Couldn't understand all the measuring, given that I had certified plans and a scale ruler waiting, but I just let the very pleasant assessor get on with things.

An efficient company
The company gave prompt attention and sent a very pleasant assessor who took a large number of measurements and photos. He asked a few questions about dates of original construction, extensions and alterations. The report, available soon afterwards, was as expected, except for two surprising points: firstly, the energy consumption said to be required for this house is almost twice as much as the energy which I actually consume and pay for! And secondly, there is unlikely to be as much room for savings on lighting as the report says because half the bulbs in the house are already low energy bulbs which I have used to replace the old-fashioned bulbs as they fail.

We're pleased to hear our prompt and thorough service was well received, and I'd like to explain the two points you raised, as both are features of how this type of report works rather than errors.
On the energy consumption figure: an EPC is calculated using what's called a standard occupancy assumption. The figure is not a prediction of your actual bills, and it's not meant to match them. The calculation assumes a standard household for a property of your size, age and construction, heating the home to set temperatures for set hours each day, with hot water use based on the floor area. Crucially, two identical houses receive the same rating no matter who lives in them. That is deliberate, because the certificate is designed to describe the building, not the habits of the people in it. Since the assumptions are deliberately average, a household that heats less, heats fewer rooms, or is out of the house a good deal will often use considerably less than the modelled figure. Your actual use being around half the figure shown is entirely consistent with this, and is not a sign that anything is wrong with the report.
On the lighting savings: the proportion of low energy bulbs is recorded during the survey, and the saving shown is calculated only on the bulbs that are not yet low energy. So the report has not assumed you are starting from scratch. The figure already reflects that you have replaced roughly half. What it cannot do is tailor the estimate to your specific fittings and usage, because the recommendations are generated by the standardised government approved software rather than a bespoke assessment. For that reason the actual saving from finishing the job is likely to be modest and may differ from the figure quoted.

I understand that you are upset that your cooker didn’t pass the gas safety certificate inspection, and I would like to explain further why this is, to help you understand why the appliance is not safe to use.
The purpose of a Gas Safety Certificate is to ensure that all gas appliances in a property are safe to use and will not cause danger to those occupying the property at any time, unfortunately it was found during the inspection that your cooker is unsafe.
Our engineer noted three main issues when completing the gas safety inspection, which was that the cooker that failed had been modified to bypass the FDS (Flame Supervision Device) and the burners that were not modified had failed FDSs. The Flame Supervision Device is a critical safety device built into gas appliances that ensures when a flame is extinguished that the gas stops going to the burner. This is a vital component as it stops unburned gas leaking from the appliance, preventing a dangerous build up of unburned gas in the kitchen/property. The engineer also noted that there was no interlock on the gas supply and no fixed permanent ventilation.
In terms of the price of your survey, we always aim to provide the most competitive quote available while still paying our staff and engineers fairly, however we know that occasionally you may be able to find a more competitive quote. Our quotes are no-obligation, so you are always free to go elsewhere should you please.
