Used Scott a couple of years ago and tried to let our flat with him again. He has a key but only the old pictures were displayed so not sure he ever went to the property.
Doesn't use Rightmove and the on the market link was broken. After 5 weeks he suggested putting the rental price down.
We found another agent and the flat let within 4 days.
We asked for the key back but he doesn't respond to messages so we had to change the locks.
Looks like he's never filed company accounts. Wasted 6 weeks of our time.
We should have learnt our lesson the first time as he messed up the previous letting by letting our " one year lease" end after 6 months

We gave Scott a chance to Let our property as he was great the last time. After 5 weeks no update and told various people interested even though the pics on the site "on the move" were 10 years old . Said we need to reduce the price. We then employed another estate agent who took 4 days to get a tennant at the full price. Effortless is correct no effort what so ever made. I've been asking for my key back but he never replies. I will never use his "Effortless" service ever again

Our experience with Scott was miserable from start to finish

He changed the price of our rent at the last minute and then moved us into a dirty, building site of a flat on the first day, left us without hot water for 3 weeks as he repeatedly tried and failed to fix the issue rather than seeking a professional, caused a bug infestation by bringing us furniture he’d kept in his garage for 6 months, accused us of threatening him when we asked him to sort the issue and then tried to bill us for the required extermination. At the end of our tenancy he tried to charge us 2.5k for random, baseless claims he made. We disputed it and won with the adjudicator awarding him a grand total of £0.00.

The bloke is a conman and a complete and utter moron and I have absolutely no idea how he is able to call himself an estate agent when he lacks the professionalism and intelligence to fulfil any of his basic responsibilities.

He is a fraud. Owes me a lot of money as a landlord, and we are suing his company and him as a person. His company accounts have not been done for many years. Landlords be careful, tenants do not pay rent to him, as he is likely to steal.

Scott and Megan Birkinshaw are absolutely amazing. I moved to the UK in 2022 and rented my first apartment from Effortless Real Estate. The process was so simple and seamless. Scott and Megan are absolutely brilliant estate agents, they made the rental process easy and smooth, always there to help and guide. Unresponsive agent. Not compliant at all, looks out for their own interest first not the customer that's paying them for a service.

I have been working with this company for the best part of 2 years and in all that period they have demostrated high level of professionalism and integrity. They are very prompt is responding to any challenge and easy to work with overrall. I will definitely refer them to associates and friends

Scott has gone above and beyond for us! We thought our balcony door was jammed, not only did he come over and open it for us late at night but brought over his own dyson fan for my room that didn’t have a window. I could not recommend Scott enough!

I've used Scott for the past four tenant procurements. It blows my mind how quick he finds new tenants for me. He keeps me informed of what is happening and makes my job a million times easier as a landlord. I wouldn't use anyone else. If you do not have time to find quality tenants, Scott is your man.

I’ve previously had terrible experiences with estate agents (things not getting fixed on time and bad communication etc).

Effortless estate agents are truly the best estate agents I’ve ever dealt with. They answer queries promptly and they got someone out to fix any issues quickly as well.

Most of all, they are fair and understanding. They actually made renting ‘effortless’ and I can’t fault them. Our Lettings manager is a lovely man who’s always really friendly and helpful.
