Communication needs improvement

Communication was horrible. I started out with one rep and was switched without being told. She didn’t answer the phone or return any phone calls at all. Only real brief texts and that was it. My loan was funded but unhappy with experience. I even tried to change my term, which was an option and she wouldn’t even get back with me or respond at all. When getting a large loan, the communication needs to be better.

Communication was not great & UDAPP?

Communication was not great, hard to get a hold of my assigned “success agent” and received several emails about needing to contact them and my loan would be cancelled. I contacted via email and phone several times with no call back. High funding fees was not aware of until loan documents came in for me to sign. The payment estimator on the website uses an undisclosed credit score assumption, and the disclosure, if present at all, is not clear or conspicuous, which raises real UDAAP concerns. The process was relatively quick for a loan approval one I was able to get in contact with my assigned person.

Fees are disclosed at the time of loan terms being initially presented and are a 2nd time disclosed in final loan documents that all consumers must review and sign. Fast process once approved

This may not be typical but the process took a lot longer than expected. I am not sure what the process is once you all contacted my contractor but it seems as if the primary purpose was to get the contractor registered with HFS. I don’t think your marketing process to increase your contractor enrollment list should delay or halt the loan process.

Congrats on funding your home improvement loan via HFS. We understand that if a loan process is slow (especially for reasons out of your control, that it can be frustrating). And you are right, that is not typical with HFS. That said, we do often require the contractor or 'merchant' be enrolled and onboarding with HFS and in HFS's systems in order for a loan to fund. Yes, there are ancillary benefits to HFS down the road if we do more work with the contractor, but the primary reason is that onboarding a contractor to ensure we can verify the contractor as it is part of the loan diligence process with these types of home improvement loans.
We hope that bit of context is helpful and we apologize if that context was not previously provided. We do thank you for your feedback.

I submitted my documents on a Friday

I submitted my documents on a Friday. It wasn’t until the following Friday, I was notified I needed more, or different documents. This happened twice.

Easy to work with

Easy to work with. A soft pull is done first, and the hard pull is done once everything looks good based off of the information you gave them and you agree that want to move forward with the application. Easy online portal, very user friendly.

It's like a bait and switch

It's like a bait and switch. I was given the interest rate and monthly payment upon application. When it came time to sign on the dotted line, the interest rate and monthly payment were both higher. With an 804 credit score, this should not have happened to me.
Also, they don't lend money (at least not mine), they shop around like a clearing house until they find someone willing to lend you the money - then they charge you thousands of $$$$ just for the service.... I could have shopped around on my own.
The process is quite lengthy and arduous. Lots of documents required and you are given a timeframe to furnish the documents - or else they void your application --- good luck getting them to respond to any customer service emails or phone calls tho.
I would never use them again!

If I could leave a zero star review

If I could leave a zero star review, I would. My contractor offered HFS as a quick way to finance and, though I didn't need it, felt I would prefer to pay over time. I have strong credit, no delinquencies, income in excess of $200k per year and assets in excess of $2 million.

My loan was for $22,500. After supplying basic information, they came back and started asking for more. By the time I was through, I had given them 2 years of persona tax returns, two years of business tax returns, three months of personal and business bank statements, two pay stubs, my brokerage account statement, etc. For $22,500!!!!!

Then they tried to ask for permission to get my personal information directly from the IRS. I asked them "what is that for, since I've provided you what you need" and less than two hours after asking, they denied my claim for "inability to verify income." With all of that information?

Wasted a month of time, a ton of energy for nothing. DO NOT UNDER ANY CIRCUMSTANCES USE THEM.

The interest rate can skyrocket!

While the process was as expected with a good credit score and enough income to service the loan. I will say the paperwork at the end really needs a close read. The most difficult thing to figure out is how the credit rate works if you do not give them paperwork which appears to be needed, but they say they will get. Their wording makes it look like your interest rate can balloon to nearly 19% if some paperwork isn't provided. So why does our rate skyrocket if you can't get paperwork from a 3rd party?, Why is the borrower on the hook if you can't get whatever it is that you need from a 3rd party. Not a comfortable position to be in, not knowing if one day your rate will just double. Also, it's unclear what happens if you sell your home either. Is the loan not attached or is it? Very confusing to say the least. (I will say, others complaining about the 4% charge are simply not researching before applying. We were looking at 2 different lenders and it's the first thing you should always look for...It is not hard to find the fees at all. Nobody wants to pay 4% fee upfront, but that's the cost of doing business with HFS, however...the small print on interest rates was something I find bizarre and we're completely uncomfortable taking a loan when the rate isn't actually fixed at all. That's dumb. It is actually a variable rate by letter of the law and marketing it as fixed is probably going to be a class action suit for HFS at some point.
