Avoid at all costs

You will be seduced with high-gloss brochures and abandoned once they have taken your money. I waited 2 years for my central heating to start working. Currently, the roof of our building has been taken apart then abandoned, in response to a leak I reported 9 months ago

Poor building management and deceitful ownership

Poor building management and poor engagement with the property owners within their buildings.

A company set up by Aitch Group (Building Developer), to continue extracting income from their properties with in poor building management.

Hawk BM and Aitch Group are run and owned by the same people. They recently gave themselves a 20% increase on our service charge without any consultation with tenants.

Had they asked the tenants, the majority would have requested the contract be given to an honest, alternative business. (which is why they obviously didn't ask)

Even 1 star is too much to give this…

Even 1 star is too much to give this company. Avoid at all costs. They will charge you high service charge and claim it is all needed to manage the building yet the work they are charging for simply does not get done and they simply do not care! If you query/question anything you get very very slow high level responses or no answers at all!

AVOID

If you go to view a property that is managed by this company, turn around and go back the way you came. It is not worth the hassle of being completely ignored at every opportunity, whether it is a simple question or a genuine maintenance/security issue. They absolutely do not care at all for tenants, you are simply pound signs to them.

EWS1 survey issue

I was struggling to get a mortgage offer for my property as the solicitor had said an EWS1 survey was needed even though it wasn’t a legal requirement - anyone going through this will understand the stress of the whole situation. Charlotte, however, assisted with all my asks to appeal the decision and managed to get a signed letter from the developer of the property proving the material of the cladding was not one of the ones in question and I am now able to remortgage. She was fantastic!

Treating your leaseholders like an ATM

120 for a pet letter fee - the latest example of this con-merchant hook up between developer and property manager. Not to mention retracting offers of rent reductions on the gym, padding fees that should be carried by the developer into the cost base, and general other barely legal activities. The definition of a crooked property management firm - no competence, just a huge, bloated service charge check that grows year by year, with no proactive measure to reduce it. 35% higher than nearby properties / estates with comparable features.

Includes a "37%" commission they are paid for letting insurance that goes to the Developer's bottom line!

Better than the rest…

Surprised by other reviews as I moved into a Aitch Group property earlier this year & have found Hawk Block Management not only helpful but sympathetic to my “teething problems” within a new build apartment.

Most of my issues have been internal snags/defects & Hawk have assisted in liaising with the developer (their affiliated sister company Aitch Group) to gain updates for both communal areas as well as my issues internally - which isn’t their remit but due to the “relationship” they are able to gain a full update for all elements involving my apartment + development itself.

I have lived in London apartments for the last 10 years & my experience with block managers in the past have been significantly worse. Hawk are clear with communication even if sometimes it’s “there is no update.”

Timescales of replies could be improved but conscious my original block manager left & was replaced otherwise would have given 5*

I would possibly rate them with zero…

I would possibly rate them with zero star if possible. Hawk Block Management (Aitch Group) are without any doubt the worse block manger ever. Even the worse stories you can read from the press and blogs on leaseholder troubles would get even near the real nightmare that is to deal with them. For our building their management has been a real calamity from a financial and quality of life perspective. I wouldn't recommend their services not even to my worst enemy. It is very sad to see their pathetic replies to every bad review encouraging the reviewers to contact them directly to discuss the mattesr given that they systematically ignore emails from residents and leaseholder of their managed blocks.

Dreadful service

One of the worse block manager I have ever dealt with in the last two decades. It is very difficult to dismiss the poor service from Hawk just as a result of incompetence; certainly, they put the interest of the freeholder of the managed block (Aitch Group, that is also their controlling company) way before the interest of leaseholders and residents: when cowboys developers meet with cowboys block managers something like Hawk takes shape. Avoid at all costs and exercise the Right-to-Mange if you have the opportunity.

Terrible service

Awful service. A leak emerged in October 2019 that requires remediation by the management company has still not been addressed. Hawk's management of the works required to strip our building of dangerous insulation / cladding has been severely mismanaged with no or inadequate updates being sent to leaseholders and very large sums being required to be paid at extremely short notice. The internal common areas are also looking shabby with repairs being done half-heartedly which affects rental yield. Security is also an ongoing issue with a front door that has an electronic locking system that fails regularly.

Poor and unreliable service

I am a leaseholder in a block managed by Hawk Block Management. This company was appointed by the freeholder (their parent company) and has managed our building for the last two years providing an awful service. Communal areas of the building have deteriorated visibly as a result of poor maintenance and lack of supervision on the work carried out by their contractors that, in most cases, is below standard and fails to address the issues. The communication provided is constantly inaccurate failing to resolve problems but instead creating anxiety and stress to the leaseholders. Furthermore, on top of poor ordinary maintenance, they struggle to manage and deliver large projects resulting in major headaches for the leaseholders and residents of the building. I would definitely not recommend their services.

Incompetent. Very very frustrating to deal with Hawk!

Very very frustrated with their way of (not) managing the building. Incompetent.
Just passing papers / information after we chase them, not proactive.
I wouldn't recommend them

No trust or faith in this service

As a flat owner, and landlord I have found Hawk to be extremely unhelpful, and actively prevents me from resolving issues with my property from my tenants. Communication is poor, incorrect information is routinely given, and promise almost always broken meaning I have no way of believing what I’m told or way to resolve the issues.

Email request for information.

I e mailed Musajee Bangi requesting information on whom to contact at Dwellant about an issue with my carpet. He phoned me almost immediately to give me useful advice, he was efficient and friendly. It was much appreciated.
