Profesional, helpful and swift.

The booking of site survey, the payment process and delivery of PEA was made easy. Rhiannon throughout was extremely helpful. Our BNG report was dealt with by Michelle who again proved knowledgeable, efficient and extremely helpful. Both quickly made revisions where necessary and delivered quickly. I would have no hesitation in using Arbtech again.

Maybe you are a necessary evil for developers - but a swift and able bunch...

We had a sensible response and a quick PEA confirmed that what we had told the planners - no great habitats in artificial grass and tarmac. Of course you took that piece of logic and proved it to the point of raising our fence a tad to aid hedgehogs if they happen upon us and a couple of bat hotels (probably bat bNb's really) and then stated a lot.... So now we hope that this satisfies the planners and get us onward and upward - thank you.

AVOID. I'm taking them to the small claims court for breach of the Consumer Rights Act 2015

EDIT to Arbtech's reply

It is inaccurate on many points. You have omitted all of your failings and a record of my complaints to your company throughout the process.
I did not give you the wrong address. The project was for a dormer extension. Your report stated it was for a 2 storey extension. Completely incorrect and clearly cut and pasted from another report.

The report was required for a planning meeting as was highlighted many times. It was not provided until after the meeting.

I did not refuse to pay the DNA - i asked way back in June if it was required (i'm not the professionals - you are meant to be) and no one responded so i assumed it was not required.

You continually fail to recognise you are in breach of the consumer rights act. All you have done is responded in an aggressive and sarcastic manner.

I wish i had read the reviews before using these unprofessional rip off merchants.
The house i bought had been empty for 18 months and both loft hatches at either end of the house had been open for all this time. I moved in and the loft hatches remained open for the next month. Having had bats in a previous house, i would have expected to see some evidence of them if they were here, given the empty house and accessibility to the loft space.
It was clear there were no bats here, yet after Arbtech's ecologist searching for what felt like hours, miraculously a couple of very old and dry droppings were discovered and low and behold, i needed more surveys. Immediately it felt wrong and i said so at the time. I looked into finding a professional body that Arbtech would be accountable to, but it seems there are none. So essentially they have a free reign to do what they like and charge what they like, and by golly, they do just that.

The report was severely flawed and failed the planning requirements. Arbtech dismissed / ignored this and said that because there were other areas the planning failed on (true), then their report cannot be held responsible. They are missing the point. Their report should not have failed. It should not have been part of the problem. At over £5,000 this report should have been bullet proof.

I raised a complaint (several actually) which were ignored and then when responded to were dismissive and the language used was mildly aggressive.

I have now issued a small claims court proceeding for breach of the consumer rights act 2015 -

1. The service was not carried out with reasonable care and skill.
A litany of errors within the report. Acknowledgement and apology from the surveyor that she did not give my job her full attention as she was too busy! Not what you want to hear when you are paying such an exorbitant and obscene amount of money. The report was rejected by the planning department as it lacked all the requirements.

2. Unfair contract terms
The overall fee of £5000 charged upfront is contrary to the requirements of good faith. I was unable to
enter into the contract with the supplier in a fair and open way as the very minimal time that was to be spent by the service provider was never disclosed by them beforehand. The price was not reasonable or fair and the service provider was not transparent about how little time they would be spending on my project

If you've had a poor experience, then please do the same. These people cannot keep getting away with this

Hi Caroline,

I will take this opportunity to include the pertinent points that you have opted to omit from your review.

You approached Arbtech to support a planning application. You agreed to the terms and the quote amount, prior to any work being undertaken.

Our consultants carried out your survey and reports. Their findings were statements of facts, there is absolutely no bias to the presence or absence of protected species.

With all due respect, living in a previous house with bats does not equip you with the knowledge or methodology to be able to ascertain if there are bats presently roosting or using parts of your loft space. Our trained and accredited surveyor found evidence of bats, and in the interests of keeping your development within the bounds of the law and upholding our duty of care, their presence was recorded. Unfortunately, your opinion on the presence or absence of a protected species is not sufficient to satisfy the local planning authority.

Following this survey, you were made aware that the Local Planning Authority would require a DNA analysis of the droppings to ascertain the species and subsequent course of action. You refused to pay the nominal fee to the DNA Analysis Lab (external to Arbtech). This course of action left the reports without crucial information and mitigation, although it could be relatively easily remedied.

You then received an LPA response to your application, which was a pending refusal. As you mention in your review, your planning application failed on several point related to the design, not the ecological reports. The Planning Authority merely stated that DNA analysis was required along with subsequent mitigation, as the consultant had informed you previously.

You were given 4 days to respond to the comments by the LPA. On the 5th day, once the deadline had passed, you contacted us and began your complaints procedure. Had you have contacted us upon receipt of the decision, we could have easily submitted your DNA sample and furnished you with the mitigation they required. However, this would not have solved your design issues.
This correspondence with the Local Planning Authority was intentionally withheld from us to leverage your position in regard to the complaint.

During your complaint procedure we offered several times to pay for the DNA Analysis on your behalf, as a gesture of good will, which would have provided the LPA with everything they needed (this was confirmed with the case officer, by our consultant). You refused this offer several times.

