On the ball
Have been renting through ERE for 3 and a half years. Recently had an issue with the water tank developing a serious leak on a Friday morning, forcing me to turn the main supply off. Facing the prospect of having to go without water for the weekend, ERE (through Pru) arranged for a wet-vacuum of the carpets and replacement of the water tank within hours, and all completed by 7pm.

The worst agency I have ever dealt…
The worst agency I have ever dealt with.It took me 2 months to get the deposit back, needed to involve the solicitor as the agency was ignoring my calls and email and playing for time. Countless issues while I was living in the flat with very poor respond from ERE. I'm still getting emails to sign my contract from Corina who left a year ago! STAY AWAY IF YOU CAN!

I would leave 0 star If I could. The worst company I have ever dealt with, the word 'useless' describes everyone who works there. Getting the deposit back was a nightmare, the oven repair took almost 2 months and I had to call them 10 times and sent multiply emails. The flat was dirty when I moved in but of course they expected a clean one when moving out. A bunch of incompetent people who do not anything but collect money. Stay away!

Had a pretty seamless experience with an international property purchase thanks to Sharon Barlow of ERE property. Especially since it was quite hard to co-ordinate between stakehokders in HK, India and UK. Sharon was oroactive and responsive and really helped to smooth out the various wrinkles in the process
Awful experience ! Avoid renting!
I am still surprised how this business got so many good reviews.
It’s been over 4 weeks and still not received my bond back. After exchanging several emails, they advised they want deduct £60 from my bond for small cleaning jobs which I accepted. I thought this going to be resolved after that and I was wrong. They came back they don’t hold my deposit! It’s previous owner of property, day later wanted to increase £60 deduction for 82£ for no reason.
I have never had any experience like this before. Very unprofessional and unethical.

Investment properties from ERE
Over the last 10 years ERE have guided me through the acquisition of a number of investment properties. The process has being relatively seamless from start to finish. Capital appreciation, having now sold 3, and good rental incomes have confirmed the investments were sound and actually have exceeded my expectations.
A solid investment for sure.
A number of friends had also acquired investment properties in Sheffield through ERE and in recent conversations with them they have advised they have also been extremely satisfied.
No hesitation in recommending ERE.

Lost all money in 3 out of 3 property developments sold by ERE
Purchased 3 properties via ERE in developments in Sheffield and Luton. Lost substantial deposits on all 3 and ERE appear to have washed their hands of it. Clearly did not do appropriate due diligence on the developer or the designs, just interested in the quick sale. Appalling.
Emerging Real Estate (EREproperty), Leeds UK L51 2TW
In late 2018 this company sold me on a scheme for a Sheffield bed sit property costing GBP89995 in Cornwall Works, the income from which was supposed to supplement my small pension. It has not been finished and I am informed that the half deposit I paid up front may not be recoverable since the developer would go out of business rather than completing as per the original contract. Instead the developer is proposing a replacement scheme which purportedly may return half of my initial deposit only. Neither ERE nor their solicitors LCL seem to be doing anything to get my deposit money returned, leaving it entirely to the developer. Very poor performance and due diligence by both entities.
NOT TO BE TRUSTED
My name is David. I am 0 for 3 on three properties that were sold to me through an agent, R.M. of ERE out of Hong Kong. Two were off the plan and one a quick resale but relatively brand new due the first buyer defaulting. All properties purchased or deposits made in 2018. Total investment purchases of £642,000.
I am an Airline Captain, husband, father of two, who thought ERE was looking after my best interests and that of my family with honest, forthright, salesmanship. I was sadly mistaken.
Generally, I have always made good decisions. I believed every word out of R.M.'s mouth because he was referred to me by a colleague I trusted and I did not verify those words. If those words were factual, I would not be writing this poor review to warn you. R.M. is excellent with the use of the English language but his words should be interpreted as fantasy.
In the case of the first apartment we bought in Manchester (Manchester Manhattan), ERE elevated the predicted yield by over 30%. Their elaborate fact sheet said we could achieve £1600. We achieved £1000 in reality. Three other local Manchester property management companies said that before COVID-19, we could never have achieved such outlandish yields and that £1600 was a fabricated dream. Interestingly, R.M. said that £1600 was conservative when we thought of making this purchase (an outright lie). Unfortunately, ERE are careful to put a disclaimer on their fact sheet to avoid misrepresentation lawsuits. Make sure you read that disclaimer. I trusted R.M. I trusted ERE.
On the second property we bought from ERE in Sheffield, it never completed. In fact, it never broke ground (Cornwall Works 2). ERE did due diligence to work with a developer who has a back office at a small property company that is unrelated to the developer's business. The developer doesn't not even have an advertisement for his company (Firestone) in conjunction with this other business name. He has never developed anything of this magnitude . He incorporated his company in 2017 and we bought THIN AIR from him in 2018. I believe he is a company of two people. We lost all of our deposits on this property (£45,000). We trusted that ERE was looking after us, but it is now clear they only look after ERE and the entities they go into business with. You are last on their list. Look at Aspen Woolf's reviews to see another buyer who has written a similar review about the company that sold the same THIN AIR.
Finally, they sold us our third property in Leicester, AGIN COURT. We planned to use ERE to manage ALL our properties until they bungled our first on the handover and allowed tenants to be placed in our property without our permission illegally.
We now use a more reputable company to manage that and our Manchester property. We won't be using anyone to manage our Sheffield property, since property managers can't manage THIN AIR.
It was our hope to have a long lasting relationship with ERE but they proved to be not what they represented. When they sell a property to you, they make anywhere between 10-15% commission on the purchase price. I can prove this on one of our property purchases. The real money is in selling you the property despite the claim that they want you for property management. Managing property is to protect them when they can't sell to you anymore so they have a viable business during lean times such as COVID-19. We lost our deposit of £45,000 on a property that never was built by a developer who got in over his head and ERE walked away with at least £9,000 of that deposit according to the developer's email. ERE never even called or emailed us to express concern or provide any assistance in this terrible investment after it went "pear-shaped", which their director H.M.J. has more than once written to me and said that it was my decision to buy and that I am solely responsible for that decision. This is true and I will add that it was based on LIES told to me and fast talk.
It should be stated that the developer now wants us to rescind our contract so he can sell THIN AIR again...using ERE. To those that may consider the purchase, your deposits will pay back mine and the creditors and ERE will make a second commission on THIN AIR, and possibly repeat the whole process over again. But ERE will get paid and you may get nothing.
When it comes to profits, ERE knows how to maximise it's profits, at your expense.
The purpose of this review is to warn you. Don't be fooled as I have. When you deal with ERE, treat them as the seller, as they work for the seller first. You are just the bait and they are the bait shop.
