Partisan and a conflict of interest.



Lauren Guiseley,
Branch Manager, declared a conflict of interest during our first communication and I should have requested another agent at that point.
She was selling the property on behalf of a close friend who was going through an acrimonious separation. The property had some oddities relating to extra land which was included in the sale. There were also some defects within the property.
I felt Lauren was unable to be non partisan and through actions and words she acted unfairly towards me. She told an anecdote that I felt was an attempt to persuade me towards accepting an informal arrangement on a title issue on the property, without pursuing a legal solution. The issue could have resulted in me being liable for decades of rent arrears. In the end the vendors agreed to an indemnity policy.

Also, my solicitor requested that two items were repaired prior to completion and I was told that they would be. However, I was unable to check with Lauren that these things had been repaired because just over a week before completion she and her colleagues, who were cc’d in to emails and messages and which were shown as having been read, stopped responding to emails or returning phone calls.
On completion, these things had not been repaired, legal action is my only recourse.

Wholly unsatisfactory, conflict of interest, divulging personal information about her client and a failure to care or provide an adequate or consistent non partisan service.
