Terrible

Terrible !My experience has been so far terrible with Elliott’s Yard. Management has consistently failed to take action for noisy neighbours. Despite my numerous complaints, there has been no effective solution to mitigate the loud disturbances, which occur all nights and I can barely sleep.
Additionally, there has been ongoing outside maintenance for the past year and a half. The workers are extremely loud, and the constant noise is unbearable. To make matters worse, the construction generates a considerable amount of dust, which infiltrates my apartment whenever I open the windows.
Imagine, I can't sleep in the morning because of maintenance, and can't sleep in the evening because of the neighbours. There's no peace at all. I have been living in this place for some personal reasons, but I would not recommend it to anyone at all.
Instead of paying so much money here, you can live much more peacefully elsewhere for less money.

Bad experience

Very good on the first day we stayed, but then it becomes worst on the facilites, the politness of staffs and the safety.
The staffs are very impolite, for example, they want to access my room for maintenance and make the schedule. I suggested a time for them because I need to take a rest after an overnight job, but they said they need to access anytime. Then I said if the landlord can access anytime, why do you need to schedule with me? The staff said they have right to do so. Having right doesn't mean you should do it without communication.

After half year I have stayed, the landlord suddenly increased the monthly rent for 5%, I felt strange and reviewed my tenancy agreement that show the rental fee adjustment cannot been adjusted within 12 mths. Then they said they can maintain the same rate..........Absolutely to see whether the tenant can remember the T&C or not. Disgusting!!

The most horrible thing is when you moved out the property, they will unreasonably charge you from your deposit. I spent a whole day to clean the room throughly inside out. The cleaniness and the condition are the same as they handed the room over to me at day 1. Some area or equipments like the rear area of utility room and dish washer I never use before but they said in the check-out report the overall cleaniliness is "Very Poor" and need to charge the "Comprehensive" cleaning fee from external cleaning company. I refused the check-out report they provided, the manager agreed that their comment is "too harsh" because the staff is new and made some mistakes. However, the charges for cleaning remains unchanged.

In addition, they claimed another money about the water leak of the fire sprinkler head at the main door. It was never noticeable during my stay. During my stay, there was 4 different staffs, most were their in-house technicians, coming to my room at different times in this quarter for repairing the toilet, but no one was noticeable any water leak when they walked thru at the main entrance?! Now the manager charged me $$ and said I didn't inform them. First of all, if the leak is noticeable, every people pass thru the main entrance should see . However, the manager said the water leak is "Intermittent" but the tenant should be noticeable. It is a big safety concern if those poor fire prevention equipment will intermittently malfunction??
I have already raised this dispute case to offical.

Student's beware

I generally don't leave reviews so this is a bit of a first for me but it's dropped me into a really bad spot and I want to make sure it doesn't happen to anyone else.

Basically just the title... The housing in gorgeous and well priced, the facilities are a dream and the pet policy is amazing. However you need to be careful.

I was transparent from the beginning that my boyfriend and I are students looking for accommodation while we study. It was in my first message and we always mentioned student loans when talking about budgets. We were informed that it was 'unusual' for students to enquire but when we asked if it was a problem we were told it was no problem at all.

We went for two viewings, we were very happy and looking at a room. I checked two weeks before if the room was still available and confirmed our final move in date which would have been three weeks later.

I asked how to proceed with the paperwork and got told 2 and a half weeks before our desired move in that "As you know, we are the property managers & do not make the decisions.
There was a student allocation for residents...not applications.
That quota has now been reached.
Therefore, we can not take any more students.
I am sorry that this is disappointing news."

This isn't in the terms and conditions, we weren't aware and were never told. This completely blindsided us. when we told them we didn't know we never received a response.

Please be careful and have backups if looking here, they can and will just tell you they are no longer offering you a room.
