They are now saying September 25 subject to balconies being fitted? If September goes ahead that’s a17 month delay. I cannot believe they operate this way and are still in business!
Honesty is key!
We have made enquiries about homes at Bangour Village, and what stood out was the knowledge and passion for the village. What was also refreshing was the honesty and professional humility shown by Jenny.
With almost 1,000 properties planned for the entire site, ensuring this is built as promised will no doubt come with its own stress and excitement. As locals, we’ve seen many new-build estates constructed over the last 10+ years, each promising not just quality homes but also amenities. However, once the public gets behind them, those promised amenities are often pushed aside, placing even more pressure on already stretched local services.
We were very strong in our opinion that if Bangour Village Estate promises amenities but fails to deliver, we will be extremely disappointed — especially as this has become an all-too-common pattern in West Lothian. Jenny didn’t shy away from that challenge. She assured us that not delivering amenities would be a failure not only to the village but to the wider community, and she was clear that Ambassador Homes are determined to learn from the mistakes made by other developers.
We know getting the original plan over the line took longer than expected, and COVID added to the delays, but Jenny didn’t rely on that as an excuse. Her transparency and straight-talking approach gave us real confidence.
Because Jenny was honest with us, we have no problem waiting. We welcome the regular email updates and look forward to seeing what amenities are delivered as part of the wider vision for Bangour. We’re hopeful that this won’t just be another housing development, but a true community — and so far, Jenny and the team at Ambassador have helped us believe that’s genuinely possible.
Something is off
Something is seriously off with the way these guys do business. We exchanged on the Forthview site in September 2024 and had to wait 9 months for them to finish work they had promised would be done within 2 weeks.
Lots of problems on site including bricks missing, whole sides of render falling off buildings, which of course they put up a tonne of resistance in accepting responsibility for.
Their accounts are conspicuously overdue on companies house and speaking to the few contractors that are on site it seems there are serious cash flow issues. They are terrible at paying for work to get done, and it shows.
Some of the larger properties on the site have totally stalled and haven’t progressed beyond foundations in months now and we’re seriously concerned that they will have to abandon the site.
I feel sorry for the staff on payroll who have to get an earful from the many unsatisfied buyers on the site - they are often making the best of a terrible situation and are in the dark themselves a lot of the time.

Amazing location, views and house design/layout more than make up for any shortfall in customer service for me. National house builder probably wouldn't be interested in this kind of smaller challenging development.

Moved in our house two years ago and our snagging list from day 7 is not complete. Would never recommend. Ignored by customer service for months.
Felt ignored!
We tried to move ahead with reserving a house and couldn’t get any information out of the sales advisors at all! We asked them for details on reserving and how to move forward and we got nothing back - They ignore emails and phone calls. We even tried to pop in to the show home (on a day they were advertised as open) and there was no-one there. Ended up going with Barratt Homes and how we’ve been treated by them really showed us how BAD ambassador are at customer service. No wonder their ratings are so low. Avoid, unless you want to be ignored.
Note the red flags when you can!
As you can tell from numerous reviews on this page, this is a dishonourable business that takes your money, promises the world, then disappears. Unfortunately, this company still exists.
Why, do you ask? That is because for many customers who has moved into an incomplete property with a list of snagging issues that never gets resolved, their first thought wasn't to fight for what is right. But instead, it was to quietly resell their property so as to not raise alarms for potential future purchasers.
As a result, you won't see a lot of people putting honest reviews on this page about how they have suffered purely because they want to maintain the value of their property. I'm not claiming that every single property that this company has ever built is riddled with snags, but the majority that do but is refusing to speak up? What a shame.
Think twice before purchasing from Ambassador
We moved into our Forthview home in June 2023. 17 months later we still have pages of snagging issues, most dating back to our 7 day snag visit (which was conducted well past this date). Unresolved issues include a brick missing from the exterior, a faulty and damaged door frame, a hole in our garage floor, no landscaping and countless cosmetic issues. Where we have had some issues attended to, in some cases attempts to fix issues has led to them being made significantly worse. Jobs have also been abandoned mid way through.
These homes do not have luxury finishes and the customer service is almost non existent. We have been made countless promises of action to resolve issues with little or no follow up.
What we were sold in the market suite is not what we have. In addition to the poor quality home and customer service, the site is left in a constant of state of disrepair with potholes, uneven surfaces and wastelands of dirt and weeds. I appreciate the site is not yet complete but you only have to look at other nearby new-build sites to realise the level of disrepair is not normal.
If you don’t have an extra £10+k to redecorate, possibly fit insulation in walls or replace windows or doors… don’t buy an Ambassador home. Unless you are happy to pay higher prices for the promise of a higher standard of home that you won’t ever receive.
I’d also urge anyone looking at reviews of this builder to look at the positive reviews. They are almost exclusively from people visiting the show home - all of which were posted after poor reviews started to flood in. Clearly a desperate ploy by this builder to try to remain above the 1 star they barely deserve.

Ambassador Living do still have some outstanding matters to complete.The development was in mid build during the COVID pandemic and, like many other developments , this affected schedule. However, I think it fair to say that they have designed a stunning development and built to a high standard.

