Joe at Family Homes

We would like to express our sincere appreciation for the outstanding service provided by Joe at Family Homes. From the very beginning, Joe demonstrated a high level of professionalism, knowledge, and commitment, ensuring that every stage of the process was handled with care and efficiency.

Selling a property can often be a stressful experience; however, Joe made the entire journey remarkably smooth and worry-free. His communication was excellent throughout, keeping us fully informed and reassured at all times. He was always approachable, responsive, and willing to go the extra mile to address any questions or concerns we had.

Thanks to Joe’s expertise and dedication, our property was marketed effectively and achieved a very good sale price within just 6 weeks. His attention to detail and proactive approach undoubtedly played a key role in securing such a positive outcome in a relatively short timeframe.

We would not hesitate to recommend Joe at Family Homes to anyone considering selling their property. His professionalism, reliability, and genuine commitment to his clients set him apart, and we are extremely grateful for all his hard work and support.

Jordan Lawal

Jordan Lawal, my Property Manager had my Property inspected and got professional workmen to carry all outstanding repair jobs within 1 day.
I only met Jordan once before the job was done and I could confirm that he is an efficient Property manager.
Kudos to Family Homes for Job well done.

Amazing

Where to start, family homes are just amazing with everything they have done . I can’t thank Kayleigh and samil enough with how great they are. For a company director to stay late and keep trying to get stuff sorted speaks volumes for a companies reputation.

Mould ridden properties and threatening staff

Do not use this letting agents if you want to keep your sanity. 6 months of MOULD in the property.

My 20 year old sister rents from them and has had nothing but problems with mould and damp and defects within the home. they don’t care and are now threatening her saying she has to leave in 2 weeks or stay for the full tenancy in the disgusting property.

She has had 6+ contractors in to view the mould because the landlord is to tight to pay for any works they just keep sending more people to get it quoted cheaper. They work with rogue landlords and do not care about there tenants.

Carly Cleary is the one my sister has been dealing with, she lacks customer service and is threatening a 20 year old who is renting there first property still paying full rent for a unliveable home, There is clearly a theme when it comes to Carly threatening people.

Funny that she would speak to anyone but Paige now as she thinks she can bully her. They are telling her she has to leave her furniture outside for 3 weeks and if it gets damaged or stolen it’s her problem for them to fix the issues. The council are involved and they are past the deadline for it to be fixed.

Honestly appalling company and we will take it as far as we need to so let’s hope they finally give her a reasonable time to find a new property to rent to get out of this disgusting property.

If you would like to see the photos please look at my Google reviews under my married name “Leah Vyse”.

If Carling did estate agents, because they're also cheap and tasteless.

Terrible company.

If you want the definition of low intelligence, poor conversationalist and in all out truth... scumbags.

Carleys ability to hold a relevant debate based on facts is limited to people under the age of 21, unhappy to converse with people who have an understanding of how housing works. Clearly unconfident with how to articulate with adults and relies on intimidation techniques, which would be intimidating should they be applicable...

They side with the landlord and although I would love to say have "questionable" moral values, sadly there is no question about it.... they have none.

Jacob is a testament to good communication and standing true to your values, if your values are to hide from tough conversations. However I imagine it's a difficult conversation to say "We've shafted you" but the insulting part is he doesn't have the "jewels" to do it.

I want to call them cowboys, but it does a bad service to cowboys. I will just call them "Addams family homes" because frankly, its scary and yet comical they exist.

No Guarantor = Big Problems

I was looking to rent a property from this agency, and to a certain extent, I had poor credit and didn't know about a CCJ.
This faultered my application and I was required to get a guarantor.
This is all fair enough.
After struggling to get a guarantor, I done the option which is becoming widely more accepted nowadays in applying for a rent Guarantor online. For anyone that doesn't know, this is a site (Or sites) that offers to be your guarantor in exchange for a fee.
They will act as a guarantor, counter signing tenancy agreements if needed, all to enter a legally binding contract of them paying your rent if you default and miss a payment. Almost.... Like a guarantor!
It's not an ideal situation, however, it serves a purpose. For me, I don't have any family available who earn enough to be my guarantor.

After all the effort of getting accepted by the company to get a guarantor, I find out that they don't accept company based guarantors. Which, in this modern day and age, where guarantors aren't always a certainty due to a variety of reasons, like having no family members due to death, abandonment, retirement, etc, nor friends who feel comfortable being responsible for someone else's finances (And let's be honest, it's mostly only family who trust each other enough to be guarantors for each other anyway), I think is an appauling business sense.

That was bad enough in itself.
However, I pushed for an answer as to why they wouldn't accept company based guarantors. This was the same agent who was responding in under 30 minutes.
After pushing that question and offering an alternative solution as well but saying that if that alternative option wasn't considered, I wouldn't be able to get a guarantor, I was quite literally ghosted by the agency. I didn't hear back from the agency at all.

So now my communication with them has gone from them basically wanting my money, to offering the best solution I am able to give them, along with the financial security of a guarantor, albeit not a personal one, to literally no communication at all and them unable to provide me with a valid reason (Well, excuse) as to why they won't accept a company based guarantor.

So if you're someone who is unable to provide a guarantor for any reason, I strongly suggest to avoid this estate agency at all costs, as they are unable to provide any reason, let alone a valid reason as to why they won't accept a guarantor who enters into a legally binding contract with a tenant.
