The app works for a small portfolio (10-20 units) otherwise it becomes very difficult to manage a large portfolio.

I used Happy Tenant for several years for one property and the pros were - competitive membership rate, organised and professional finance department (Harish) with prompt payment and reports. They keep up to date with regular legal requirements for landlords and tenants e.g. gas safety, tenancy agreements etc. On the flip side and major cons for me, they seem to work more to offer a great service to the tenant but appalling service to the landlord on the maintenance side. Quotes for maintenance were often expensive and I could get done cheaper myself i.e. I saved £500 on a new boiler finding a company myself than going through their contractor. During some maintenance and redecoration work between tenancies despite my clear briefs, there were miscommunications on what was to be included in the work/cleaning and what was not which resulted in an expensive bill with not much to show for it. They then said that would cost extra throwing my budget into complete disarray and I refused to let them come back to complete it. Despite negotiating a very small reduction because of all this, the next thing was an extra payment was added onto an already approved quote for electrical work totalling wiping out my partial refund. They seem to use mostly the same maintenance person for general maintenance/cleaning rather than shopping around for competitive quotes. When they deep cleaned, they removed all of the cleaning products which were a lot of nearly full and some new products I had put in there the week before (which were intended for the next tenant). Some crockery items went missing which were never explained despite my repeated requests to find out what happened to them. They then lost one of my sets of keys. They denied having them at first until I produced evidence they had them but then they miraculously found them. When my partner went to the office to collect the keys for the second time, the account manager hid from him so as not to speak to him. She liked to hide behind constant back and forth emails and did not pick up the phone when there was a sense of more urgency required. The communication and attitude towards me while all this was going on was unapologetic, unsympathetic and unhelpful to the point of incompetence. This was all at a stressful time while paying out a lot of money and I was having difficulty finding another tenant due to Covid. I terminated my contract after all of this and now manage my tenant myself. Even though I am overseas, I can do a better job. Should have done it sooner. If you don't have enough time to manage your tenants and maintenance and are happy to be ripped off then use this company otherwise I'd steer well clear.

after spending over 2 years with them (as a tenant) I can only praise their care and fast response to any arising matter and always dealing with things in a respectable and professional manner.

It is with great sadness that I learn that Harish is moving on from The Happy Tenant Company. I have been one of their landlords for some 10 years, and since his arrival Harish has been the rock and glue in the relationship. He was always there to pick up the pieces whenever the property manager ran into an issue, and never failed to find a solution. HTC’s loss will be someone else’s gain!
