well I have not dignified the email with a reply. It amounted to ‘corporate speak’ and my fault - not checking the small print. Mr Deveney stated some ‘Staff Training’ needed to be carried out. I find that difficult to comprehend. How do you ‘train’ staff to be honest and have integrity when some of their staff blatantly lied. I thought companies would strive to enhance their reputation apparently not. Fortunately I will not be in that situation again. Take a long dispassionate look at letting agencies before you sign a lease. It could be a frustrating and expensive experience. Good luck.
Nearly 2 months that I’ve moved out and…
Nearly 2 months that I’ve moved out and still haven’t received my deposit. So awful to deal with. Had alot of mould in the house and never did anything to fix. When they were doing viewing for new tenants they never mentioned the mould so people get stuck to a contract. Agreed to move out paying a fee. Collected the keys from us and the next day we get told we still have to pay rent and bills. Don’t use Acorn if you want to stay out of trouble.

I’ve been in the process of buying a flat, and had numerous challenges along the way. However two agents in particular Kieron and More recently Remmi have been ABSOLUTELY AMAZING AND SOO HELPFUL. They’ve been with me every step of the way and made sure there was no issues and if there was any they’d do their utmost best to rectify this for me. Thanks

All I want is a copy of their terms.…
All I want is a copy of their terms and conditions for letting my property. What are their fees etc. I have been trying for a couple of days to get a response but all they want to do is value the property and go to see it. Just send me your terms and conditions. I can't believe it.
A few days later they responded to me with a link to their site and the fee chart. So I'll upgrade my rating. However simply googling Acorn doesn't get you to their site.

Disappointing selling experience
I was trying to sell my flat using the Acorn Peckham Estate Agent. I was disappointed in the service.
- The flat wasn't valued correctly, delaying the amount of time it was on the market at the right price. This should have been an honest conversation with me up front. I would have welcomed that.
- There were lots of system errors initially which again delayed my property being listed.
- During the negotiation process I was assured that I would be speaking to the manager of the branch on a weekly basis. This didn't ever happen.
- I never felt there was particularly fast feedback on viewings with clear recommendations for how to address for the next viewing.

So disappointed.
Im a landlord and this was going ok, albeit with the usual chasing, until recently. now i’ve had a manager who doesn’t respond, then gives mixed messages sometimes in the same email, has not paid the tenants back their deposit, and has been wildly slow or unresponsive on repairs. I am in despair of finding a competent management company. This isn’t it.
Update: I’ve since complained. but the approach is still very much “sorry for the frustration, let us try to dump the cost on the tenants, failing that we will dump them on you.”

Efficient and thoughtful
As a first-time buyer, Mark Sugarman was helpful and made the process a walk in the park.
He was professional and followed up as needed to ensure I was at ease and understood each step. Mark was friendly, transparent, and communicative, and I felt fully informed and knew what the next steps were with the mortgage. Each person approaches buying a house differently, but Mark made my experience awesome (the man who lights up the room is what I called him). I felt listened to in every conversation.

Friendly professionalism
As a property professional with over 20 years experience, I have been struggling recently when trying to purchase a new flat in London due to a lack of professionalism in a challenging residential market. Not so with Acorn and specifically, Christian Fellows, who has demonstrated great knowledge of the market in general and the property he is marketing on behalf of his client. Life would be so much easier if more estate agents acted with this level of friendly professionalism.

Very Bad experience
If a zero-star rating were available, I would willingly assign it to this company
I am writing to share my recent experience with Acorn Property Management Bromley, and unfortunately, it has been nothing short of dreadful.
After renting and residing in a property managed by Acorn Property Management Bromley for just one year, the ordeal I faced upon departure was disheartening. It is disconcerting to observe how estate agents often manipulate deposits, quoting unreasonable deductions under the assumption that they hold the upper hand. This experience has shed light on why some tenants withhold their last rent payment at the end of their tenancy, as the letting agency invariably seems to side with the landlord.
Upon vacating the property, I was shocked to discover that the estate agent supported the landlord in unjustly deducting unnecessary repair costs from my deposit. Despite receiving an inventory report stating that i left the property in good condition, deductions of £150 for rug cleaning (which had already been professionally cleaned) and £440 for redecoration were made without considering normal wear and tear over one year.
In an attempt to address the issue, I took the case to a tenancy dispute resolution service. Despite offering a compromise of £220, which I believed to be fair, the landlord rejected it. Thankfully, the deposit scheme ruled in my favour, acknowledging the unfair deductions and rightfully returning a large portion of my deposit.
I urge extreme caution when considering engaging with Acorn Property Management Bromley. My unfortunate experience serves as a stark reminder of the importance of thorough scrutiny and vigilance in such matters.
Proceed with caution.
