Great landlords

I found the landlords to be very helpful and always reachable, I personally have locked myself out twice and both times (one on a Sunday) the situation had been resolved within the hour. The flat is also really nice. Would highly recommend.

Avoid for the sake of your sanity

For your well-being, avoid this company at all costs. The owner (name redacted) has been repeatedly fined by councils but seems to evade accountability by registering new businesses under different family members' names. The UK rental market offers little protection to tenants, perpetuating a modern-day "peasants and lords" system that allows this owner to continue his unethical practices.

I rented a property from this same owner when he was operating under a different company name, and experienced the same issues reported by others: black mould, broken appliances, dirty furniture, and a general lack of cleaning or painting despite the previous tenant paying £150 for an end-of-tenancy clean, which the owner clearly pocketed. Requests for repairs were met with either indifference or aggression. Like many others, I was blamed for the mould because I supposedly didn't leave windows open IN THE MIDDLE OF WINTER.

Despite spending my own time and money to leave the property in better condition than when I moved in, the owner tried to keep part of my deposit for damages to furniture that didn't even exist - I had to threaten legal action to get my money back. The owner preys on people who are new to the UK and are unaware of their rights, or those who have left the country and can't pursue legal recourse.

As I learned the hard way, real estate agents in this country do not do any due diligence and only care about their commission. If you discover that your rental has been subcontracted through this company, make sure to take advantage of your 14-day cooling-off period!

Worst of the worst

Flats4London provided shocking experience after shocking experience during the year that I rented with them.
We had countless maintenance issues: rising damp, broken washing machine, broken microwave, plugs that didn’t work etc. Every issue either taking weeks to be addressed due to terrible organisation or never being fixed during the months that we would complain about them.
The office staff are nothing short of useless – I am still undecided over whether the incompetency was real or faked to hide laziness. Either way, if renting with this company, don’t expect any common sense on their behalf. The most notable experiences of this being empty promises of maintenance visits, and when they do eventually come (on their 4th promised trip) they haven’t been told where the key I’ve left is, so they leave. To be followed with countless more promises of them coming which never happen.
A few specific examples of F4L incompetency, all issues were reported:
- We had to leave two dehumidifiers constantly running to try and keep humidity at a safe level, with some stuff still having to be thrown away due to mould growing on it.
- On the gas and electricity register, the properties are labelled wrong. Being left no information about suppliers, it took us two whole days on the phone to British Gas before we had a supply of gas.
- Despite reporting damp in our ceiling for weeks, it took 4 days of our ceiling dripping water before anyone was sent to sort it. (The damp had begun to return by the time we moved out).
- When our washing machine was replaced it was not installed but left in the middle of our already tiny kitchen. We lived without a working machine for almost two months.
- Bathroom had black mould wherever you looked.
Despite this, after reading other reviews I think we had it quite easy and surprisingly got our whole deposit back two weeks after moving out. Interesting to note the influx of positive reviews, all posted on the same date, one of which from Shahida Noor herself who works in the office – suspicious.

"Good Experience Over 5 Year”

I’ve been renting a flat from Flats4London for nearly five years, and my overall experience has been very good. The property has been well-maintained, and whenever any issues arose, they were generally addressed promptly.

A special thanks to Shahida, who has been professional and helpful throughout my tenancy.
The landlord Mr Shakil, has also been fair and respectful, with clear communication and a reasonable approach to tenancy matters.

Always helpful and easy to talk to. I recommend them!

Fast and reliable service

Shahida Noor picked up my call immediately and was extremely helpful. She sent me everything I needed quickly and accurately. I’m very pleased with the fast and reliable service, especially since I needed an urgent document.

Absolutely atrocious company to deal…

Absolutely atrocious company to deal with.
Issues with maintenance & mouse infestation throughout the tenancy & 'handymen' who clearly were anything but!
Been out of the flat for a couple of months now & still no sign of our deposit being returned despite numerous phone calls.
One star is too much for this company of jokers who should clearly be featured on 'slum landlords'!

DO NOT RENT WITH THESE SCAMMERS

Without a doubt the worst run letting agency you will find in London.

This is a family run ‘business’ where not a single person at the company has any idea what they’re meant to be doing, nor how to do it.

From the day we moved in it was awfully operated and communications were almost non existent unless chased up multiple times. I was handed the wrong keys on moving day and called back to the office when I was halfway to the new flat, adding more problems to an already stressful day. Once I arrived at the flat I found it had not been cleaned and ‘cleaners’ had been scheduled to come and do a ‘deep clean’ (I could’ve cleaned it better myself with some paper tissues) after I had moved in with all my possessions.

Quality of their flats is garbage and the furniture in them may as well have been found on a scrap heap. But funnily the flat was barely an issue when compared to the incompetence of the employees.

We had multiple issues throughout the year, a broken washing machine that was left unfixed for over 2 weeks while I had to chase this up everyday after they sent round yet another incompetent ‘handyman’ who had no idea how to fix the issue. This was the same story when our shower broke and the tap was unable to be turned off unless we turned the water off at the main water supply for the whole flat.

