From the first time I walked into their office until the last moment of sale, this company have been superb. Excellent advice and We were constantly updated at each and every stage of the process. So kind and caring, Victoria has calmly and efficiently walked us through what has been and extremely difficult and emotional time. I cannot thank her enough and won’t hesitate to recommend them

Just bought my flat with bakewell and…

Just bought my flat with bakewell and horner.from the initial ringing up arranging to view property's with Dave who was prompt in time keeping ,to giving lots of information.putting an offer with Anthony in the office,was stress free.ringing up never put on hold,to going back to view the property a further 3 times at all no problem.highly recommend for selling or buying through bakewell and horner

Terrible customer service

I repeatedly asked about if a advertisied property was for sale had requested viewing canceled on the morning then I was told flat has sold stc only to see it still on the market emails ignored etc you wonder how they sell property.. Terrible customer service

Discriminant, Bullies, Liars.

Discriminant, Bullies and Liars.

I've had years of experiencing this with this letting agency, The worst on the Wirral.

Equality Act 2010, outright makes it illegal for these companies to Discriminate against DSS/Benefit users. Yet they continue to do it.

One experience was them on the email saying :
"The landlord doesn't want someone with benefits" - where i responded saying isn't that illegal now?

So they was like yeah that's true, you can view the house if you want then... Apply for the house get an instant rejection of "They have accepted another tenant now sorry" - Property stays up for months, landlord even lowers the monthly rent since its been up that long. So clearly the other tenant was a lie.

I experienced the similar thing with another property, years later (without the original "no DSS comment") and they just was like "sorry went with another tenant" again the instant i made application with benefits... the property did same thing, was there for months then reduced in rent (so clearly no tenants just rejecting benefit users), so i re-applied!!! This time as i loved the house, except this time i think it was zoopla/Rightmove had their own application process changed. Which did its own third party credit check etc for the letting agency meaning they didn't get to read "benefits" until they have already accepted the applications through that method. Which proved they were rejecting applicants on basis of benefits and lying masking it as "we went another direction" - only to struggle to find a tenant for months and lower prices.

They also had zero interest in fixing issues with the property, like broken boilers, broken roofs, broken house alarms, Leaking pipes, Baths, wiring etc it's always a lazy "it's covered on so and so, call them" when you tell them they can't find said cover. No response. Literally lived in a property for years with no HEATING because they wouldn't fixing the issue. roof leaking into house, they took months and months (in winter/terrential rain) soaking carpets (which they then charged us for the stains to be cleaned upon moving out)

Another experience i had years ago was moving in with a partner. In a pretty cheap costing property.
Partner was already living there, full time work. But not the greatest income. But enough for the place. (accepted instantly).

Tried to move in with him, so they make you do a separate application for the property for some reason. Wanted a whole new gurantorr. even though my partner already had his Gurantor on it..
Then came the "income/Employment" section, Bearing in mind. MY INCOME - on the DSS UC+PiP is more than double my partners FULL TIME JOB.

But i instantly got rejected on the application for "affordability issues".. how How can someone on double the income of their current Tenant be rejected for affordability?! Answer= They reject DSS without Admitting it's the reason. The joint income would of been three times the original tenants application. Yet they refused to allow the moving in as a couple? All because of benefits.

The moving out inspections are done with the sole intent to lie and take money to pay for upgrades on the house even when you leave it in a better state the house was moved into like. They lie and say stuff like "cupboards and doors are hanging off" when they clearly wasn't - even asked for proof, they didn't send it.

"carpets are stained" - these places carperts are always ruined when moving in. And like said above ceilings dripping mouldy water onto them, you report it for months. Then they try and charge you for that damage to fix it and blame you for it.

"animal marks" when you dont have animals.

Me personally i have actual OCD, i keep my house literally spotless and in as good condition possible. Proffesional cleaner/carer cleaning it. So no theres not filth and stains everywhere as it gets done.
But they take that money for "repairs and cleans"

They charge you for cat **** OUTSIDE of the property zone, of random cats that do it near your property. And even that when it was moved out i cleaned any ON the property as had horrid neighbour cats that was use the area as a toilet 4/5 times a day. So the time of moving out vs the time they inspected those cats would have done alot again. They weren't interested in hearing that.

