Eightfold will not return your deposit and leave you to live with rodents
I rented a 6-bedroom property as a student from Eightfold in September 2024. We walked into the property to find multiple bags of rubbish in the front garden, no running water in the kitchen, several pieces of furniture broken, a broken oven and a broken dishwasher. These issues took up to a month to be fixed with no regard for the tenants. Throughout the tenancy, we also had many issues, from a leaking shower, broken furniture and even a dead rat under the floor in a bedroom and a rodent infestation in the walls. The dead rat came with a horrific smell, meaning the tenant wasn't able to sleep in the room for 2 months. This was reported to Eightfold, and they refused to do anything about it and offered to buy an air freshener. After constant hassling, they sent a builder to throw some concrete in the gap next to the house where the rodents were entering. When the time came, and our tenancy ended, they tried to take over half of our £5000 deposit for ridiculous "issues". They charged £300 for dust, £240 for a worktop that was "replaced", which we later found had never been replaced. Also, if you rent with them, do not choose their bill package, as they will hit you with a final "bill" that is inaccurate, and they cannot provide any evidence for these utility costs. We had to raise a dispute with the TDS in order to get our deposit back, and after 4 months of negotiations, Eightfold were not able to provide any evidence to the TDS, and we were awarded our entire deposit back. As a student in Brighton, do not rent with Eightfold.

The company advertised the property again on rightmove whilst holding my deposit and going through the referencing process. They are now refusing to give the deposit back which is over £500.

My experience with Eightfold Property has been truly awful. Throughout my time with them, I felt neglected, disrespected, and even mocked by members of the team. Rather than offering support, they seemed to go out of their way to make the experience as stressful and unpleasant as possible. They left us without a shower for over 4 months and literally moved someone else in our house while we were still paying for rent… guess hoe we found out? They sent us an email which was meant for the new tenant. This company is literally a scam. PLEASE RUN!
It’s clear from speaking with others locally that this reputation is well known in Brighton.
Please, do yourself a favour and avoid Eightfold Property entirely

Absolutely shocking letting agent. Please do not rent a property from these clowns. Never mended anything in the house. My son was without a shower for a whole year, meaning 6 shared one shower. House was dirty when they moved in and rubbish left in rooms. Shelves were left hanging off the walls all year - no one ever answers emails and then empty promises on the phone. Landlords, also beware, this is your reputation too - and Eightfold don't care.

Robert was always available in a relaxed manner throughout the whole selling process of our flat in Sovereign Harbour. Always there in the background taking care of details and chasing up the myriad of requests the Solicitors on both sides came up with.
Previously we let the property with Eightfold so when it came to answering questions about the services and fixtures and fittings we as distant landlords,who have only ever entered the property once in twenty years, could rely on Robert to supply all that information and take the load off us! Well done and thank you Eightfold Property.
Another great experience with Eightfold
I had another contractor attend the property to address a minor maintenance issue on my behalf, which was incredible in itself as I believed it was my responsibility to address the issue. The contractor Eightfold engaged with was courteous, responsive, punctual, professional and personable. He did a great job, I was impressed with how quickly it was done and the quality of the work and attended to more than I had expected. Yet another excellent experience to note....

Eightfold will neglect the condition and care of your property, and aren’t afraid to throw your name under the bus when it is convenient for them. As tenants, the property we rented was received in an incredibly poor condition, and then they proceeded to ignore our emails over the return of our deposit after we moved out. When we called them up, they were shockingly quick to place full blame onto our landlord rather than take accountability for their own negligence and lack of communication.

The previous tenant left unexpectedly early and they did a check after and returned her deposit in a timely manner. I have used them for years.

Do not use when my daughter moved in no desk or chair needed to buy this and the doors to the wardrobe were hanging off reported but no one came for the doors so fixed them myself for her.