They will consistently hang up on phone calls where you try to explain the issues you’re having and leave emails unanswered, while the ‘managers’ always seem to be busy (they don’t exist because they’re as clueless as the rest of them). And ‘Finance’ seem to only work one day a week meaning any thoughts of receiving your deposit back in a timely manner go out the window - makes us wonder why we bothered paying our rent on time every month - while they ignored any request for compensation for the issues mentioned above.

This company needs to be shut down or starved of any business, I would not live in one of their flats even if they paid me to after the experience I have had with them over the last 16 months.

And a special shoutout to Bharti for being the pick of the bunch when it comes to be being absolutely zero help in any situation!!!

Useless bunch of scammers.

Never ever rent with Flats4London

Never ever rent with Flats4London. All of the previous reviews on here are completely true. On the day we were meant to move into the flat, they were absolutely useless and we were unsure if we’d even get the keys as they refused to confirm anything until the morning of. When asking for further info the night before our move in date the estate agent they were using from Ewemove rudely told us ‘Not to jump the gun’.

On our move in day, they failed to organise a cleaner in time, so when we arrived some poor guy that they had contracted in was rushing to get everything done with 0 equipment (No hoover etc) as they’d only given him a few hours notice and he had to travel via multiple buses from the other side of the city. We felt so sorry for him that we ended up cleaning ourselves. There were random supreme/weed advertisement stickers over everything, even inside the toilet bowl. There were discarded period pads, hair extensions etc inside drawers and on the bedroom floors. Everything in the kitchen was covered in thick layers of brown grease, and the extractor fan was dripping with oil. One of the bedroom doors was chipped and painted entirely pink with nail polish. The ‘coat hangers’ on the back of the doors were exposed screws/nails. The flat was covered in damp spots and black mould. There was a massive hole in the wall in the hallway that was covered by a propped up bit of plywood.

We were left no information from the previous tenants about the gas and electric, and they refused to help us with this, simply shifting the blame and stating that setting this up ‘had never been an issue before’. We were left for atleast 3 days without warm water or heating. When the gas engineer arrived, they were shocked at the state of the meter and removed the entire thing, telling us that it was faulty and that this
should’ve been done years ago.

After a few weeks in the flat, we realised that the plumbing was faulty. Running the washing machine would cause the kitchen sink to fill up with dirty water and overflow. Eventually the rotting contents of the pipes (Old hair, vomit, bodily fluids) began to come out of the faucets in our bathroom, leaving actual floating pieces of faeces in the bath whenever you tried to run it. We nagged someone to deal with this for weeks before anything was done. Whenever we called or emailed Bharti, one of the assistants, she entirely misunderstood the situation, talked over us and had an awful attitude. They made empty promises for someone to arrive, with no rough timeframe forcing us to have to stay in the flat all day incase some turned up (They never did). I was paying £700 pcm for a flat that I was unable to stay in for over 3 weeks as I could not shower or drink the water.

The maintenance team consisted two random guys with no actual qualifications. While they tried their best they were clearly overrun and had no idea what they were doing. Their initial response to what was clearly a deep-rooted plumbing issue was to try and hoover the contents of the sink through the plug hole. They had no equipment and had never been briefed on any issue they were supposed to be dealing with.

We had too many maintenance issues following this to count- massive leaks in the bathroom from the upstairs flat that broke the light, mould growing on all of our clothes/belongings, malfunctioning doors which locked us in etc. After months of arguing via email and trying to get them to understand our frustrations, the landlord (We think- this was Mr Shakil, but there were so many dodgy people involved that we never knew actually knew who we were dealing with) turned up to our flat to ‘sort everything’ but ended up just arguing with us. We were accused of ‘refusing to open any windows’ and were condescendingly asked if we were aware that this was a ‘damp country’. The whole experience of having random men back and forth our home because it was literally unsafe to live in was disruptive and unsettling.

We found that the conduct of Shakil and every other male working at Flats4London was clearly misogynistic. They ignored myself and my female flatmate for weeks, feeding us lies in their responses. As soon as I got my father involved, they changed their tone entirely. It got to the point where they would only respond if it was him. In person and over the phone, they shouted us down. At one point Shakil hung up on me, telling me that he will only talk to my flatmate from now on as I had an ‘attitude problem’, again being condescending, calling me darling etc.

At the end of our tenancy, they also withheld our deposit for weeks.

The housing situation in London is dire atm so I understand wanting to take anything you can get- but if you are in a fortunate enough position to avoid Flats4London entirely I would highly recommend doing so.

They don't even deserve 0

They don't even deserve 0. They are the most useless and unprofessional people. The estate of the house is the worst with big mold problems which they don't know how to fix. The lady in the office is so rude and useless. She finds the stupidest excuses every time. She says that the maintenance will come but they never come just because there was a miscommunication. How is it possible every time ? You need to threaten them with legal action for them to respond at least. They should be ashamed for even calling themselves a business. You have some guts. Maybe shut your business and try sth else. Run away from them at all costs.

Avoid this agency

House was not ready to move into, we had to chase them to even get keys on move-in day. Repairs never happened on time, or at all, during our tenancy. We are now chasing them to return our deposit, one whole month after we've moved out.
