**AVOID AVOID AVOID** Absolutely deplorable company who are totally untrustworthy & dishonest. I was told fast sale 4-5 weeks. They strung me along for the full 9 months contract then decided they weren’t buying my house. They make out they buy your house. What they don’t tell you is they sell to investors at a profit. No investor then no sale. Richard ignores your calls & NEVER calls you back no matter how many messages you leave. If you get a red & white card through your door (mimicking you’ve missed a parcel delivery) do the right thing and bin it. Don’t be hoodwinked like I was. 9 months of our lives wasted. Out of pocket for survey fees on next property & solicitors fees.

COLD CALLERS

COLD CALLERS, READ THE REVIEWS FIRST.
I have called and emailed them to stop with the cold calling but the number and email are fake.

Constantly putting red leaflets through my door over and over again. If they were a decent company they would not need to do such pushy sales tactics.

STOP COLD CALLING MY ADDESS.

They are essentially a scam

They are essentially a scam. They will tell you they are a cash home buyer and give you what seems like a reasonable offer, the get you to sign a contract that locks you in with them. Then they essentially act like a normal estate agent until a buyer is found. You'll go through all the normal processes for selling your house, you'll still be on the hook for all costs associated with your house whilst finding a buyer. They don't actually buy your house, the new buyer does.

The scam, well, even after selling your house like an estate agent, you still only get the agreed 'cash price'. Where normally an estate agent charges 1-2%, and the solicitors fees will be £1-2k, in this instance you'll find yourself losing 10-15% of the sale price.

You won't have received anything more than a regular estate agent service, but you'll have paid 10 times more in costs. You may have expected to have the cash price paid and the sale gone through based on signing the initial contract, but that isn't what will happen

When my parents passed away we sold…

When my parents passed away we sold their matrimonial home.

Our buyer decided to go with this company to sell her house.

To say that it was a nightmare is putting it bluntly.

They tell you that they are going to buy your house for a price and then attempt to flip it for more money through their Estate Agents arm - Kingsland Estates.

We had instances of them sending documents but by coincidence the recipient email address was always misspelt so no one received them.

We eventually told our buyer that we couldn't proceed with them and put the property back on the market.

It has now sold.

DO NOT TOUCH THEM WITH A BARGEPOLE.

No cooling off period on contract

Complete rip off . No cooling off period on contract. And they will not tell you this.
They will not find you a cash buyer , I had to find this company a cash buyer because they was doing a bad job and could not find me a buyer, 3 months no buyer. So I had to get a cash buyer for this joke of a company and this company still charged me £6000 to sell house when I found the buyer and then they charged the buyer £2000.
The contracts renews every 3 months, I ask what happens if this company don't find a buyer, the Company said o well it is what it is.

Red Leaflet through the door

I too have received the little red leaflet through the door thinking it was at first from the post office.

"Sorry we missed you" did you really expect someone to answer the door and have a conversations about buying the house.

If I could put zero i would this company signed up to sell my mums house within 7 days so my mum signed up this was in August 2024 she is still waiting on settlement. This company deffently takes advantage of the elderly

I received one of their leaflet today. Their website stinks or dirty scam. Apprarently they want to get their customer's PIECE of mind. Check tiny red text on their home page "..system for your piece of mind."

Harassing me to sell my house won't leave me alone

Shit leaflets coming through my door constantly, they look like royal mail sorry we missed you cards and it is just harassment. I feel very stressed that a company keeps on harassing me to sell my house to them and I have reported it to trading standards because they won't leave me alone

Received one of their scam fake missed delivery cards through the door. It’s unbelievable that even the most dodgy company in existence could think that tactic wasn’t going to get a backlash. I can only assume they’re completely incompetent.

Disgusting practice of using a look like Royal Mail missed parcel card pushed through the door. "Sorry we missed you" an absolute untruth.

lower the original price and threaten to sue to get out of the OPTION CONTRACT.
THEY CAN NOT AFFORD TO BUY YOUR HOUSE SO BEWARE.
