DealFixer was built by a practicing Keller Williams real estate agent in Huntsville, Alabama who got tired of spending an hour reading 50-page home inspection reports before every negotiation. Every real estate agent knows the feeling. You receive a massive inspection report the night before negotiations and you have to figure out what to ask for, what to let go, and how to present it clearly to your buyer. There was no good tool for that. So we built one. DealFixer takes any home inspection PDF and extracts the significant defects, organizes them by category and severity, and generates a clean, professionally formatted Word document called an Inspection Defect Summary. The whole process takes about 2 minutes. The document is fully editable before you download it so you stay in control of every negotiation decision. Defects are organized into six categories: Safety, Health, Structural, Plumbing, Electrical, and HVAC. Each defect is classified as Critical, Major, or Moderate so agents and their buyers can quickly understand what matters most.
