I started working with Alesco Property in April 2024, regarding a flat at Prestwich House in Leigh. They introduced me to the developer and their recommended solicitors.
Unfortunately, my experience since then has been extremely disappointing. What was sold to me was very different from what was originally pitched. The promises made at the start did not align with the reality of the situation as the process unfolded. The 3D images of the property that were showed to us did not match what was eventually built.
I was promised by Alesco’s marketing staff that I was going to view property and visit the site before any exchange of contracts but this never happened. They convinced me this wasn’t necessary and not possible down the line. I trusted them and went for exchange. When we realised the issues, I requested that the solicitors issue a letter to rescind the contract even before the date of practical completion. This was further reiterated as the practical completion (initially previewed for September 2024) had not been met. This remains unresolved even past the long stop date of July 2025.
To make matters worse, the developer changed the property warranty from CMCL to ABC+, making it almost impossible to obtain a mortgage, as many banks do not accept retrospective warranties. The business opportunity which Alesco presented to me now looks like a very bad investment opportunity. Initially Alesco’s marketing presented an analysis with very good margin on the ROI which all the way makes you want to invest and I was told they have more than 20 years experience dealing with this. Now this is never going to be profitable with all the additional cost we have incurred.
Overall, I feel completely let down by everyone involved—Alesco Property, the developer, and the solicitors they recommended. What started as a promising investment has turned into a stressful and costly ordeal(deposit stuck for close to 2 years and another cost for a new solicitor).
They make the initial process easy and win your trust. They convince you to quickly write a review which we did at the very beginning leaving a good review but things changed quickly. We have long passed the final long stop date but they still can’t give us a definitive date for completion.
My advice: Be extremely cautious when dealing with this company. They will make everything sound attractive and professional at first, but once you’re locked in, support and accountability disappear. I would not recommend Alesco Property or any of their associated partners based on my experience.

Possible Scam Warning: Alesco & Gibson House (Wirral) Off-Plan Investment
Posting this to warn others and hopefully find more affected buyers.
I invested in Gibson House (Wirral) Phase 2 after it was heavily marketed by Alesco and similar agencies. In 2024 I paid my reservation and deposit for an off-plan apartment.
In September 2025 the developer collapsed into administration.
The administrators’ report shows:
65 buyers paid deposits for apartments that were never built
Phase 2 had almost no construction progress
Buyers are classed as unsecured creditors and are unlikely to get anything back
Only secured lenders may recover funds
Based on what happened, many of us now believe the marketing and sales practices were misleading and created a false sense of security around the project.
I’ve created a Facebook group for all affected investors so we can coordinate, share legal advice, and understand our options.

I was sold Westminster Park in Liverpool (Sourced Development Group) through Alesco, working with ERE Property and Will Kettel. Will Kettel presented the investment as secure, claiming the developer had an impeccable and traceable record. Alesco endorsed this, selling me confidence and security. In reality, Sourced Development Group has a traceable record of failings — they cannot even start projects, let alone finish them.
Alesco has proven incapable of delivering any real update. They have no communication with the developer, and ERE Property is exactly the same. Investors are left in the dark, receiving vague answers or silence, with no verifiable information on the project’s progress.
This is the closest one can be to being legally scammed. I committed funds in good faith, but what I received was misrepresentation, lack of transparency, and no accountability from either Alesco or ERE Property.
Update 01/02/2026
Both ERE Property and Alesco sold me a development by Sourced Development Group (SDG), describing the developer as having an “impeccable trajectory” and a strong, reliable track record. Today, SDG is in liquidation.
For years, I received no verifiable updates from either ERE or Alesco — no construction evidence, no planning progress, no Gateway 2 confirmation, nothing. Just generic reassurances and marketing language that turned out to be completely disconnected from reality.
The truth is that SDG had a long pattern of stalled projects, asset sales, and investor complaints long before I was introduced to Westminster Park. None of this was disclosed to me at the point of sale. Instead, I was encouraged to trust a developer who was clearly not in the condition they claimed.
I have also read reports from other investors affected by Westminster Park stating that the section sold by SDG was transferred to a third party and that SDG kept the deposits without refunding buyers. These accounts allege that deposits were not returned and that investors were left out of pocket. If true, this behaviour would be criminal and should be investigated by the relevant authorities.
Innocent buyers like myself relied on the due diligence and professional representation of ERE and Alesco. Instead, we were left exposed to a developer who has now collapsed — while the agents who sold it to us have provided no meaningful accountability or transparency.
This experience has been deeply disappointing, and I hope my review helps others avoid the same situation.

I was very excited to invest in my first Buy to Let property. Alesco did make me feel very comfortable as they appeared very knowledgable and had convinced me they had carried out the necessary due diligence required. My contacts were also very attentive and answered any concerns i had straight away. However, less than a year later i have been told the developer has gone into administration, yes we are told there are risks involved, but it almost feels like a scam as it has also been brought to my attention that another development (that was also presented to me) is having issues and is unlikely to complete. Alesco knew about these issues at the time but failed to let me know this when presenting me with that specific property. This has led me to believe they also had some knowledge that the property i did eventually purchase would not complete. I also contacted my main contact for some answers and i am still yet to hear from him, although they previously replied in a matter of minutes. It is very disappointing as it appears they only care about the commission involved, so i would just advise anyone to be extremely careful as you are investing a lot of your money into these off plan properties.
