I am a tenant at a property managed by Maymont Homes, now that DIVVY managed previously. After years of being under Divvy's management - perpetuated by unresolved moisture and maintenance issues, a professional inspection declared my home uninhabitable due to confirmed mold contamination. I have been displaced for over 110 days with no resolution.
Extreme utility bills and lack of insulation were repeatedly reported throughout my tenancy. When a sump pump was installed, it was done without a dehumidifier, vapor barrier, or encapsulation — the components required to properly protect a home from mold contamination per CDC standards. A roof leak was also reported and never fully repaired. The conditions worsened over time.
Both my health and my pet's health declined during this period. I was diagnosed with Myofascial Pain Syndrome — commonly known as Fibromyalgia — while living in these conditions. My cat developed asthma and allergic bronchitis. My functional health team and a veterinarian identified mold exposure as a likely contributing factor. Mold remediation does not end when you leave a contaminated property. It continues inside your body — in your inflammation, your immune response, your nervous system. We are still healing, including our asthmatic 14-year-old son.
If you are experiencing unresolved water intrusion, incomplete repairs, or unexplained health symptoms in a Divvy-managed property — document everything. Dates, photos, written requests, and medical records matter. Do not assume repairs are complete because a work order was closed.

They took that along with the extra we paid monthly that was supposed to go towards the principal as well. From my understanding we closed on our end just for them to back out last minute. They also didn’t extend the lease for us and kicked us out right before Christmas. I thought this would’ve been illegal, but somehow they got away with it and took all my money worst communication worst company. I highly recommend this company to those who want to lose everything.
Things go great until you move in, then they get the absolute worst contractors to come out to fix things, IF the contractor ever shows up. Or they will tell you an issue that existed before you moved in is your responsibility. I went through with the entire 3 year lease and even renewed. However, the purchase price increased to well above what the house is worth and then I had an unexpected event which caused me to have to relocate. Now it's beyond their initial 45 day period to return funds. I still haven't gotten a breakdown of even what I should expect back from them and they changed the terms stating it is 45-60 days to get a refund. That is definitely NOT what it was supposed to be and after reading other responses, I'm sure I'm in for a battle as well. I have spoke directly to others who have had a terrible experience in getting any money back from Divvy from the savings. They essentially inflate the rent costs and pocket all the money you save through the course of your lease. I recommend people steer clear.
I moved to Georgia from Wisconsin. My son already living in Georgia told me about Divvy because myself and my younger son was planning on moving to Georgia after he graduated high school. I didn't know Georgia at all except for me visiting him. My son gave me a flyer from Divvy and I called. I was a little unsure because I was still living in Wisconsin and flying back and forth trying to look at homes while also working was a bit taxing. My son and his then girlfriend were looking at the homes for me that I selected on Divvy's Website. I wasn't getting anywhere because everyone kept outbidding me. I must have put offers in on at least 5 homes and it just didn't seem like it was working out. I started with Divvy in April of 2022 looking for homes. I wanted to stay within my budget. So now we're in September of 2022. My son started looking at homes for sale off of the website. He found another home I really liked. I got in touch with Divvy's Agent and she and my son face-timed me and I really liked the house and then I went down to see it. Surprisingly I was able to secure it. The first year I was credit ready to buy it but during the second year October of 2024 I got my credit score up and was ready. What happens, Divvy changes their payment reporting company and that company also had reported I missed a payment when I didn't. This happened in December 2024. This dropped my credit score 96 points and guess what? My lenders shut me down. I was livid. I called Divvy cursing them out and they told me to tell my lenders what happened and to ask them for a rescoring. The lenders were looking at me like I was crazy. I was emailing Divvy cursing them out because not only had this affected me. I was worried about my sister because I also had told her about this program and she had gotten a Divvy home also. Well, this meant my rent increased another $70 for the next year as said in the contract so I said ok, I will keep going although it wasn't fair. The beginning of the next year during March 2025, I was ready again and then they wanted me to buy the house way over appraisal amount and at the amount they had set for that year per the contract which was $15k over appraisal amount. And then they wanted $42k, down and I kept fighting with them and then it went to $32k. I went through Rocket Mortgage as my lender and they helped me secure an FHA loan and were explaining everything to me along the way. They encouraged me to write letters to Maymont and explaining to Maymont what had happened with Divvy when they caused my score to drop. Unfortunately, the old Divvy employees were still in the office and they kept giving me robotic answers as in they can't do anything. So I found out the new Owner's information an emailed them and sent the emails I had sent Divvy when they had caused this infraction. I also included Rocket Mortage and my family attorney in on the emails to Maymont. I kept every email I sent them regarding anything and everything that happened between myself and Divvy. It seemed like a long process, and I thought it wasn't going to happen. My Rep at Rocket Mortgage texted me maybe a couple of weeks later and asked me did I see the email from Maymont. He said they agreed to give me the house at the appraisal price. Now that was just great because that also brought my downpayment down and they ended up giving me credit for the downpayment I gave to get into the home when I contracted it and I closed on May 23. 