checkmyhouse.ie runs 38 checks on any house in Ireland before you buy it. Type the Eircode, or click the roof on the map, and the report reads the public records for that address: OPW flood maps and past flood events, the EPA radon map, planning applications within 300 metres and on the house itself, zoning, Land Registry boundaries, the BER certificate and the assessor's advisory report, the Property Price Register, broadband and mobile coverage, schools, public transport, noise, air quality, septic tanks and sewers, derelict sites, the management company on the CRO register and more. Every finding names the register it came from and links to it, so you can open the same record yourself. Red flags come first, then things to look closer at, then what is worth knowing. The report ends with a list of questions for your solicitor, surveyor and the seller. The free snapshot shows what is clear and how many flags there are. The full report is a one-off payment, no account and no subscription. It opens online with the maps drawn over the house and arrives by email as a PDF your solicitor or lender can read, with the BER certificate attached. The site is run by Avlas Digital from Claremorris, Co. Mayo. It is not a survey, a valuation or legal advice: it is the public record for one address, gathered in a few seconds instead of an afternoon of searching.

Thank you, Jim, and you were right. The report did not show the house's BER certificate, although one was issued in September. The assessor had typed the Eircode on the certificate with two characters swapped, and our check did not match it. That is fixed: the report at your link now shows BER B and the 2006 build year, and the same mistake will not slip past for other houses. If anything else looks out of date, email hello@checkmyhouse.ie and we will check it.
