Initially when HAUS took over the management of our property (in SE London), they were really good and prompt in responding to queries.
But this year their service levels have gone down considerably, they barely respond to the tickets raised on the portal for months, our property looks shabby (we had cladding remediation work completed recently), plenty of maintenance issues that are not addressed and we pay upwards of 2.5k in service charge per year (excluding insurance).
Really disappointing how they've gone downhill.

My five star review is specifically for Lizanne, who I've dealt with for a few years now. She has helped promptly with the "living" matters that are really important to our block, such as the ordering of new keys, maintenance and gardening. She is excellent at communicating and always courteous... a pleasure to work with.

I really don't understand how this company has so many good reviews. It must be fake reviews. My experience with them is that they have terrible communication. They behave like they own the building. They get offended if residents complain when they charge for a service they don't provide. However, they are very quick to collect the monthly payments. It is disgraceful to witness how little they care for customers. Block Haus Managemen should banned as a managing agent.

Very bad service from this so-called Managing Agent. They charge for a service they do not provide. Then they will lie to cover up the fact that all the money is for profit. I really hope that the Government can speed up the leasehold reform so people don't have to be duped by these individuals.

They are managing the building I am renting. We had water problems (no hot water or no water at all) like 5 times in the last 6 months. It takes them forever to solve it - there is no urgency whatsoever. Last time entire building was without water for 1.5 days!!!!

At the outset Haus gave me clear written information about the various formal and convoluted procedures that I had to follow to sell my lease. They supplied the other party with the management pack within a reasonable time-frame. Haus's post-sale follow-up was good, Kholelwa Tshomi kept me informed when post-sale documents were still outstanding and her attention to detail was good. The delays we experienced with the sale were due to other parties involved in the process and not to Haus.

Since Haus encouraged a couple of residents to set up an RTM for a neglected, aging, block of 100+ flats mid 2023- life has become unbearable, and the condition of the block progressively worse and worse.
Immediately after inception, we were jumped on a panicked way on for an ad-hoc insurance payment, on top of standard service charges. Why so, when we already paid for the year with our freeholder? Apparently, the freeholder cancelled the previous policy. Isn’t this to be expected? It felt like little to no handover had taken place from the freeholder and their MA – this became their excuse for almost every issue that followed it.
Why did no leaseholder ever have a problem getting insurance payouts prior to Haus, but Haus' broker became involved with every claim - and not a single one ever paid out any money to the leaseholder making the claim? Claimees were often even told to pay the excess for the entire building!!
In 2024, we suffered a spectacular electrical failure. This is how Haus makes its money - capitalizing off misery, and making matters worse. Haus recommended a contractor that put our building on life support - a huge, noisy, polluting - and very expensive diesel generator. In fact, it emerged that this contractor was charging multiple times what we should have been paying, for hire of the generator and diesel. This incident apparently wasn't insured?? Leaseholders were immediately told we were liable for every penny of this. The issue was finally fixed by a contractor in a five week period, but we were hooked up the generator for FIVE MONTHS?! Why couldn't they recommend us a proper contractor the fix the issue sooner? Leaving leaseholders with devastating bills of thousands, each. Being eaten alive by the stress of not knowing how much we'd finally be billed. Haus were taking a sizable cut of everything as per usual. Oh, and when we received the demand months later - we had one week only to pay said demand.
If we'd still been managed by the freeholder, the freeholder would have been responsible for keeping the building habitable and per the contractual agreements they make to leaseholders. OK we may have had to contribute to costs for fixing this issue, but it's unfeasible that we would need to pay the entire project cost upfront, as we did with Haus.
Absolutely nothing has been improved since 2023. I could no longer see a happy future in this flat or building, so this summer I put my flat up for sale.
Haus charged £540 (!) for the sales pack, which took weeks of chasing to finally get. Our RTM abruptly moved away from Haus (they had advised us it would take longer in a meeting in June), which means I now need to wait for a new sales pack from the new MA. Haus refuses to give me a refund for the sales pack that my solicitor had for 3 weeks, before it was rendered utterly useless. I fail to understand how Haus did not know that we were changing MA when they took that sum of money from me. Disgusting.
This whole experience with Haus and the RTM has shattered my life. I had four very happy year here before this nightmare.
