I honestly couldn’t recommend Paul and Rob at Cain Lambert enough! From start to finish they made the whole process of securing our mortgage and arranging life insurance completely stress-free. Everything was explained clearly, no jargon, and they always took the time to answer my (many!) questions.

They found us an excellent mortgage deal that we wouldn’t have come across on our own, and made sure our life insurance cover was tailored perfectly to our family’s needs. Communication was brilliant throughout – I always felt in the loop and reassured.

What you did well:
Cain and the team were outstanding in their communication and professionalism. Every step of the process was explained clearly, and all my questions big or small were answered promptly. They took the time to understand my financial situation and helped me secure a mortgage that was both competitive and suited to my long-term goals. Their support genuinely made what could’ve been a stressful journey feel smooth and manageable.

What you didn’t do well:
There’s very little I can point to as a negative. On a couple of occasions, some updates arrived slightly later than expected, but they were always promptly followed up with clear explanations. I never felt uninformed or overlooked at any point in the process. 👌

What you could improve:
It might help to include a short “what to expect” guide or timeline for first-time buyers to make the process feel even more clear. But overall, your advice answered all our questions along the way.

Am I satisfied with the outcome?

This company is next level in this game and Paul and Rob are excellent. They go above and beyond what would be expected for a mortgage broker. The process was uncomplicated. I am not an individual who requires reassurance, but I was kept in the loop 100% of the time with excellent communication so even if I was an overthinker there was no room for this as they always kept me informed. So often when working with brokers or solicitors or other individuals in property game they require chasing, but Paul and Rob were extremely proactive keeping me updated on the process without the need for prompting. There holistic approach is something I have not seen before. Being 26 years old I had not considered looking into things such as life insurance, a will, trusts and income protection among other things. They didn’t pitch or sell to me and were not at all pushy but why I am grateful for this is they simply made me aware of options so then I could proceed to make my own well informed decisions and for any questions I had they had the answers and where (in the rare case) they didn’t have the answer or it would be more appropriate for another professional to lead with this e.g. accountant, solicitor they were always able to signpost me to an appropriate professional. They are extremely professional but not rigid which means they were still able to maintain a human aspect to themselves which I think is essential as it enables me as the customer to still enjoy the process as you can have an actual conversation with people. The process was extremely smooth but even when there were some issues (on my end not there’s) they remained calm and were able to adjust the plan without signs of panic and still enabled the process to run quickly. They advocated on my behalf to the agents which I found extremely helpful as it put me in their eyes as a serious buyer. I am extremely grateful to have completed on another property, and I will recommend anyone purchasing a property to use Cain Lambert. If someone forced me to give a criticism of Cain Lambert all I could say, is they are all too hard working! Also, extremely grateful for Anna for all the behind the scenes work she does.

Rob and Paul have been absolutely fantastic throughout the entire mortgage process. From the very beginning, they provided consistent updates and were always on hand to answer any questions I had. Rob, in particular, went above and beyond—he felt more like a solicitor at times, constantly keeping me informed not just about my mortgage, but also about the wider process, including who should be doing what and when.

They also helped me sort out the right insurance cover, making sure I had the proper protection in place for peace of mind. Their advice and support on this front were just as thorough and reassuring.

Their involvement made what could have been a very stressful experience feel so much more manageable. I felt reassured and confident every step of the way. I can’t recommend them highly enough—professional, knowledgeable, and genuinely committed to helping you through.

I didn’t like the fact that I had to chase the mortgage broker a few times to get an update of what’s happening, I don’t feel I was giving a good information about the whole process as I am a novice to this whole purchasing a property process, theee are still things I don’t know as I wasn’t informed enough
