Check The Facts When Dealing With This Company
Flambard Williams Ltd acts as an agent for developers, and a sub-agent for primary agents in the buy-to-let property sector.
My first contact with Flambard Williams was in June of this year when I was asked to pay £10,000 to reserve two apartments in a new development which is currently under construction in Manchester. I was told me that the two units "would definitely be coming on the market" and that payment of the aforementioned sum would secure them. I declined the offer and, in the event, neither of these two units came on to the market.
In July, I was persuaded me to purchase an apartment 'off-plan' in the second phase of the same development. I was presented with a set of facts which made the purchase a very attractive proposition, eg, the date when planning permission would be granted (September 2015), and a completion date for the project as a whole (Q2 2017). On the basis of this information, I paid a deposit of £5,000.00 to Flambard Williams to reserve the apartment. I have since discovered that all of the 'selling points' were bogus and that much of the information I was furnished with was false. Thankfully, the developer agreed to refund my reservation fee.
In August, I agreed to buy another off-plan apartment in a different development, and I paid Flambard Williams a deposit of £3,000.00. I did so on the basis that the development would be complete in January 2016, and I could then rent it out to a prospective tenant from the beginning of next year. When I spoke directly to the developer on 18 September, it became apparent that I had been seriously misled, particularly about the completion date which, in reality, will not be before July 2016. I had also been given information by Flambard Williams concerning the development of the surrounding land, but I subsequently discovered that much of this information was misleading.
My initial deposit of £3,000.00 has been refunded by the developer, but I have also spent more than £600.00 on legal fees, and Flambard Williams refuse to reimburse me in regard to these fees.
I have wasted money on legal fees and suffered a great deal of distress on account of my dealings with Flambard Williams. If you want to buy property via this company, my advice is to check all of the information you are given by them with the relevant developer(s).
