This is the worst appraisal company I have ever encountered. I ordered an appraisal on a rush and they came back with a charge of $700.00 for a 5 business day turn time- when I called headquarters, I inquired on what the turn time was for a standard appraisal for $460.00 which was a 6 business day turn time. (Clients did not see value of paying so much more for one day) and asked for it to be standard. Since Monday Dec 21st- I have called or emailed every work day asking for status of assignment. Today is now Monday Dec. 28th - appraisal order is still on hold, no appraiser assigned and it is agony to find someone to help support and move forward on this. Run Away from this company they do not care, they do not update file's on request and come across as they are purposefully punishing Clients over decision.. This has now effected my relationship with Agent and have lost trust with all parties over not being able to update on any status what so ever and has caused major delays on purchase at this point.

We hire this company to do appraisal
We hire this company to do appraisal, and appraiser schedule untimely, and did not get the report yet as of this time. But the value they gave us is about 50k way off from all the estimate online. I know that it’s only estimate online, but she is also giving her estimate which is undervalued. I hire another appraiser and 25k higher from what they appraised. She just spent 10 mins and that’s it. I would not hire this company if you want to be successful in buying or refinancing. . It a waste of time and money.
Do your research on this company before you hire them
This is definitely the worst appraisal company out there. My appraisal was ordered on the 10th and for some reason they can not get the report out. They did my appraisal last week and for some reason they can not get me the report. Which has now cancelled my closing and jeopardized my entire purchase. So do your research and take a look at all the reviews out there and make your own informed decision. Learn from my mistake!!!!!!

Class Appraisal ruined my buyers deal on purpose. The appraiser by the name of Joesph took 4 weeks to do an Appraisal knowing closing date was on June 15th and time pressured. The appraisal came in June 16th. Due to the appraiser taking 4 weeks to do an appraisal, my buyer was responsible for paying for bank extension daily, plus pay for a loan extension. In the report he stated the gutters were clogged and a tiny piece of linoleum was pulled up from kitchen floor which caused red flags with Cardinal Bank. How Cardinal Bank could pick such horrible appraisal company with such negative reviews is just unreal. There is definitely shadiness going on here! How is this company still in business!

Please dont use this company. It took them over 3 weeks to get the appraisal back. Once it came back it was ridiculously low. Home was 5 bedrooms and it was comparied to homes in the area that only had 3 bedroom. One house had sold over a year before. Funny thing is that the other house was still priced higher. Dont get it. Basically lost my dream home and an incredible deal because of the delays and low price.
Class Appraisal aka Class Valuation is…
Class Appraisal aka Class Valuation is a terrible appraisal brokerage. They do not answer calls or emails and will point the finger at the borrower. They will claim that the lender is their customer, but the borrower (you) pays for the appraisal to begin with. Their turnaround times are horrible and not indicative of what their fake testimonials claim. Class Valuation scheduled an inspection on 6/14/20. It was completed 6/14/20. It has been stuck in Inspection Complete Status for 5 days now. Their tracking system shows a complete date of 6/22/20, but it isn't even that date yet. They will stretch their due date to the last minute. If you could avoid them, I would. My lender however did not allow for me to choose a different appraiser.
Avoid class appraisal
Avoid class appraisal. Their appraisers are in the business of killing the loans and when you submit a request revision, class appraisal tells you there is nothing they can do. I received a loan declined from bank of america. The appraiser from bank of america came with a value for the house of $338,000 and the appraiser from class appraisal and UWM came at $327,000. And the difference between one appraisal and the other was only 2 weeks. I sent a request revision with two comparable sales closer to the subject than all other comparable sales used by the Class appraiser. One comparable was the house next to the subject that sold 45 days ago. The appraiser even lied about the condition of the house in order to justify why he did not use it. And Class Appraisal was ok with that. So avoid Class Appraisal, they will just take your money and won't care after that about your file, client, etc.

I have 2 houses in same HOA. my loan officer got these guys and they gave 3K difference to the house that is 24% bigger!
By the way, the smaller house was also UNDERVALUED.
I called, my loan officer called, they said they can do nothing about it, no money return. I basically paid them a thousand dollar for scam, and I can't even complain about it!
In short these guys ruined my refinancing plans, because they believe they have a full control over the price and we don't have any power over them. iti is very unfair and totalitarian concept.
I will have no choice but going for the court. I will give an update after the legal options.

