Buyer's Choice Realty has been in business since 1990 Protecting and advocating for home buyers. When we started back in 1990, home buyers had zero representation. It was like walking into a used car lot and getting sold a car. Therefore, our founder felt it necessary to start the very first "buyer's only" brokerage on the North Shore of Boston Massachusetts. The hope was that agencies that were already working with home sellers would continue to do so and home buying agencies would start popping up offering representation to buyers. Unfortunately in the mid 1990's all that changed as the large companies appealed to Congress and the National Association of Realtors (NAR) to allow what is now known as dual agency, which was... and still is, illegal. The reason why it is illegal is because it compromises the "obligated by law" fiduciary duties that an agent and agency is required to provide to their clients. What ended up happening is NAR allowed it to happen with the stipulation that it was fully "disclosed" to the client. Fast forward to today, you have the right to full fiduciary representation in real estate just as you would in a court of law. However, if you decide to work with an agent working in a brokerage that both lists and sells houses, you sign an agreement that discloses the fact that you are willing to forego some of your rights to representation. With Buyer's Choice Realty, we have stuck by our roots and refuse to represent sellers. We do not list or sell homes. Now many people have asked us if that means we won't be able to give them access to all the opportunities that are out there. Quite the opposite. In a brokerage where they are listing properties, you may be subject to "steering". In other words, an agency that has houses they're listing might try to encourage you to go with one of the houses they have in their database BEFORE informing you of outside opportunities. With Buyer's Choice Realty, we have no ties with sellers and so we will give you everything we can find. Our main concern is that you get exactly what you want and need with as little struggle as possible. We have saved thousands of buyers Millions of dollars over the years.
