We had a very difficult tenant either refusing to increase the rent to a market level or to move out, after the original fixed tenancy expired for more than half an year and we got a new waiting tenant. This forced us to do tenant eviction.

In the beginning we were very concerned as this is our first time tenant eviction. Hence, we contacted a few legal firms for tenant eviction. Andrew Stott's company was picked up for a few reasons: 1) a good review about case; 2) a very clear picture about the whole legal procedures we should go through; 3) cost effective via a cooperated method between parties.

Andrew firstly contacted our tenant on our behalf as the starting point. Then the formal eviction application went to the court and we got the eviction order after our attending to the court once. Finally the tenant moved out before the eviction bailiff came over, after about 3 months of the the formal application was submitted to the court.

Overall, we are very happy with the very quick responses to any of our queries or concerns or calls. We are very happy with his clear instructions about steps to move forward.

Andrew is really helpful, is always available and replys to queries really quickly (which is rare to find these days). He made what would have been a really stressful matter to deal with, as stress free as possible and would have no hestation in recommending him in the future. With the laws on tenancy evictions changing and new laws being introduced Andrew is a valuable contact to know.

I used Lebern for 12 months to both manage my property and evict tenants. I can honestly say that in 20 years of dealing with hundreds of different providers, this is the worst organisation I have engaged with.

Poor communication, the inability to be straight with you and more importantly they will take your money and not give it back when it is owed.

My advice would be to look anywhere else but using this cowboy outfit
