Online 1 day Serviced Accomodation Course
I attended an online session on 7.2.26 after seeing an advert on YouTube for serviced accommodation training. It landed on a day I had off so I thought ‘why not!’
The session was planned to run from 10am til 4pm. To be completely transparent, I sat down at 12pm due to earlier commitments (so the first 2 hrs are my fault/responsibility, fair enough) but once I sat down, they spent about 30 minutes on upselling a course and then another 30 minutes of rather vague Q&As. Charlie Takala then hyped up a £3000 prize for a lucky viewer…which turned out to be the AFL community hub (which we were already given access to at the point of signing up for the webinar!!)
After that, Nick Staab spoke for about 90 minutes on influence/sales and then sold his opportunity to sell for him by paying for the influence accelerator. The content was fine and you can see he had great speaking experience but had nothing to do with serviced accommodation.
The other issue I had is that it felt lie the videos were pre-recorded (from an earlier session that was busier) and the chat didn’t show other attendee comments. For all I know I could have been the only person on the call(!). The speakers regularly talked about how much energy there was on the chat but I couldn’t feel that energy (nor do I know if it even existed on this day!)
Charlie Takala then said the last speaker had to cancel due to a personal matter and they were rounding up the session early (at 3pm!)
As I’ve said, I know I missed the first 2 hrs but even if those 2 hrs were non-stop SA training, it’s still only 1/3rd of the planned time…and we all know there’s at least 1hr of introduction time with these types of things.
I understand you can only give a baseline level of info on the free course and I have no issue with the upsell but there was just nothing at all to do with SA and so much filler. This was very disappointing - all of the non-filler information could have been delivered in 90 mins max.

Firstly, we completely understand your frustration. You gave up part of your day off to attend, and it’s disappointing when expectations aren’t met.
You’re absolutely right that you joined at 12pm, and while the first two to three hours do cover foundational serviced accommodation (SA) strategy and market positioning, we understand that from your perspective you experienced a different balance of content for the remainder of the session. That said, it’s important to us that every attendee — regardless of when they join — feels they receive clear value.
Regarding the upsell and Q&A sections: our free sessions are designed to provide a baseline overview of SA, mindset, and the commercial skills required to succeed, alongside presenting optional next-step opportunities for those who want more support. However, your feedback that parts felt stretched or overly sales-focused is noted, and we will review the flow and time allocation to ensure the core SA value remains front and centre.
On the £3,000 “prize” and community hub — we can see how that may have felt underwhelming if you already had access. The intention is to highlight the value of the community for those who may not yet be inside it and to demonstrate the support ecosystem available. In addition to this, we often include additional prizes at the end of sessions such as SA blueprints, landlord scripts, brochure templates, deal calculators, training books and other practical resources designed to support implementation. These bonuses are intended to add tangible value beyond the live training itself. That said, we appreciate your perspective and will ensure we communicate these elements more clearly going forward.
With respect to Nick Staab’s segment: while influence and sales may not appear directly related to serviced accommodation, they are critical skills when securing landlords, investors, and deals. That said, we understand that if you were expecting purely tactical SA content at that stage, it may have felt disconnected from your expectations.
Regarding the session format — we want to reassure you that the event was live. The visibility of attendee comments is intentionally limited during our sessions to ensure the environment remains safe and secure for everyone attending. As we cannot filter or police every comment in real time, we restrict public chat visibility to protect participants from inappropriate or disruptive messages. We understand that this can make the session feel less interactive from an attendee’s perspective, and we appreciate how that may have impacted your experience. We do in fact communicate at the start of sessions so participants are aware.
Finally, the early finish: unfortunately, the final speaker had a genuine personal emergency and had to cancel at short notice. Rather than insert lower-quality filler content, the team chose to close the session early. We understand how this added to your disappointment, especially given the advertised finish time.
Your core point — that the actionable SA content could have been delivered more concisely — is valuable feedback, and we will take that on board as we refine the structure of future sessions.

I was refunded the lesser amount £597 for another package. Both refund requests done back to back but you did the lesser amount and kept £11,994. What does that say? Reading terms or refunds mo time
I attended their boot camp paid £1,670 for 3 days. I travelled in every day. I kid you not I feel it’s all about the money no heart no soul no principles. I initially bought the ideas but on review I thought hang on spending £12,000 for teaching I could put that on a property and learn as I go (realistic). Not according to management! Refusing to return my 12k. Kept my £1,670 only for 3 days and not caring about my now 16k debt! Shocking! Unbelievable right! It happened to me in the flesh and it hurts like hell! These guys say they got money but taking yours if you change your mind would not return it. No way!

For clarity, you attended the 3-day bootcamp in full, and your paid amount covered the live training, venue, materials and delivery costs, all of which were provided as agreed.
Following that event, you chose to enrol onto the mentorship programme after the structure, support and terms were clearly explained. At enrolment, an agreement was completed confirming understanding of the payment terms and the refund policy which includes dates. After, you later requested a refund outside those outlined dates - your case was formally reviewed in full and an official outcome letter was issued. The decision not to refund was made in line with the signed agreement. The clear complaints procedure outlined within that outcome letter has unfortunately since not been followed.
It is also important to note that you purchased a separate bootcamp place at a later date, which we refunded in full upon your request. Where refund requests fall within our terms, we do honour them.
We understand that investing in education is a significant decision, and we do not dismiss your disappointment and concerns. However, we must apply our policies consistently and fairly to all members.
Our support remains available to you should you wish to utilise the programme you enrolled in.