You move into a property with an alley gate, they don't provide you with the key you have to pay for it. Move in with no wheelie bins, your job to pay.

They speak to you like dirt. They have zero interest in having a tenant feel welcome. No idea if this is just a DSS issue or if they treat all customers like this.

I could go on with the bad treatment but there isnt enough characters to fill it in so my final words will be

AVOID AVOID AVOID! They breaking the law and nothing gets done about it. The lies the discrimination. They need investigating.

Used them for years

Used them for years. Efficient, competitive and offer honest advice. Bought two houses this year both completed in 5 weeks due to there help. Sold last year and was super quick to find buyer. They work hard with the solicitors so makes it easy for us.

Not recommended

As a buyer I would not recommend this agent. There was poor communication between all concerned and they were not always transparent about the situation .

0 STARS IF I COULD! AVOID THIS ESTATE AGENT – DISHONEST & UNPROFESSIONAL

My partner and I are first-time buyers and had an awful experience with this agency. We contacted them on the day a property was listed (Friday) and were assured by Anthony that we were the only ones interested. He booked us in for a viewing the following Saturday (8 days later), stating it was the earliest available slot.

Over the weekend, we expressed our excitement and even asked to be informed if any cancellations came up. Then, on Monday, I received a sudden text and email canceling our appointment with no explanation. When I called, Anthony casually admitted that another buyer had shown interest over the weekend, and they had already sold the property—for £10K UNDER the asking price, despite us being willing to offer closer to full value!

We followed up with emails requesting transparency—no response. Anthony also promised to call back but never did. On Tuesday, my partner called for clarity and was met with rude and aggressive behavior, ending with them hanging up on him.

This agency is completely unprofessional, lacks integrity, and treats buyers unfairly. Whether you’re buying or selling, AVOID THEM!

Caution! Overcharge and misled by Bakewell Horner

I recently had a disappointing experience with Bakewell Horner. One of staff misled me regarding their agent fee, claiming that their website states a minimum charge of £1,250 plus VAT. However, when I checked their website, I found no mention of a minimum charge. They emphasize that their agent fee is transparent, at only 1% plus VAT, with no hidden fees.

I sold my house for £85,000 and was quoted a minimum fee of £1,000 plus VAT, yet they charged me £1,500. This dishonesty has left a negative impression, and I urge others to exercise caution when dealing with this estate agent.

I was trying to sell

I was trying to sell. They were unprofessional, disinterested & zero communication. Defensive when challenged & they also lied to me. Avoid. There are plenty of other agents out there who would appreciate your business.

Professional, knowledgeable, the best !

Russ came to value my property today, Wow ! what a professional, un rushed and knowledgeable appointment. I can't recommend Russ highly enough ! I was extremely stressed about marketing my property but now feel excited and know that I am in safe hands ! Most agents are in and out in a matter of minutes, not Russ, he made sure I was fully informed of everything, answered all of my questions and made me feel totally at ease. Thank you Russ I will certainly be recommending you to family and friends ! JH

Wonderful service

Wonderful service! Dave was absolutely great during our viewings, took his time and seemed to really care about what we where looking for in a property. Such a welcoming and friendly person and made the viewing process really enjoyable. The team in the liscard office where all really friendly and helpful and even after are purchase where available to give advice and support. Great experience all round with Bakewell & Horner.

Brilliant estate agents

Brilliant estate agents. They managed my property some years ago when I rented it out, this time they handled the sale. Steve and the gang were great. But, huge huge thanks to Victoria. She kept me up to date every step of the way, chased up every enquiry quickly and kept her foot on the gas to ensure a prompt and smooth sale. At times, Vic dealt with issues quicker than my solicitor! Can’t thank you guys enough. I highly recommend Bakewell & Horner for your sale. All the best.

Fantastic company to work with

Just completed sale of our house, couldn’t of done it without Victoria and the staff at Bakewell & Horner. They have taken “some” of the stress out of moving house. Communication is excellent, they dealt with solicitor’s from all sides to make it happen ( can’t say I am a fan of solicitor’s after this experience).
Using a local estate agent was the best choice we made. Thank you all especially Victoria.
