It was a great weekend in the city and…

It was a great weekend in the city and a wonderful stay in a beutiful apartment we walked down the riverwalk into downtown several times. Our youngest had a tremendous 11th birthday. I look forward to staying again on our next trip to the D.

Solo RN’s fantastic experience!!

“I did a solo trip to get a reset from RN burnout. AMAZING. One of the staff gave me lobster tails and I cooked them in my nice little kitchen. You could see the ocean from the room. It was nice to explore St. John and Magen’s Bay, go snorkeling, or just hang at the private beach and 3 pools on the resort. I will most definitely be back… thank you Point Pleasant for my dream vacation. Unforgettable <3

We'd definitely recommend this mountain retreat. It had all the perks we needed, a fantastic location, and heaps of nearby attractions. Perfect if you're after a good mix of relaxation and adventure.

Wish I could give zero stars

Wish I could give zero stars. They use an answering service for their property management facade, farm oti cleaning to Turno and farm out maintenance to Thumbtack yet state they are a fills service company.

When you need them for anything nok e is available via phone and they use the answering service to take messages and offer no support or resolution.

Do not use them to host as you will be pulling your hair out and end up managing yourself whole chasing them down

Not worth it

Not worth it. They don’t care about you and your portfolio. Denied me because my property didn’t estimate earnings over 50k a year. They just want a paycheck. Move on.

Where do I begin...

Where do I begin? They are super disorganized, you're dealing with different people, they can't seem to get their stuff together, they overcharged me several hundred dollars 8 months ago and STILL haven't paid me back... Truly an abysmal experience.

I've had nothing but a great experience working with Awning.com. They have managed my family's mountain home and made it a money-generating asset for us.

I'm extremely happy with their service I can't say enough about my experience with Awning.com in managing my vacation rental. From start to finish, their team has been incredibly professional and attentive. They took the time to understand my needs and have worked tirelessly to maximize my rental income.

The marketing strategies they implemented were spot on, showcasing my property beautifully and attracting the right guests. Communication has been seamless, with timely updates and responses to any questions I had.

Awning Merger with Red Awning a disaster

Ever since their merger with RedAwning, it's been a complete nightmare. They took down my original listing with Awning and replaced it with RedAwning so I lost all my reviews. The communication about the merger was non-existent. They do not respond to messages until days later, if at all. We no longer have a portal (Hospitable) showing us all our listings like we had with Awning. All of a sudden, we no longer get auto-deposits from VRBO and AirBNB...instead it now comes directly from RedAwning. Worst of all, we not getting our deposits this entire month yet they pulled money directly out of our account without sending us an invoice (done this 3x now). Do NOT do business with this company. Our next call is to our attorney for breach of contract.

This company is horrible

This company is horrible, just like several of the REAL reviews for them stating "Run from this company" "It's easier to manage it yourself" "No communication" "Repeating yourself many times" "Lack of proper invoicing" "Incorrect and in appropriate invoicing"... the list goes on and on. The only thing they've done decent from an owners perspective of my home they manage has been to book it. Everything else -UCKS from them. Also my most recent charges were from "REDAWNING", be cautious of affiliate management companies also.

DONT DO ANY WORK FOR THIS COMPANY!!! I did work on an air bnb and Mohsin in Montgomery TX area did not get me paid for work completed and will not respond anymore. They are cons and don’t do any work for this non-moral having dirty crooked company. I never do bad reviews but I want to warn other contractors to stay away. NEGATIVE 275 stars.

I had a truly frustrating experience…

I had a truly frustrating experience with Awning.com. It's clear that their focus is solely on generating revenue, with little regard for customer satisfaction. For over a week, I've been trying to contact them, only to be met with evasiveness and lack of support. Despite having insurance, my claims were unjustly denied, leaving me in a difficult position. On top of that, I discovered that I had been charged twice for a cleaning service, and my attempts to get a response from their team were unsuccessful. Based on my experience, I advise steering clear of Awning.com for property management services.

