What kind of “cattle” have we bought?

From Hong Kong, we made a purchase of a new-built flat in Manchester off the plan; in Cantonese terms, we have bought a cattle across the mountain. It was a risky move and I got increasingly worried. Fortunately, a friend recently sent me a youtube link showing Edmond being interviewed, and sharing his expertise in property inspections in the U.K.. So I made the booking over the phone through the very efficient lady at My Home Surveyors Ltd.

Edmond turned out to be very knowledgeable on possible issues with new-builds. He showed up on the snagging visit with a lot of tools. During the two hours, he worked non-stop and tirelessly (ours is the last appointment of the day at 4pm) and he went through the entire flat of about 750 sq ft. He tested, for example, for existence of pipe leaks with his tools (even when the pipes were hidden behind a fixed board), how well the concrete in the walls has dried, even how balanced the water acidity /alkalinity is. He was also friendly and helpful, and went beyond the snagging inspection. For example, he readjusted the pressure inside the heated towel rack for us when he noticed it’s not operating at optimum setting, and selflessly shared flat maintainance tips with us on the topics we raised.

After hearing countless stories of sufferings from fellow flat owners and renters recounting problems they have encountered in a new built, Edmond’s visit has given me a lot of confidence and peace of mind. For those owners in London, you may be delighted to hear he would also travel there for snagging inspections too! As for me, I just hope he would continue to make youtubes and keep sharing with us his expertise. Thank you, Edmond.

Excellent caring Surveyor. Edmund was being employed by my neighbour on a new build development, and had discovered a design issue in the neighbours, and to confirm the issue was with the house design he also assess the issue in my house, explaining the purpose of the visit and the problem with the house. He then swiftly drafted a report for the developer which my neighbour sent to them later that evening. Edmunds support and explanation was amazing, would deffo recommend!

I got the service from a surveyor who comes from Hong Kong. He is responsible and quick responding. On the whole, it takes less than one week to have the survey done. I remembered that I sent him a message on Friday. He told me he would respond on Monday. He did ! And the survey was done on Thursday morning. The whole job was fast and accurate.
