Dot Dot Property Suck
Dot Dot Property do not offer affordable housing.
The compromises made are not financially viable.
The hoops to jump through are exhausting, the introductory call before you can even apply is shameful and breaks my heart.
The first time I called to make an enquiry the person I spoke to was not friendly or interested in my questions and kept telling me to apply, speaking over me quite rudely. She also then screamed in anguish after the call thinking she had put down the phone and began insulting me in her native tongue.
The compulsory 16 hour charity work is also a shame as if you are providing housing to reformed criminals that we must pay or grovel to be so grateful to receive fractionally cheaper (maybe 5-15% cheaper) rental costs overall than to receive the housing out of the kindness of the business model that still provides enough bottom line profit to be reinvested and incremental salary increases for its staff.

I have found them very unhelpful so…
I have found them very unhelpful so far. And been shown some properties on the verge of falling apart. Firstly I was not eligible as I had started a new job so could not show them three payslips, but had proof of savings and employment. Then I went on a viewing and they would not let me move in because I had to see out my notice in my current property and then was on holiday (this was only a period of four weeks in total). I am deluded with marketing emails in my inbox, ironically asking me to book viewings for properties I have already seen and expressed interest in. Replies can be slow and not very helpful. They need better organisation and communication. I will change this review if/when things improve.
Private rental price but no rights
For the price of a regular rental you can enjoy having zero tenant rights and having to commit to volunteering on top of that.

Not have massive out of the blue price hikes especially dealing with vulnerable people.
Strung along and let down!
After 6 weeks of online meetings, phone calls and emails and having given notice on my current housing, Dot Dot Dot backed out of guardianship out of the blue. It seems that for the whole 6 weeks they hadn't reached a formal agreement with the property owner, despite making out to me everything was agreed and it was just sorting out minor things at the property, before I could move in. I would recommend anyone considering guardianship with them to not give notice on their current housing until a move in date has been confirmed and deposit paid, as you may end up with nowhere to live like I have!
Shameful "social enterprise"
I have been with DDD as a property guardian for over six years now and am but have recently left due to the company losing their contract with the council. I only recently discovered that they don't do DBS checks on the people they send into your property, and I find that alarming. I had a good relationship with the company until I was unable to find a new place within their eviction timeline as I am awaiting heart surgery. Since then there has been numerous threats of changing the locks, etc., to the point where I have gotten a lawyer. It's too bad, as they were a good company at the start, but have become untrustworthy since their legal troubles started last year. The founder of the company seems to be missing in action since being branded a slumlord, and the Senior "relationship coordinator" has proven to be a bit of a bully. Sad, but I guess all good things come to an end.