PLEASE READ AND STAY AWAY. U CAN FIND BETTER

If I could give zero stars I would. Please don't use them. There is no direct point of contact. I'm still missing payments from guest that stayed in February its now April. They will pull money out your account for cleaning fees when there are no guest. Extremely disorganized company. That will never give you a straight forward answer when you call they always have to call you back lol..a joke!!!

Run from this company!!!

I don’t know how this company ever had good reviews. I have been in commercial property management for 15+ years and am fairly patient and understanding of some issues. But, I honestly can’t think of one thing that this company has done well. Their host is not even a super host. He has a horrific 4.4 score. They don’t escalate or let you know when your guest or cleaner report things (a leak) until a week later. The cleaners are awful and stole hundreds of dollars of sheets, towels and blankets. They have standard reviews of their guests which are inaccurate. They get information incorrect and ask for the same info over and over. We have been bleeding money with our STR since hiring them. I wish we could sue them for breach of contract and all the money they have lost us due to low bookings.

I was nervous at first based on some reviews, but I honestly had a good experience with awning. They created a great listing quickly and I got a booking within 7 days. They have good referrals and responded to feedback I provided. If I had another property I would use them again. I would recommend having at least one local person who can check on the property in an emergency.

STAY AWAY from this extremely…

STAY AWAY from this extremely disorganized management company. I made the mistake of trusting them and signing up for short-term rental property management. They were consistently messing up major aspects like mixing up our smart lock with someone else's, not able to handle guest complaints in an efficient and caring manner which resulted in bad reviews, I've had to double / triple repeat myself for anything, and many many other issues. Their website states that they charge 15% but that is definitely not correct. I signed up with them wanting a completely hands-off quality management experience but I ended up having to do more work than I would have managing the house on my own because I was having to fix their mistakes and double checking their work constantly. Plus, they kept my funds from me during my last month and instead used it as credit towards that month's commission. Completely disappointed with this company. I also really did not like how AI driven everything was - their communication methods were very artificial feeling and I wasn't sure if I was talking to a bot or an actual person. I've had guests who also complained about this. All in all, I would stay far far away from them.

Avoid Awning - worse than doing it yourself

This property management company is no more than a company that takes a significant slice of your revenue stream for barely any work. All they do is outsource to 1099 workers via mobile gig platforms, resulting in unreliable quality and poor communication.

My experience was doomed from the outset. Onboarding was interrupted by my contact's vacation. The first guest arrived and had such a terrible experience they complained to Airbnb and got a partial refund - the difference was assessed as a penalty to me and not Awning for their mismanagement. I didn't learn about this until three months later due to delayed invoicing.

Issues continued to mount over the short relationship I had with Awning until I terminated the agreement. Guests continued to leave poor reviews. They actually said things like "great house but terrible manager" in the listing. This resulted in a significant revenue loss for me, as all of this happened during the peak summer season.

Today, I was deducted the full balance of disputed invoices which I did not approve. Their invoicing is very confusing, and their team never properly answered questions I had. Companies cannot deduct directly from checking accounts like this without proper approval, but Awning does it anyway.

Since ending the Awning relationship, the listing has had 15 five-star reviews and no negative ones. It has been less stress to just manage on own.

customer service people…

Overall the customer service people have been great. They’ve listened to me get very frustrated with Vrbo and tried to work the problem out without management getting involved. Sadly that could not be avoided.
Commutation is the biggest problem I see.

Communication gets an F

Awning was supposed to give me a quote and also more information about how my property would perform. Their representative never followed through or gave me a call back. His excuse was computer issues after this review, weeks later. However he had my contact information over email. Their representative was also looking at my LinkedIn and personal social media only after this review. Their management apologized that the reason is because they can’t work with every property. That is absolutely fine but I never heard back since their representatives told me he would look into all the information I gave with my properties. I would not recommend this company based on customer service and responsiveness. Be cautious of what information you share.
