For the many owners who have been treated in an appalling way by this shambles of a company I note today the following filing at Companies House:

This document is being processed and will be available in 10 days.
Their accounts are overdue by two months so a case of watch this space!!
Perhaps consider withholding any payments due until clarification of the circumstances?
Shameful and unprofessional
Shameful and unprofessional. Not interested in customer service but as many others have experienced, greedy for money and ruthless. Their lack of interaction delayed the sale of my property by 2/3 months. They appear unconcerned and unaccountable with how poorly they treat their customers. Perhaps its time multi residents associations should combine and take action?
Invisible management only interested in MAKING MONEY!
If I could give a zero review I would. Management are only interested in making money not the welfare and wellbeing of their leaseholders. They have total disregard for residents and the residents' rights to a quiet enjoyment of their homes, but they do care about chasing rent. Don't expect a reply from management if you have a genuine complaint. They are only interested in collecting the MONEY, MONEY, MONEY. Avoid them if you can!
Totally inept.
I sold my mothers flat 18 months ago (she is 94 and has Alzheimer’s so is in a care home). Despite repeated phone calls I am still receiving demands for payment. One gentleman was very abrupt on the phone and was blaming the buyers solicitor. That is not my problem. Why are they not just sending the letters to the property concerned? An awful company to deal with and totally useless.
Trying to sell
Trying to sell. Need deeds of variation as original deeds wrong. Nothing now for 3 weeks . No one in office. Wish we could sue them
Impossible people to deal with
Impossible people to deal with. As a new leaseholder in a property they manage the first correspondence I had (not personally addressed) was a threatening letter promising court action if I did not respond within 7 days. Having used their on line ‘contact’ form as no d mail address published and no phone call ever answered, an automated response tells they they reserve the right to reply within 10 days. Completely useless.
It seems I'm not alone
Still getting ground rent invoices long after my mother's estate was wound up and the property sold. Writing doesn't seem to help.

Ruthless money grabbing charlatans who operate on behalf of VEGA HOLDCO 5 behind which MD Christopher McGill does a good job of hiding. Avoid leasehold properties at all costs or you will have to deal with companies like this one!

Rent demand notices for sold property!
We sold our property in August 2022 and yet have continued to receive rent demand notices, threatening legal action etc. I have attempted to contact the company numerous times to no avail. No response to emails, no one answers the phone etc Absolute disgrace!
Sort out your house before threatening legal action
I sold my flat in December, with rent fully paid up until end of year. Since then I have had 3 demands for rent for 2023, with the latest threatening court action if I don't respond. I have replied to each demand to inform them I am no longer the legal owner, and my solicitor has informed them on several occasions of change of ownership.
That's the brief history, now my review is to say that I found it upsetting to get letters threatening legal action. I am young (relatively), of (relatively) sound mind and, basically, a single young professional with no major stressful life events at the moment.
So if I found it upsetting, I just hate to think of the impact it could have on someone in the same situation who is elderly, or dealing with stressful situations or etc... etc... any number of actual real life difficulties.
So E&M, I implore you to consider the impact your practices have on your 'clients'. If your admin is so inefficient you can't keep track of the legal owners of your property, sort out your house before threatening people with legal action. Too much to ask?

Useless Company with no way of contacting!
What an incredibly useless and unhelpful company. No way to talk to them. No way to email them. A drop down menu with limited choices. A complete an utter waste of time. A perfect example of a company where the customers have no option but to use their services. Absolutely atrocious!!

Absolutely useless ... I have paid an arears penalty every 6 month since purchasing a property managed by E+M. I have never received an invoice and even when do pay other charges are added without notification and then arrears charged

Dreadful experience
This company have failed to acknowledge the transfer of ownership of a flat belonging my husband's deceased mother and continue to invoice and threaten him over payments that should have been invoiced to the new owner since July 2022. He has emailed and written letters with recorded delivery and had no acknowledgement whatsoever of the change in ownership. No apology! These are small assisted living type properties and the only way they change hands are as a result of the owner leaving this world, surely a little respect for these sad circumstances is appropriate and this company is completely tone deaf!
Appalling management company
Appalling management company. I have lived in my property since May 2022 and my account had only just been setup, I’ve been receiving bills addressed to the previous owners. They are now sending me threatening letters demanding money! They do nothing to ‘manage’ our building the owners have to repair damages themselves yet this company demand our money.. the day I moved into my property I received a letter from SSE energy with COURT ACTION as e&m hadn’t been paying the communal energy bill. I’ve never received an apology and todays letter has tipped me over the edge. I tried calling today but their offices are closed.. wonder if they’ve gone bust.

Nightmare
Does anyone take this company to Court and take legal action against them? It is a horrible company. I pay regularly, I only missed one week between a rent advance of August 2022 to January 2023 costing £120.00, and I have received a solicitor's letter stating that this accumulated now to £553.00.
My sentiments to all the people who left their reviews. I hope some independent watch dog or agencies should look at this company, especially during the pandemic and recession. The company have callous hearts.

Was dreading being on hold for ever which has become the norm for this type of company ... but my call was answered quickly by Saduma, who answered all my questions pleasantly and thoroughly. I hope that the email/letter is sent as promised then I'll be very happy indeed.
