Was recommended Zack McKinley-Baines of Holden Smith by our Mortgage Advisor when we were in the position to sell our house. Although process of selling our house took over 14 months with completion fine done recently, Zack and his team (including Leah, Jessica and Laura) were always on hand to support us especially when it came to help provide updates to our queries when requested. They also made time to be on call with us when needed.
The whole conveyancing process can be quite daunting to the consumer and so its nice to have people like Zack and his team for guidance and support. My only criticism is that the provided app could be of better use and in terms of regular updating for us, however no complaints from me when it comes to updates via emails and calls.

We accepted a quote that was tailored for a company remortgage. After doing nothing on our case for over one month, Holden Smith told us the fees were increasing and they would not honour the original quote they provided. There were no changes to the initial terms and all the requested information we provided was correct.
We had reverted to a higher mortgage rate, so there was a direct cost to our company because of Holden Smith Smith’s actions. We since switched to another solicitor and will be filing a formal complaint.

An 8-10 week buy-out between two amicable parties took seven months for primary conclusion but 15 months to fully conclude.
A simple process, started in Jun 2024, financially completed end of Nov but only fully, legally concluded today, 30Jan 2026
Whilst always polite, the staff came across as very inexperienced, asking astonishing and sometimes, stupid questions, clearly not reviewing case files or correspondence, to ensure they knew the case history or client relationship, before initial contact.
Their lack of professionalism and poor attitude reflects very badly on the firm but is presumably considered to be a perfectly acceptable work ethic.
Details:
Engaged HSL in June 2024, heard nothing until late Aug. (I was sick for 3mnths, unable to chase.)
When both parties escalated with their respective, lax, law firms, things started to move, but then my solicitor left & either nobody took over my case or they chose not to do any work on it until forced to do so.
In October, still not concluded despite repeated msgs re urgency. They knew I had to urgently leave the country but still asked questions like 'do you still want to complete asap?'!!!
A date was agreed by all parties yet nothing happened. HSL didn't bother to msg that day or for another week to explain why completion didn't take place! Awkward as i'd left the UK.
The buy-out didn't complete until late November and only as a direct result of our combined pressure.
I have only just, today, 14 months later, received from HSL, my corrected title deeds, not in a personal email of course, but in a template letter which is full of unrelated, irrelevant instructions.
I cannot recommend this firm.