My Daughter moved out from 17 Old Shoreham Road.
Still waiting for the return of her deposit has phoned many times and given so many excuses , even that the money will be going in but still not heard . This is a theft and should not be allowed , my daughter is not well and this is really not helping her it should not be this hard to get your deposit back .
Terrible at returning deposit
Rented a property with other students through Eightfold at Wild Park Close in Brighton. We were forced to chase them through the deposit scheme TDS, which should have been resolved early in November 2023, and now they have still not paid (far far past the 10 day expected time!). Infuriating.
Avoid!
Having moved into the house with a hole in the bath, unaware we had to wait 3 months before we were able to use the main bathroom. The contractors came and replaced the entire bathroom without our knowledge - they turned up we were not informed and assumed they would just replace the bath. We filed for compensation for this lack of bathroom at Christmas, were messed around and told they were in the process of sorting it every time we asked them between December and August (when we moved out) after moving out we were then told the landlord refused compensation.
Throughout the year reported several issues which were disregarded. The state in which we moved into the house was unacceptable and we should have been told beforehand that we would have one shower. We were not informed that the whole bathroom was being renovated, and would leave us with one of windowless toilet & very mouldy fly infested shower for such a long time, bear in mind there was 6 of us, this is against regulation. We would not have signed the tenancy if this was the case.
After the new bathroom was finished, glue was seeping up from the floor. We reported the glue on the new floor and the leak in the bathroom several times. This was not fixed, and instead the plumber ripped the panel from the bottom of the shower and did not return to fix this, again we followed up with this, and it was not fixed.
Several times we had to chase the agency up about the mould issue in the bedrooms as it was affecting our health, this took too long to be sorted out, and was only done after we informed you we would escalate this with health services.
The tenant before us was charged £200 for a new mattress, which was not bought in the ground level front bedroom, when I contacted them about this I was ignored, the mattress was water damaged from issues in the house the previous tenants had to deal with, the mattress as a result was filthy. I did not receive a new mattress despite taking the £200 from the previous tenant.
We have chased up the compensation several times and had to continue to do so after leaving. , as a result we withheld the last months rent, we were then told the compensation would not be considered until the rent is paid is unacceptable as the compensation should have been sorted out when we sent the form in at Christmas.
We were within our rights to withhold rent due to the experiences we have had. We were told that we were within our rights withhold rent via a phone call and once this was mentioned the agency insinuated we lied.
We were told the rent and the deposit were two separate things, later on the agency changed their stance on this.
The return of the full deposit was used as an incentive for us to move out of the house earlier than the tenancy said. So the fact we were later told that the deposit would not be returned until the rent is paid suggests that there is a reluctance to return the deposit because we did not move out earlier.
The experience we had was abysmal, we were messed around throughout the tenancy and continued to be when we moved out.
We are not the only ones to have had such a poor experience with eightfold, several others have also complained about the agency.
I would not recommend eightfold at all.

Avoid! Especially if you are a student.
Myself and 3 others rented a student property with this company. Throughout the entire tenancy there were endless issues which were dealt which awfully. A maintenance man employed by Eightfold entered the property 3x without permission whilst we were home and we were given no notice. On one of these occasions, i was actually home alone in the shower. We also had an estate agent enter with no permission and started a viewing. They opened my door whilst i was in and i had no idea who they were. My mother eventually had to drive from Essex to Brighton to speak with the manager as our own complaints were not taken seriously. Although we received apologies from the agency, this was only after my mother threatened to involve police for their repeated trespassing. In addition to this, we were dealing with thick black mould, that dripped down on us as we showered (very hazardous as one suffered from allergies + asthma). Eventually they came and just painted over it. Upon moving out, we also had vast amounts of our deposit taken; one of the reasons being that the garden was 'overgrown' even though we left it in a better state than we found it in! Not to mention, when we moved in, our freezer door had been left open and completely frosted over, there was confetti on our carpet, the surfaces were sticky etc. Honestly just appalled at this company. There are a few staff members that do show empathy but the others constantly disregard and ignore students whenever there is an issue. Not to mention that a member of staff laughed at me on the phone when i complained about our deposit deductions, saying that maybe we "don't know what [we] are doing because we are students". Unless your parents are able to back you up and support you with any problems do not use this agency.
I really hope that this agency pays attention to their negative feedback and makes a change because i would hate to see students fall for their empty promises and neglect.
