Worst estate agency in Luton

Worst estate agency in Luton, no clear communication and lack of professionalism.
Rented a house through them and they kept deducting money from us each month without informing us, when asked they said it was "urgent" work but the receipts they provided were handwritten by them.
Agents didnt have a clue on what was happening, and the owners would get people from all over Luton to call us

We sold a property for £700k in…

We sold a property for £700k in Wembley. Daniels (East Lane branch) valued it, advertised and arranged viewings. The buyer was slow to get a mortgage, but they encouraged us to be patient and indeed the buyer got a mortgage and were able to complete. All of that was fine. What was annoying was their greed. Daniels tried to get a commission of 1.5% + VAT which was huge for the work involved. We agreed 1.25% +VAT which came to £10,500, a large sum of money. But that wasn't enough, they also wanted extra for making any recommendation for the other services involved in selling a house. We needed an EPC assessor and it would have been £100 through Daniels, yet we found a competent assessor for £50 by just Googling 'find an EPC assessor'. We did accept the solicitor one of the Daniel's staff suggested, but later found out that the solicitor had to pay at least £140 commission to Daniels. Different Daniel's staff made different solicitor recommendations and it may be that they compete with each other to make their own recommendations and receive private commission.

Daniel’s Estate Agency goes above and beyond for their clients

Josef, Carla and Chris were professional, responsive, helpful and attentive. Josef balanced carefully the needs of both tenant and landlord in executing the tenancy, Carla and Chris willingly answered my numerous questions related to tenancy progression. Overall, Daniels agents offered excellent customer service thorought the property rental process. Thank you!

The level of expertise in handling the…Exceptional Excellent comprehensive real estate experience

The level of expertise in handling the entire process was conducted with the utmost confidence and professionalism that I and my family rate at 100% .

Special mention goes to the two agents who were in charge of the lease, Ricardo grant and Aaron George. They well informed,handled all our paperwork,questions, and concerns with ease and experience.nothing was too much or small.whatever the time of day,they were hands on ready to assist and solve any issues.

I and my family are indebted to them and grateful ☺️🙏🏾 in the entire journey of moving into our new rental property which could only have been achieved through their wealth of knowledge and empathy they brought on board.

I highly recommend using the two of them services at Daniel’s and Choices lettings Agency.

Daniels Estates St Albans

The application process was fairly straight forward and went quite smoothly.

However, from day one of moving in the heating was not working. The same week we find out that beneath the en-suite shower base had rotted through and needed replacing. The bath and toilet in the guest bathroom were leaking. None of this was brought to my attention before taking the flat.

The builders "completed" the job yesterday. I used the shower for the first time after having moved in two and a half months ago to find there is only luke warm water. It appears to me the faucet is either faulty or the builders have set it up incorrectly (this is my guess but I will update soon with what actually happened).

Furthermore, the builders (contracted by Daniels) had damaged a couple of new and expensive items of mine. They also left the flat in a right state walking mud over the carpet. On one occasion they appear to have been mixing grout in my kitchen sink and left a thick amount of dried and wet grout where I prepare food. There were also splash marks of grout all over a brand new toaster. Builders never thought once to tidy up after themselves.

Daniels offered to clean the flat for me but I can't bring myself to share that space with any more of their contractors right now. Happy to clean myself.

Raz of Wembley and his team

Raz of Wembley and his team were exemplary in their handling of the sale. Raz was very knowledgeable of the current market and advised us accordingly. We were kept us updated with regards to the viewings and and any relevant comments.
Any queries were dealt with promptly and, efficently.
Thank you one and all.

Very bad company

They sent me an email on how there was a house for viewing after less than a day they message me again saying the property is gone even though the property has still not been bought or rented. I had to clear my schedule for this appointment just for them to cancel which is a joke. They have wasted my time and I wouldn’t recommend a company takes peoples time as a joke.

I have a bad experience as first time buyer

I have a bad experience, that they simply given false hope to me. I lost trust, no courtesy when someone new and trying to find property for the first time. I don't know how many first buyers will experience this if I don't give this genuine review. Unfair behaviour to the buyer not sure for the top-dollar hunt business tactics or by nature of the sales team.

Unprofessional, Dishonest and Misleading

They need to be more professional. I went to Daniels in capacity of a potential buyer and found them to be quite rude from initial conversations till offer stage.

My tipping point was when during negotiations they seemed to take an offense when I asked about possibility of home buyer survey (eventually before exchange) to which the agent kept saying if bank gives a mortgage, asking for a survey is bizzare. Given that it was a 1930s property, my request was very typical. They gave an impression that they were hiding some issue with the property.

I backed out and would not prefer to view/buy property through them.

I would put 0 stars if I could

I would put 0 stars if I could, I used to live in Kingsley house flat 5. like this, you can recognise me and maybe answer. TO AVOID

I rented a flat that looked amazing after 3 months the problem started first I have 2 bedrooms the master one from October to February you can sleep in it because it's freezing cold.
Condensation everywhere black mould keeps forming even when I clean it.
Water drops down from the windows 24/7 except when the sun is out
showers keep not working
a water infiltration that they fixed 2 months after only because it was the building management who fix it not them but they took their time
they never answer you, they are rude, unprofessional and your worst nightmare if you go through them

I did for months chase them with calls and emails. they didn't do anything after when I left the house for less than 6 months after time to find somewhere else

they take all my deposit with bad justification please 450 for cleaning 2 bedroom apartment that I cleaned 😂😂😂

they calculated so well that they got almost the exact amount

If I had the means I would go to court for this but I don't so I use what I got to hopefully save a few.

I would give 0 stars if I could

I would give 0 stars if I could. Were super nice and eager in the beginning and the listing process was completed very swiftly. We got a viewing quickly and an offer and were very pleased. However, then the problems started. Despite our agreement to keep showing the flat around until we had agreed conditions with the prospective buyer, the agent never showed our flat again and made excuses about the 'bad market'. He lied to us about being in touch with the buyer, which as it turned out came through a partnership with another agency, which was never disclosed to us. It took us 3 months to be able to speak to the prospective buyers, who told us all about it. They also put a sale sign up, even though the flat wasn't sold which scared off our tenants and made them very upset, as we obviously hadn't communicated with them! Our sale fell through in the end and we wasted 3 months in not selling the flat! Really bad practice!
