They don't show up their own viewings

They don't show up their own viewings, paid for an uber to visit a property and the tenant wouldn't answer the door. They 'took full responsibility' but didn't make any effort to set up another viewing. I guess their apology makes up for the uber!

Outstanding service and results from Puja

From start to finish, Puja was exceptional. She communicated clearly at every step, set realistic expectations, and ensured I always understood the process and timelines. I had no knowledge of the auction world…

I had no knowledge of the auction world but on my first contact with the Valuer the message I received was that Auction House had the right attitude to dealing with customers. He explained to me what I should expect from him and what is expected of me in order to give me an idea as to whether I wanted to go forward. During the whole time and until auction day and after, all procedures to be ventured were explained and he made sure that I understood everything, so that the decision was fully mine and not his. There were times I would either forget what I had been told or I did not fully understand; but nevertheless, he was always patient,helpful and respectful. I fully trusted the Valuer from the beginning. He is a gold star which can only reflect that of Auction House. I would definitely recommend Auction House to anyone.

Don't respond to emails or telephone messages

Had a simple query about a house. No response to several emails, all with confirmation received no response. Left 2 telephone messages and neither returned.
Managed to send me several sales emails though.
Lost all faith.
Here's one of the transaction message ID's if you want to check your mailserver so I know you have received them. 7932a86c01d74f4a943e5e6a06546c5c I also got a reply from Zac's out of office.

Thanks Olivia and all the Team for your help, Bought a property in Enfield for under £364k. The property needed minimal work. We now rented it out at £2450 per calendar month. If you think auction buying is daunting, think again, IMO it’s the best way to get yourself a bargain property investment with a straightforward easy buying process.

Showed interest in property being…

Showed interest in property being auctioned by Auction House London. The initial reserve price was £330000 and the hammer price was sold at £480000.
Few days later received email from Auction House:
“Good morning,
We understand that you previously registered your interest in ------ and were informed the property is no longer available.

Please disregard our earlier correspondence, as the property is now available once again.

The seller is inviting best and final offers in excess of £500,000, all offers must be submitted 4:00 PM on Friday, 19th September.

Additionally, we have an open-house viewing taking place at 3:00 – 4:00 PM on Thursday, 18th September. No booking is required so please feel free to attend.

For our particulars, please see attached. For the avoidance of doubt, the property is now offered with planning permission to convert the property into a six-bedroom HMO (planning ref: PL/1983/25).

If you wish to submit an offer, please respond and confirm the below -
Your offer level
You have read the legal pack
You can exchange immediately (10% deposit & buyer’s admin fee of £1,500 incl VAT)

I did show interest and did follow the auction

Reserve Price £330,000

During the auction the auctioneer stated planning application had just been approved but was not sure as the seller was abroad and could not be contacted for confirmation, and i believe someone confirmed / advised planning was approved.

The auctioneer advised it was being sold as is and the seller may not sell at the hammer price, the hammer price was £480,000.

So why is the seller now seeking offers in excess of £500,000 when the hammer price was £480,000 was the seller bidding on the property ???

I sincerely hope no one considers buying the propery from the greedy seller !, there are many other properties available.

As I had previously shown interest received an email from Auction House London on Wednesday 24th September for the same property now being offered again with the reserve price £375000

Would be interesting to receive comments from Auction House London why the reserve has been set at £375000 when it was originally sold for £480000 ???