Once we were furnished with the correspondence, demonstrating that Ecology was not the reason for refusal, your decision to withhold the response from us and refuse the free DNA analysis became clear.

Briefly with regards to the “litany of errors”. Your complaint listed two. One of which was an incorrect site address. No 16, instead of 16-17. The address used on the report that you claimed was incorrect was taken from the enquiry form that you filled out. This was obviously changed upon request.

The second was the site description listing one house instead of two, again, most likely stemming from the address you put on the enquiry form and again, changed upon request. Neither of these “errors” were significant in anyway and had no impact on the determination of planning application.

We still wish you the best with your project if you elect to go ahead with it.

Our needs were well met

Our needs were well met. Available when we needed them and provided a great service.
A lovely, friendly team, who clearly knew their stuff giving a full and thorough survey.
Would happily recommend and would use again.

Very slow, expensive, and intimidatory!

My client hired Arbtech specifically to get things done quickly. We agreed an extra fee (above their already expensive fee) for their 'rapid' service. This stated survey within 5 days and report released a 'few' days later. The survey was not completed within 5 days. The survey was made ready for release about 3 weeks later. In that time we hired another consultant to both survey the site and release their report for 1/5 the cost.

Now they are threatening debt recovery and small claims court because we haven't paid, but they did not carry out the services as per their agreement, nor released their report, so I don't see how anything is owed. Very poor service and simply trying to intimidate the client into paying for nothing.

Avoid at all costs

I wish I had never used Arbtech for my survey. All they seem interested in is pushing more surveys on you, causing huge delays to my project. If I knew then what I know now I would not have touched them with a barge pole. Don't be taken in by their slick marketing, they are NOT there to help you.

We're disappointed to hear this. The only surveys we recommend are the ones you need to obtain your planning permission. We appreciate how frustrating this can be, but ultimately it is the planning authorities that require the surveys to be completed. We help get them done as efficiently as possible.

Extremely Helpful

Arbtech have been extremely helpful in providing various ecology reports for a planning application on a particular project that has had various design changes along the way. The whole team has been really proactive throughout the whole process. Special mention to Michelle H who assisted with the BNG, she went above and beyond to help the project and me personally, thanks.

Very professional company

Very straightforward process- from first phone call - we were given a very in depth explanation of what was required and also a run down of potential charges. The company responded promptly to any e mails that were sent to them ( if we didn’t understand any of the process). We didn’t need to wait very long for a date to visit our site. Their representative ( Michelle) was extremely knowledgeable and very thorough with her site visit. Thank you Arb Tec for making the process easy for us.

Zero customer service

Zero customer service
Following on from my previous review and receiving a reply from Arbtech with a totally wrong sarcastic response.
We had waited 2 months for our report, we finally received the report once the complaint was made. Arbtech accept no responsibility at all for any mistakes and poor customer service. There is no interest in repeat business or recommendations. Clearly the customer is always wrong!

If Carlsberg did ecologists

Arbtech really pulled through for us. They far exceeded service levels we have experienced from any other service provider, ever! A special shout out to Katie Belbin who pulled out all the stops to process our survey in record time so that we weren’t enormously financially impacted due to an error on our planning officer’s part. We can’t thank you enough.

After a quick buck for an unsatisfactory service

From my experience with Arbtech Consulting Ltd, I would strongly advise against using their services, even though they may seem affordable upfront. They missed several deadlines, delayed report delivery, and the reports didn’t meet the planning requirements I needed. Worse, they don’t actually guarantee to get you through planning, which was something I only discovered after the fact. Communication was poor during crucial stages, adding unnecessary stress. On top of that, a lot of the glowing reviews seem fake, as they lack detail and sound suspiciously similar. If your project is important, it’s worth spending more on a reliable company that offers better communication, delivers on time, and actually helps you through the planning process, avoiding the headaches I faced.

I would very highly recommend

We had to have three surveys done on a relatively tight timescale, including one unexpected. Michelle, who lead the surveys went above and beyond to make them happen in time; I would very happily and confidently recommend them. They were friendly, competent, thorough and went above and beyond in terms of service level.

Here is how the scam works;

Here is how the scam works; We had to get a survey done in order to get planning permission. It was always blatantly obvious there were no bats. However Arbtech worded their survey as vaguely as possible in order to get more work. The council then gave planning permission with the condition we had another survey completed. Arbtech refused to do that survey without yet another unnecessary survey being carried out. At around a thousand pound each, its a hell of a racket. Fortunately we found a decent company to conduct the second unnecessary survey. We still had to delay starting work by 8 weeks, at the cost of thousands of pounds.
I assume from your reply that you must be thinking of someone else.

We went above and beyond to help you with this project Ian. I appreciate how difficult it is to spend money on surveys when you're on a budget but these surveys are required BY LAW. We don't just make things up to get more money. To be accused of scamming you after all we've done for you is disappointing to say the least.

We never refused to do any surveys for you and it's not 'blatantly obvious there were no bats', otherwise the LPA would not have requested the surveys.
