Solid - bought my place through them in 2003 and am selling with them in 2026.

Ian and Natasha have done all they said they would and have kept in touch throughout. Ian personally photographed the place and did a great job.

It appears I've got a pretty much immediate sell through them at asking price, so assuming all goes well and they keep up this level of communication with myself and the buyer - I'll happily confirm this as a five star experience!

I engaged Humberstones to manage a property I owned in Bearwood. Their service was reliable until 2018, when a change in management personnel precipitated a sharp decline in standards.

Subsequent failures included poor communication, mishandled records, and repeated disregard for my instructions. They knew I needed to take repossession within a strict timeline before marketing the property for a final tenancy. I raised concerns about the tenant suitability but was told they would have no problems managing this. When I ultimately was forced to request a Section 21 notice, they delayed, refused to follow instructions, and gave me inaccurate advice—prolonging eviction proceedings by 6 months through avoidable mismanagement.

After I finally regained possession, I flew in from Spain for an inspection, having asked them to confirm that the locks hadn’t been changed. On arrival, I was locked out. Their staff were rude and unhelpful, forcing me to rebook a last-minute return flight at my own expense—with zero offer of compensation.

A formal investigation by the Property Ombudsman confirmed mismanagement of the Section 21 process, and Propertymark later sanctioned Humberstones under Rule 13 for breaches of ethical and professional conduct.

This protracted series of failures caused financial loss, stress, and disruption. Any “compensation” they later offered was utterly pitiful. Prospective clients should exercise extreme caution before engaging this agency.

Tash at humberatones in quinton has been very professional and has dealt with any problems or questions I have had. She especially and her team are great to deal with and have made me feel at ease with the while process of purchasing my property.

A lettings agent that only cares for the landlord, their issues and no one else's.

Awful experience on the phone. Called up to discuss a property for sale. The agent put the phone down on me half way through our conversation for no reason at all. I tried calling back 6 times, only to be put through to voicemail each time. Their office closes at 17:30. I have called at 16:40. Staff should be active and available for the phones at this time. Awful service. There was no attempt to get back in touch with me.

I used the Quinton Branch to sell a property in the area. The service was excellent. To start we agreed a series of open days, perhaps 5 in total. Despite market conditions, we had over 40 viewings, and just under 10 offers. Achieved above asking price, with a difficult purchaser. Adam was brilliant, chasing and picking up with the buyer regularly. Having bought and sold many properties over the years, I can highly recommend them as an agent.

I would highly recommended the team at Humberstones. The service I have received has been superb. Communication, coordination and professionalism have been excellent. Very happy indeed.

so i also think the 5 stars on google are fake, they asked me to pay 160pounds to guarantee the house, and if they feel i gave false information they keep the money! it's strange. the house is still available and they say there are a lot of people waiting. it's weird

Rubbish I suspect the five star reviews are fake. I contacted them about a property and I was send an application form to fill before viewings. I filled the from and was told by an email that the property viewing list is full now. It was within one hour of sending the form. After two weeks I was searching renting websites and noticed the same property as still available. I rang their office and another lady from their team told me that the house is still available. She said that the lady dealing with me is on another call and will ring me but I didn’t receive the call. After waiting for two hours I called but it kept ringing and no answer. I was told by her that they are working from home. I emailed them asking that I was told that the property is gone but it’s still available. Next day I received the reply that they had send me the guarantor form and because I didn’t send the filled guarantor form that’s why I was not selected. She said now the list is full again but if I like I can fill the form and I will be kept as shortlist. I feel they deliberately did this. They never mentioned any guarantor and nor was any guarantor form send to us. I don’t want to rent from them now as they seem very unprofessional and liars

Bit late with this one never the less awful ,very pushy very tactical on stressing you out to buy quick and push the banks and solicitors to hurry up (like we can do that )or it will be back on the market OH NO what a Pratt steer clear already spoke to them about this a while back .also house prices seem always low ? Quick sellers I imagine !