If I could give negative stars review I would. Do not use them, they are horrible. Took over 20 days to do a simple appraisal and then charged the broker for a service they never received. When asked to correct the invoice they refused and said their was nothing they could do.

Appraiser sent from Class Valuation and I paid $525.00. Appraisal has been amended 8 times and still not right! The first 8 appraisals had the year built wrong, the site area wrong, missing the fact that I have a patio, updates have been made in the past 15 years and the fact that the washer and dryer come with the sale of the house. Finally get most of the above updated. The appraisal price is based on a house not even in our town! The appraiser found 4 houses for sale on this highway as comps. He is using the lowest comparison value for a house in poor condition and out of town. Yet there are two comps (on the appraiser report) within a mile radius in the same town. Using the comparison value for UR appraisal comps for the houses in MY ACTUAL TOWN would be fair. Class Appraisal is backing this appraisal but can't do so on facts or fairness. They're reply was we don't know why. I'll be speaking to the BBB tomorrow. Even though this company has an F rating with them so I'm sure it makes no difference. YOUR COMPANY SUCKS SIMPLY BECAUSE IT STANDS BEHIND CRAP APPRAISALS!

I was informed by Christy to contact you regarding an appraiser issue. I have referenced the two files in question. So with the recent file #501991 I was informed by the agent that this appraiser had a terrible attitude (and I am using nice language as compared to the agent). Very rarely do I take these type of calls but I decided to look this appraiser up & see if I had any notes. Sure enough this appraiser did another appraisal and the home owner had said this appraiser had an attitude. In that file there was a bit more at issue and it included specifically putting a rebuttal together because he used old comps but somehow your review department still sided with him. We pulled the file from UWM & sure enough another appraiser went out did a competent appraisal.
At that time I was promised that this appraiser would no longer be afforded the opportunity to do appraisals on our files. Obviously that did not happen and here I am taking a call from an agent about this appraiser. Here’s the deal, our clients and the agents we work with are treated with the utmost professionalism. It is these people that we value for the business today & for future business. So when I take a call like this it has the potential to blow a relationship up.
I have two options, just use another AMC or get Class Appraisal to not use that appraiser on our files. Looking forward to your response.

I am very sorry to hear about this experience with the appraiser, we hold our appraisers to the upmost standards. We recently changed the way we handle requests to remove appraisers from a specific broker or lender. Previously we only accepted do not use requests from lenders, we now have a process in place to assist with requests from our brokers.

I am sending this to the Appraiser Relations Manager, he will review your concerns , he will then either require a full audit of the appraiser or he may grant the request based on your statements below. We do this as quickly as possible. I am sending this to him now and I will follow up to make sure this is addressed in a timely manner.

Unprofessional and inaccurate appraisals
This company's appraisal process and service has been the worst I've encountered, and it has now cost me the ability to refinance my condo.
In appraising my property for a refinance, the appraiser made factual inaccuracies, picked an inconsistent and inappropriate comparable set, and followed an inconsistent rule set in accounting for square footage differences with respect to the comps. I filed an appeal form and the same appraiser that did the appraisal in the first place was able to deny the appeal, using logic even more tortured than his first logic for choice of comparables.
Not only was his rejection of my appeal illogical and unprofessional, but having an appeals process that allows the original party who made a ruling conduct the appeal itself is grossly unfair. No judge is allowed to rule on cases submitted to an appeals court in appealing a decision where that judge made the original ruling.
The net effect of these differences and his unprofessional behavior allowed him to assign an appraised value that is ~$70,000 less than what I could get if I sold it, and made my refinance impossible.
If this were an appraisal for a sale, the appraisal would magically come in at the sale price, as they always do. But since it's refinance, I am left with no recourse except to start the loan process over again with a different lender and hope that I get a different appraiser. This would be fine, except for the fact that rates have gone up, since I started.
Horrible experience. If this person (Jeff E, I'll avoid posting his full name) were a member of a meaningful professional association, I wish they'd consider removing him, but there apparently is no accountability of any sort for appraisers despite their significant impact on Americans.
