Useful for small businesses

The AIA documents program is indispensable for small to mid-sized property owners, contractors, engineers, and architects with limited resources for legal representation. The AIA standard contracts and forms provide an integrated, ready-made framework and toolkit supporting collaboration and successful project delivery in the A/E/C space.

Contracts I Can Teust

For contracts that I can trust to use, I always go to AIA contract documents, they are tried and tested and when used in a coordinated manner help me to manage my risk on projects.

I have learned to use the entire coordinated package from ACD. They provide the contract, general conditions and pay applications. The lien waivers are also useful.

The experience of the documents committee that produces and reviews the contracts is outstanding. They are all embedded in the industry and bring fair and balanced contracts to bear.

AIA Contract Documents: Fair and Balanced

AIA Contract Documents bring consistency, clarity, and a balanced allocation of risk to the industry. They are developed through consensus-based process involving architects, contractors, owners, attorneys, insurers, and other industry professionals. That fair, balanced, and broad perspective helps create documents that are practical, tested in real-world use, and adaptable to a wide range of project delivery methods. In my experience, they provide a common language that helps teams focus on project execution rather than debating baseline contractual expectations.

Contracts we know and trust

This review speaks to our ongoing firm experience with ACD. We actively use the AIA online platform to generate new project contracts on almost a daily basis.

Our firm uses AIA contracts for a majority of our projects. Even when our clients come to us with a non-AIA owner-architect agreement, we still fall back on AIA documents for that project's consultant agreements! We appreciate that the AIA consultant contracts are structured to allow that kind of flexibility.

We also appreciate that we can trust standard contract language, without having to hire third-party legal for contract review on every project. Contract negotiations with our clients are smoother and easier when we can fall back on "unmodified AIA standard" language as a reflection of industry standard practices. We also appreciate the coordination between documents -- drawing up a consultant contract is drastically more straightforward if we use AIA documents for both the Prime Agreement and consultant agreements.