2025. I didn't really have very many repairs while with Divvy. The previous owner had taken care of the home very well. I think I may have called a plumber twice in 2 years and the problem ended up being a septic tank problem and they got them to come out and took care of the problem. And then as a result of the first winter storm one of the trees feel in the backyard and they got a tree service to come out and remove it and they also cut down 2 other trees that were dead. Divvy, however would not pay for Koi Pond maintenance because it was manmade by the previous owner but that was ok with me. I was able to find a Koi Pond company to come service the pond, and I also had a friend who owned a contracting company. It was a little pricey but well worth it. So yes, it was kind of rough, but it was worth it in the end. I prayed a whole lot and more than usual from beginning to end of this process. I also was working with some really great and fair and understanding people, My son and his then girlfriend. My Divvy Agent Selissa. My Rocket Mortgage Rep Jeff K and the President of Maymont homes. Oh, and the closing title company. This was very stressful and at times brought a lot of tears but in the end it was worth it. There is definitely power in prayer. Me and my family love our home and we are happy. 05/23/2025 I am a homeowner! I own the home I love. This the only way I can give this a 5 star rating. Oh and they prorated my rent and sent me a check back after closing
My husband and I was introduced to divvy homes in 2022. Someone from our old church told us about this rent to own program that was supposed to be so great. After the guy lied to us about hidden fees and how hard it would be to actually own the home it was already too late for us. They lie about how they accept your rental payment. I had to screen shoot my contract and show them that their own paperwork says you can pay them through wire transfer. Had I had known this from the beginning it would’ve saved us an extra fees per month in their paperwork. There’s an option to pay only the rental fee which they will not allow you to do. The whole business is a scam we paid close to $10,000 down and when we realized each month we were paying way more than what we signed for, we asked if they could just use our deposit Towards our rent so we could get out of the lease. They didn’t want to do that. We had an eviction and I reported them to the Better Business Bureau. They never answer the phones. They are scam artist they take your money and do not help you. Also, the only reason I agree to do this was because they say you can upgrade or change homes if you don’t like the one you’re in. That is a lie. These people are greedy, scam artist, they pry on those who really need the help. Please do not waste your time. If you have the down payment, you are better off to go to a bank and purchase a home that way. Or at least take these negative comments into consideration. My only mistake was signing the lease/contract and leaving the home I had.
If I could give this zero stars, I would. We never paid late, always stayed in communication and yet, when we had a maintenance request, we were told it wasn’t “covered” or would send out a company that would do a terrible job. When we decided to not go forth with purchasing, we were told it would take 45 days to receive our equity refund. It’s been 60 days and nothing! This whole business is a scam and no one should work with them.

This is the WORST thing I have ever done in my life. From beginning to end, everything was AWFUL. There was NO upkeep while we were still technically renting the house, so all the cons of owning with all the cons of renting. Hurricane took out our fence and they would t replace it, even though we had already told them we weren’t going to end up buying this dump. Almost immediately after moving in, our rent went up, even though we were “guaranteed” it wouldn’t during the rental period. When we moved in, they didn’t have it cleaned AT ALL and there was still a bunch of crap in the garage and we weren’t able to use a 2 car garage for cars at all the entire time. Now we have moved out, they are robbing us of so much of our saved money for cleaning even though it was a dump when we moved in and I had it professionally cleaned before we left, they are charging for the lawn, which we mowed upon move out and I have messages from my old neighbors about how they didn’t upkeep it for almost 2 months after our scheduled leave date, and “trash removal” when the only stuff left was everything in the garage that was already there when we moved in and was already supposed to have been removed. And good luck trying to get them to fix ANYTHING if you can even manage to get ahold of anyone. They are conning us out of about $10k on top of a stupid amount of rent we paid for a dump for almost 3 years. DO NOT do business with them… they didn’t do anything to help with our credit and with what they want for the houses you wouldn’t be able to get a loan for it anyways because your house value will probably be about half what they will be asking for it after you have already suffered through all this trash. RUN.
Worst mistake of my life was buying a house from divvy. All they did was polish a turd. I’ve fallen through 3 floors now. It has termites, found paperwork in a drawer that says they scheduled fumigation then canceled it still selling it knowing that. They “redid” the floors meaning all they did was put sheet rock over a rotting sub floor then tile over it. The work on this house is awful. They hired the worst of the worst and cheapest possible. This is a classic paint and flip. The fence out back was just corrugated roofing that looks like they snatched it from a trash heap, and ugly as could be. I’ve literally had to rebuild this house. Redo 3 floors, build a new fence, deal with termites swarming. Awful company. Would give negative stars if I could.

DivvyHomes IS A SCAM, they were aquired by Maymont Homes a smaller company under Brookfield Properties back in January 2025, they have broken several real estate laws, and owe myself and several others lots of money. I have been speaking with one of GA Senators and have begun pursuing this legally. I suggest everyone do the same.
