HML come highly recommended

Linda Cole and Sharon Reed at HML have managed my company’s residential property portfolio for many years and have at all times displayed a high level of professionalism and commitment. Throughout the whole process of property management- from obtaining and vetting new tenants , managing all issues arising during the occupation of properties by tenants and the collection of rents - Linda and Sharon have provided the highest level of efficiency. I would be very happy to recommend them to all landlords, irrespective of whether they own a single investment property or a large portfolio .

Faultless

Dealt with David for the 1.5 year tenancy. Couldn't fault them. Very prompt with initial viewing and information, got paperwork sorted pretty quick.

When the washing machine broke, took no time for an engineer to come out and get it sorted out.

At the end of the tenancy, they organised the final payment, inspection and deposit return in less than a week and we're very, very fair with what they charged overall.

Samantha was extremely helpful & kind…

Samantha was extremely helpful & kind and was very communicative throughout the whole process which relived any confusion’s & we were all on the same page. The process of being selected was fair as it was a first come first serve process rather than tenants bidding each other which I had experienced before.

Amazing service during a stressful time

I would like to say how amazing the team at HML Luton have been recently. We recently had a leak from the upstairs flat which thankfully has now been resolved, and then had an issue with our toilet too. Again this was resolved quickly. Leah-Rose Burke could not have been more helpful if she tried. Not only did she sort the problem out quickly, she also kept us informed of what was going on throughout the process, even giving us a courtesy call back to check all was well. Amazing service.Tom, the plumber, was amazing in fixing the toilet reasonably quickly, and even came back the next day as we had a leak from the cistern. David Tondell is also fantastic, coming round to assess the damage caused by the initial leak. I have always found him to be a kind and understanding person and is aways a pleasure dealing with him. I also spoke to Michael briefly on the phone who was also very helpful in getting our problems sorted out quickly.
Overall, I cannot fault this HML team in all their help they have given me in what was a stressful situation and would give them more than 5 stars if possible. Thanks to all of Team Luton, you have all been amazing!!!

Deposit scam

To be upfront and clear, this review will be factual and will not hold any biased opinions.

I rented a property through HML Lettings. Everything was fine as David was fab - he would go out of his way to help.

The problem arose when I was moving out and Michael, David's manager, was dealing with the return of the deposit. He sided with the landlord and was adamant to scam as much as possible off of me. I admitted any damages, however small, that I had caused throughout my tenancy. However, I was being billed an unreasonable amount for 'general cleaning', which I had already done. As I questioned this, he would not budge and handled the situation very unprofessionally. I explained that I would take the matter through Tenancy Deposit Scheme (TDS), to which his response was "I do not believe it is in anyone’s best interests to drag this out for what will likely be four to six weeks for a minimal difference in monies if indeed any at all but ultimately that is your choice." Clearly he does not care since it is not his money?

Couple of weeks down the line, the adjudicator report came back and surely enough, I was returned over half of the deposit that he had claimed. To address Michael's point, turns out it was worth it.

My advise to anyone who decides to rent through HML Lettings, is to make sure you question any deposit deductions and make sure it is protected under TDS.

This review was only given 1 star because David has been so great. 0 star otherwise.

Thanks for your reply. I am glad at least our story is lining up. The bottom line is, you asked for deposit that you are not entitled to and bullied me into trying to accept it. At least, now I stand with what belongs to me, returned.

We would like to address your concerns and provide some clarification regarding the end-of-tenancy cleaning invoice of £130.00 that was deducted from your deposit.

At the conclusion of your tenancy, in accordance with our client's instructions, we proposed a deduction of £130.00 for the end-of-tenancy cleaning. We understand that you disagreed with this deduction and chose to escalate the matter to the Tenancy Deposit Scheme (TDS).

Upon receiving notice from TDS on 13 April 2023 about your decision to involve them, we promptly provided all relevant documentation to support our proposed deduction.

After an extensive review process, the TDS adjudicator's final ruling, received on 24 July 2023 (approximately fourteen weeks later), determined that you were entitled to a refund of £70.00 from the disputed amount, with the remaining £60.00 retained by HML.

It is accurate to state that you were awarded 53.8% of the disputed amount. However, we would like to highlight that the TDS adjudicator deemed it necessary to award HML 46.2% of the disputed amount, indicating that the situation was not as you described it in your review.

We strive to handle deposit deductions with fairness and professionalism, always adhering to the guidelines set by the Tenancy Deposit Scheme. Our intent is never to cause any inconvenience or dissatisfaction, and we regret that you feel this way.

Should you have any further questions or concerns, we are more than willing to address them directly. We value all feedback from our tenants and are committed to improving our services based on your experiences.

Once again, we appreciate your feedback, and we are sorry that your overall experience with us did not meet your expectations. We will use this opportunity to learn and grow as a letting agency.

Helpful to a first time landlord

As a first time landlord I found HML to be very helpful and very knowledgeable with quick responses and great advice. A professional and a thorough approach and managed to find tenants in good time too. Overall really pleased with the service received, highly recommended.

Amazing Company... absolutely wonderful…

It has been absolutely wonderful working with HML, over the last 6 months, the staff are absolutely outstanding and very professional. Communication is always present with whatever inquiries we have and fast in responses. Leah-rose and Mitchell Goodwin are exceptionally efficient in their work and priorities. We have over 12 years of experience we speak to tenants on a regular basis and find that HML is by far one of their favorite among all the property management companies. They provide a quality service with a great deal of professionalism.

I would highly recommend HML, a true pleasure to work with.

Excellent partner in property rent

We were looking for a property to rent for a family of four (a couple and two kids). Our friend advised starting working with HML Lettings. From the very first minutes, we saw the HML manager as highly professional and well-organized. She provided recommendations for the property and did viewing in a concise term. During the referencing procedure, she have been very supportive, helped to deal with the paperwork, and made sure everything was done correctly. Within 2 weeks we have done everything and already moved in! The property itself also is in very good condition. It is re-decorated and clean everything is new and nice. Before moving the manager provided detailed and clear instructions on utilities, council, etc. The moving in went very smoothly.
I tried working with different letting agencies, but with HML Lettings I had the best experience.

Landlord experience.

We have been a landlord with full management service by Thornes/HML for the last 11 years. During this time we have had several tenants and we have relied on David Tondel to advise us on new tenants and any repairs or improvements after tenants have left. He has effectively assisted us by sorting problems with repairs and renewals etc which is not really his remit. We are grateful that he has always been available when required.
