Four Corners have only recently taken over management of my property, so this is my first experience dealing with them.
Shortly after taking over, I reported significant wear to an area of laminate flooring which has developed over approximately five years of tenancy. I reported it as wear and tear and asked for it to be inspected.
I was subsequently told that the flooring was considered outside of standard wear and tear and that I would be responsible for £764.91 towards a £1,529.82 replacement quotation. The calculation was based on the property being five years old and the flooring supposedly having a 10+ year lifespan.
I disputed the charge and asked for the basis and evidence supporting that conclusion. The £764.91 charge was then removed but rather than resolving the maintenance issue, the repair was closed, no further communication on how to resolve it.
What I find particularly frustrating is what I was told next. Essentially, I don't have to pay for the replacement now, but if the flooring isn't replaced during my tenancy, the matter may be reconsidered and deducted from my deposit at the end of the tenancy.
I haven't given notice to leave or indicated that I'm moving out, so I find it strange that a maintenance issue I've reported is being closed while I'm effectively being warned about a potential deposit deduction at some unspecified point in the future.
I also questioned the proposed scope of the work. I was told the entire ground floor flooring would need replacing because the affected planks could not be replaced due to a mismatch. However, I have identified the exact flooring as Elka Driftwood Oak 8mm V Groove, which is still available. I've found packs of 9 planks for around £30-£35, and I've also seen the same flooring being installed elsewhere in the development.
I'm not suggesting that a complete repair would cost £30, as obviously labour and other materials need to be considered. However, given that the exact flooring is still available, I would have expected a more proportionate repair to at least be considered before proposing a £1,529.82 whole floor replacement.
The end result is that the charge has been removed, but the flooring remains unrepaired and I've been left with the warning that the issue may be pursued through my deposit in the future.
I found the whole situation unnecessarily stressful. This is not the kind of experience I expected from a new managing agent, and it's certainly not one that has left me feeling confident about raising maintenance issues in the future.

Couldn't rate Will high enough! Through what has been an awful start sadly to our tenancy. With delays, extreme lack of communication regardless of how many times I email or call. Will has been the exception. He has been amazing and thoroughly communicative throughout. He has been kind, understanding, reassuring and nothing has been too much for him. Hopefully things will start to look up for us and our new tenancy however Will saved the whole process for us. Thanks again will!