All I can say is if you are opting in for the rent to own, save your money. Read Article 8 Default Section 4 for yourself. The team will tell you that you will get your deposit back, but you are not. It turns into a surrender fee. Me and my wife surrender fee was over $7,000 dollars. We did everything legal as possible. We let divvy know more than 60 days before to stop at the first year's lease because the HOA residents was strick on every little thing. We was told that we was going to be sent the deposit back in the mail after 45 days. But that didn't happen, they told me and my wife different, told us to read section 4 of Article 8 in default, and kept our money. These companies are not your friend. They prey on hard working Americans that always dreamed of a nice home. This should be illegal, but it's life. I wouldn't recommend anyone to do a rental to own agreement with any company. Save your money and take on a "regular" rental agreement until you can buy your own home the traditional way. I wouldn't recommend Divvy homes to any family. They will lie to you and give you sweet nothings and if you don't fully read the fine print (Which they hope you dont) they will stand behind it when the time comes.
I worked with this company in their rent to own program and what I thought would be a great start turned into the worse experience at the end. My fiancé and I end up severing ties with Divvy. And we never received our money back from over the years of putting extra towards our down payment to buying the home. There is no real person to talk to about anything. I do not recommend this company at all. Very unprofessional.
I agree with many people here. The service is AWFUL. They have never completed the work AND they do not report to the credit bureau as they promised. I have never been late on my payment and they were the worst program I have ever been a part of. I was sold a home with 3 bathrooms, only two work. The house flooded, they never came out, they closed all the work orders then denied them. They are a mess. I want out of the contract.I HAD TO THREATEN PUTTING MONEY IN ESCROW. DO NOT USE THIS PROGRAM!
I have been renting a home from divvy for two years now. Everything was ok except for them fixing things. I pay 3400 a month in rent so now that I want to purchase the house they are coming up with some bs things now like fines from HOA which I never received any letter from them until March of 2025. So now they want me to pay for their mistakes first it was a trailer now its for a power washer that I did that case was closed out.
I’m extremely disappointed with my recent experience with Divvy Homes, particularly when it came time to renew my lease.
After receiving a notice about a rent increase, I reached out to a representative to discuss it. She assured me that my rent was already at market rate and that she would follow up with more information via email. Unfortunately, that follow-up never happened. I had to take the initiative and call her back, only to be met with a dismissive and unprofessional attitude. She stated there was nothing she could do and that she was “done with it”—as if my concerns were not valid or worth her time.
What’s most frustrating is the complete lack of accountability. I feel I was misled during the lease renewal process, and instead of anyone taking ownership or offering real support, I was expected to accept it, pay the increased rent, and stay quiet. That’s not how tenants—especially those who’ve paid on time and taken care of the home—should be treated.
Transparency, communication, and respect should be the standard, not the exception. I’m sharing this review to caution others who may be considering Divvy. Be very careful and ask all the right questions—especially when it comes to lease renewals. My experience has been full of empty promises, poor communication, and a general lack of concern for tenants once you’re already in a contract.
I live in a home paying $3200 a month.... I thought it was my dream home and in a good location, but I tell you.... IT WAS MY WORSE NIGHTMARE. The guy came to do the inspection, was a divvy guy and he did what he did.... but it was just patch work for Divvy. The ceiling fell in, then they sent their people out which did a masking job (must have been the lowest bid) and they were so unprofessional.... They didn't show up when they said I waited two hours after scheduled time. I even had to hire people to upgrade areas of the home. I lost over $15,000 trusting the process, but the process was their greed and my desire to have home ownership. Now I am at wits end, trying to get another home..... God bless each of us, whom just want to be treated fairly....
What can say RUN!!! do not waste your money . This is a greedy and vulturous company. They don’t care about you they care about getting their over priced rent . Save your money especially with the local rental company they more in tune to work with you . Good luck in getting anyone on the phones . offices open at 9am and the phones stay busy until 4:45 then you hear an out of office message . They are overly priced and God help you if you ever lose your job or missed a payment. Whereas the regular rental place will work with you they go straight to filing eviction. This is a mess and a vulture on poor people or those who can’t afford to buy . Leave them alone and let them struggle , get knowledgeable about them,Also please read their reviews and lawsuits or else you will fall prey . I am done with them and feel so relieved my money can be in my pocket . Big waste of time .
I hate that I have to put a star on here. For $3000 a month I live in a dump where, right now, I have a kitchen sink that doubles as a marinade for something I wouldn’t recommend eating. I left my front door unlocked today because I know the key doesn’t work most the time but… turns out, it’s not the key… the door just doesn’t open and I had to go all the way around to the back door that I left unlocked as well because I don’t trust anything in this dump. Oh. And that was after I got home from physical therapy because I had ACL surgery 2 weeks ago so it was an enjoyable trek. And… in the 2 1/2 years we have been in this shithole they can’t make it to where I can put in requests online. I have to call. Everyone. And talk to someone that won’t help me if I talk to anyone at all. Oh: and the 2nd week we were here there were mushrooms… yes MUSHROOMS growing downwards from the ceiling on the 1sr floor in the middle of the room in a 2 story house. They pulled them out and painted over the holes. You too, can live this nightmare for $3000/month. Seriously run.