MY RESPONSE TO AUCTION HOUSE LONDON REPLY
What a lot of waffle from Auction House London who ever decided to reply needs to look at the facts and i believe and in my opinion your response just does not make any sense and i believe and in my opinion the reply indicates how the Auction Scam is applied with all Auctions with the reserve and guide price !
Fact:
1) In the first auction the property had a reserve of £330,000
2) I am sure the final auction hammer price was £480,000 confirmed by my colleague subject to seller approval !
3) I received an email stating the seller is seeking offers over £500,000 with a viewing and deadline of offer date
4) The property was relisted with a reserve well below the sellers seeking offers over £500,000 email !
5) After i posted a negative feedback for Auction House London they replied with a load of waffle.
6) If as they state “The hammer price was not £480,000 and as you’ve stated. It was £530,000”
7) So if the hammer price was £530,000 there must have been other buyers bidding from the hammer price i stated £480,000 to £530,000
8) It is very clear the bidder would not or could not bid against themselves to bid to £530,000
9) If there was a genuine bidders bidding in the range of £480,000 to £530,000 than they also would have received an email requesting seller is seeking offers over £500,000
10) The buyer or buyers bidding between £480,000 and £530,000 must have received the same email as i did and why did they not make an offer up to the price they had bid for below £530,000 ???
11) If the seller was seeking offers over £500,000 after the first auction when the reserve in the first auction was set at £330,000 than initially in the second auction the reserve was set at £375,000 which has been increased to £425,000 !!!
12) If the seller was seeking offers in excess of £500,000 why is the reserve guide £425,000 when the seller was seeking offers in excess of £500,000 obviously in my opinion and i believe the seller will not accept any bid below £530,000

I believe and in my opinion i am sure if Auction House London and other Auctioneers will agree with me the facts just do not add up!!!

A Law should be implemented for all Auctions if the bid price exceeds the Reserve or Guide than it must be sold to the highest bidder and the seller does not have the option to refuse to sell.

I am sure if the Law is implemented all the Reserve & Guide prices will reflect to the true value of the property and not waste prospective buyers time.

Thank you for your trust pilot review which contains several fundamental errors. The reserve price was not £330,000 as you’ve stated. The reserve price is never disclosed to the public. The hammer price was not £480,000 as you’ve stated. It was £530,000. The property was offered on a conditional basis, as explained by the auctioneer at the time, due to the unusual circumstances that surrounded the difficulties in obtaining clear instructions just before the offering of the lot from the seller who was mid flight at the time, uncontactable and had not given us clear instructions (due to the last minute receipt of the granting of the planning permission). We were very explicit that rather than withdraw the lot, we would offer it on a conditional basis and allow the seller to make the decision as to whether they wished to proceed or not at the final bid price.

The seller was not happy to proceed immediately after the auction and instructed us that they wished to keep the property. We informed the winning bidder and that was the end of it as far as we were concerned. They were immediately relinquished from their obligations to buy. The seller then changed their mind and decided that they did wish to sell the property after all. The winning bidder at the auction was understandably hesitant and was no longer prepared to honour their auction bid. The seller asked us to email all other interested parties inviting alternate bids.

After many conversations in the aftermath, the seller then settled on relisting the property in our October auction. The listed guide price of £425,000+ reflects a reserve price that will be within 10% of this figure.

Whilst we know that the above circumstances are very unusual for an auction lot, this particular property suffered from both fresh information coming to light at the last moment along with an inability to speak to our seller who was travelling at the time.

Great support throughout the process

Great support throughout the process: I used Auction House to sell a property for the first time via auction. It was the first time I had sold through the process and Jake from Auction House was very helpful and supportive throughout the process and understanding of the changes I wanted to make to the marketing collateral etc. I achieved a result which I was very happy with. Will definitely be using Auction House again.

Yesterday the guide price for lot 4 was…

Yesterday the guide price for lot 4 was £150000, this evening has the guide price is set at £220000. Similarily Lot 6 the guide price has gone up from £140000 to £200000.
Is that logical? Is that new scamming technique.
why waste buyers time?
Avoid them.

Guide prices can sometimes change before the lot is auctioned. In this case, the properties you have highlighted were adjusted because we received strong pre-auction offers.

By law, we are required to submit all offers to the seller and based on those offers, the seller may choose to raise the reserve price. As a result, we must adjust the guide price to reflect this.

We understand how frustrating this may be, but the sellers make these decisions and are outside our control. Our goal is always to maintain transparency and fairness throughout the auction process.

I’m really sorry to post this as i hsve bought a few properties through them.
However I am a seller now and all I am trying to do is put something in the next auction. However no one replies to your emails about new business. I have tried to contact Noah on numerous occasions .. it’s either no reply at all or a long delay so you miss the auction date

I don't know the reception can only tell you to keep going to read legal documents. A job can easily pass to robot nowadays. They ask you to read those documents before you viewing. it is not before you want to purchase it. does it make sense?
