Friendly While You Rent — But Expect Problems (and Extra Charges) When You Leave
When you first move in, everything feels smooth. The staff are friendly, respectful, and helpful during your tenancy. Unfortunately, the story changes when you decide to leave.
When I moved out, problems began. First, they seemed determined to charge as much as possible, not based on real bills or fair assessment. For example, there was a very low-quality table in my flat — so poor that even placing a plate on it would remove the colour. Yet during check-out, they described it as “one of the highest quality” and tried to hold me responsible for its condition. It felt like they wanted to replace it with another low-quality table and present it to the next tenant as “new.”
Because I purchased my own home, I left before my tenancy ended and ended up paying nearly two months’ extra rent. From the tone of the letter I received from management, it was clear they were not happy I left early. The letter felt more threatening than professional.
Another bad experience was with parking. I informed reception that I had bought a car, but a week later I received two £100 fines for “illegally using” one of their spaces. I had already told them about the car, so this clearly came down to poor communication in their own team — but I was still issued the fines.
In short: during your stay, the staff are polite. But when you leave, be prepared for extra charges, poor communication, and an approach that feels more about extracting money than treating tenants fairly. In Ireland, my renting experience was far better — this was unfortunately my only UK renting experience, and it was not a positive one.
Avoid them at any cost!
They are horrilble, rude, disrespectul and they just collect your personal data pretending that they are going to send you an offer. They asked for a lot of personal details pretending they will send me an offer and after I gave them my details, they never replied back with an offer. When I complained about this, they just ignored me.

I made a simple property enquiry via Rightmove, and suddenly found myself bombarded with unsolicited emails from Grainger Plc. I never gave consent for ongoing marketing or repeated contact.
Their communication style is pushy and impersonal — the kind of operation that seems more interested in harvesting data than providing a decent customer experience. If they want people’s business, they should consider a more respectful and transparent approach.
I’ve now requested deletion of my data under GDPR. If I hear from them again, I will be reporting the matter to the ICO.
Avoid unless you enjoy spam and poor handling of your personal information.

I’d been struggling to find the right place for months, and with my work schedule being mostly night shifts, it made the process even more difficult. I’m only available on Mondays and Tuesdays, which isn’t the easiest timeframe for viewings considering my sleep patterns as well, but Deanne, the Senior Leasing Associate from Grainger, was incredibly patient and understanding throughout.
She went out of her way to accommodate my availability and made the whole experience smooth and stress free. Deanne showed me around the Pinyard in Leeds, gave a clear and informative tour, and answered all my questions without any pressure.
I’ve now secured a home at the Pinyard for July, and I genuinely believe I wouldn’t have managed it without Deanne’s support. Her professionalism and kindness really stood out.

Connor was a great host to show us around at Copper Works. Really lovely. The building itself was good and the view is incredible! We didn’t choose it due to no parking option immediately but would have chosen otherwise. If you are considering a place to live I would recommend going for a viewing.

Just what we were looking for.
We have been looking for a flat for my son and his girlfriend in Leeds for weeks ! I saw 'Headline' - a Grainger property advertised on social media. I filled in the online enquiry form and was called back very quickly from Deanne, the Senior Leasing Associate. She was brilliant. we talked through what are needs were and invited us to the property for a viewing. We were not only impressed with Headline but Deanne was excellent. She showed us various flats, the communal areas and gave us a detailed and informative tour.
We were very impressed. We arranged a second viewing and again Deanne couldn't do enough for us. We made a decision to take the tenancy on a property in Headline. This was not just down to the flat itself but the professionalism and knowledge of Deanne.

The team truly make this building special
I've lived in a flat with Grainger for nearly 7 years, and have only moved out due to my want of a garden...otherwise I'd be there forever.
The whole team over at Kings Dock Mill make that building, from Harry & Mick the concierge, cleaning team, to the maintenance men, every person there has made my home life just a bit better.
My Grainger experience wouldn't be what it was without the wonderful Luke Pollard. He truly is an asset to the Grainger team, and has given me the most wonderfully unrealistic expectations and standards for the rest of my renting life, for how nice a landlord/property manager actually can be. Speedy repairs, thoughtful replies and just a friendly face, I'm really going to miss Luke's wonderful lovely energy.
I know that any person who gets to live in a flat managed by Luke will have the same incredible experience that I did.

Great memories in Manchester
Lived in Manchester with Grainger for three years, we loved being there and was the best rented accommodation I've stayed in. The viewing/ moving in onboarding was painless and simple and every time we've been in contact with Grainger we've had very quick and friendly response. Mark,our property manager has really looked after us over the 3 years, was always friendly and stopped for a chat. Any maintenance was attended to quickly and the flat was in clean, modern condition.