Ambassador Living - A Major Disappointment
Glasgow City Council is refusing to 'sign off' a major Ambassador development in Glasgow because of outstanding works to communal areas which have not been finished to a proper standard.
Issues raised repeatedly by owners with Ambassador include the unfinished Concierge Office (no running water or toilet facilities), the absence of working security (CCTV) cameras, incomplete wiring and various safety issues in the garage.
The City Council is also seeking legal advice over Ambassador's failure to reinstate the public highway and pavement which was promised months ago.

Ambassador property developers disappoint again
With great trepidation I put up this review having reached the end of my rope.
Around 2 months ago, Ambassador attempted to deal with a perpetually leaky underground garage by ripping out all of the planters in our building and the subsequent 4 or 5 buildings. Having done that they then pulled or lost all of their builders from our site and have left massive dirt piles across all of the grounds. The garage is still leaking also (think buckets of water, not little puddles.). This is yet another example of how they fail to deliver for families like mine who have tried to make this place our home. We expected a lot better from Ambassador but they have repeatedly not delivered.

Non existent customer care
Non existent customer care. We moved into our house in June 2023. Still waiting for the majority of snags to be addressed. Appointments were made last year to address some issues. We are still waiting. They are full of empty promises. If you’re not already committed, my advice would be to stay away.

If i could go back I would not buy house form them.
After month of trying to get Customer service / site teams to finish the site feel no option but to post this review.
We bought house in 2020 with a planned move in date of Dec 2021. Sold our house in June 2021 and at that stage still told we would be in for Dec 2021.... A few weeks after we sold out house and moved into rented accommodation the delays started. Most of the delays were made aware to us when we phoned for an update and we didn't move in to property till April 2023!!!! We were lied to on a number of occasions and was a horrible experience.
House is fine and pretty happy with it but the main issue is how they have left the site. The roads in the estate haven't been completed and this now 16 month after we moved in. they have completed all the houses and are no longer onsite but pavements and roads are embarrassing. 2 of my children have had minor accidents and they just keep telling us they are engaging with sub contractors. They do not care about the people that have moved in as they now have their money from us and are just delaying to save money.

Freezing house and dire customer care
Endless snags in new build with no action from customer service to fix them. The biggest problem is A thermal image shows temperatures of 7 degrees with heating on full due to faults with doors and windows. It was freezing all winter. This was reported in October 2023 and is still not sorted in June 2024. Unacceptable amount of time living in a freezing house. Other in attended to snags are less serious but inconvenient and the timescale to resolve snags is very poor customer service

Recent Improvements...still a long way to go
I originally left a poor review like many others (1 star) regarding the purchase of the house and the subsequent treatment of us customers however felt the need to post a new review to reflect improvments seen since.
Although the snagging list was huge and has taken c9months to get this completed, the improvements in communication and actions taken have been solely down to the efforts of Margaret (customer services) and Krzysztof (site manager) who have both been excellent.
Although many problems were of Ambassador's doing, without these 2 individuals my rating would have stayed the same. Some of the fixes were shocking and down to shoddy builders (supporting beams not present under shower trays resulting in cracks), rags left around pipes to stop known leaks, I could go on.

House delayed by 18 months with various dates missed and some of the excuses you would think was a joke. "The window factory in Ukraine was bombed" was a favourite of mine.
We moved into our home in Feb 2023 and over a year later I can honestly say that Ambassador are without a doubt the worst company I have ever dealt with. they will lie, tell you what you want to hear or just ignore you.
From not doing any snagging, parts of house just not finished and then the state they have left the roads in they are an embarrassment.
If you check all the other reviews the only people who rate them highly are ones that attend show homes etc... look at the reviews of people who have been unfortunate enough to buy a house from them before even thinking of visiting the show homes.
I have no doubt they will copy and paste the standard reply to this review witch is to email them but I am writing this on the back of months of emails with no actions. They actually copy and paste the "we are disappointed to hear of your bad experience" to the good reviews just to make sure people know they are incompetent across the whole company.
I genuinely never though I would right as scathing a review as this but its been a horrendous experience from start to finish.

Update to the original review.
Some 10 months later our snagging list has moved at glacial pace with only a few items addressed.
Over 20 months after moving in (9 months late) we are still finding defects and items discovered on day one of moving in have not been rectified.
I eventually attempted to resolve this through their own three stage complaints procedure. Ambassador ignored every step in this process. The only response was to acknowledge the complaint. They are now failing to follow the Premier Guarantee process.
They are easily the worst organisation I have ever encountered. The exception has been some of the individuals on site trying their best to get things done when they can.
If you are considering living in a house built by Ambassador I recommend buying second hand and make sure every inch has been forensically examined.
We agreed a contract with Ambassador Living to move to our property in 'Winter 2022'. We moved in June 2023 after repeated delays, some of which were 2-3 days notice of a further 3 week delay. The website states that they will provide accurate timelines. This is not the case and the stuff on the 'Our Commitment to You' page on the website is nonsense.
After moving in, several items on the house were not finished. Other work was not done properly and after 10 months the snagging list has not been addressed. Some of the items on the snagging list are not actually snagging, as they are items that were never completed in the first place.

I have yet to receive a specific response to my concerns raised which are clearly laid out in my original message.
These concerns are now further amplified by new recent comments which have been posted by other reviewers plus the time taken by Ambassador to acknowledge my review.
Ambassador are not taking customer service seriously.
