Terrible Experience
We have lived in our Invitation Homes property for nearly two years and truly love our home. Unfortunately, our experience with Invitation Homes’ handling of an HOA issue has been extremely stressful and disappointing.
We have received multiple HOA violations for a brown patch in our grass. We have been fully compliant and immediately hired a professional lawn company to treat the lawn. The lawn company advised that the issue may not fully resolve, but we still took every possible step to address the concern.
Despite our efforts, communication from Invitation Homes has been nearly nonexistent. I have reached out multiple times to the person who is supposedly managing the HOA violation and have received no response. I have also called Invitation Homes repeatedly and received conflicting information.
Some representatives say they do not know who handles HOA violations, while others claim no messages were sent, even after I was told a message would be forwarded.
We then received a letter stating we have seven days and may be required to vacate our home. Receiving a notice like this over a minor lawn issue, after being fully compliant, is alarming, confusing, and extremely concerning. The lack of clear communication and accountability has made this situation unnecessarily stressful.
We love our home and do not want to move. However, Invitation Homes’ inability to properly manage HOA communication or advocate for their tenants has left us feeling unsupported and anxious. Renters deserve transparency, follow through, and basic communication, especially when their housing is being threatened.

This company is the worst. They are terrible when it comes to customer service. I called with amenities access issues and it took over 3 months for them to get me access. The whole summer went by and my kids could not enjoy the pool, then sent me a bill for replacement of key fob that was never furnished to me from the beginning. They charge you a lot of hidden fees, why am I paying an air filter fee every month and actually receive an air filter every 3 months. They charge you rental insurance fee even though you have your own rental insurance. How does that make any sense? If they are insuring the outside of the home why am I being charged for that? I was displaced during the government shutdown, called and asked them to please change the due date of my rent from the 1st to the 10th for three months because I would receive my payment around that day and was told NO. I received 3 eviction notices for the three months my rent was not paid by the 3rd as well as a $115 late fee each month. I called to try and get the late fees removed due to my situation and was advised that I would get a call from someone then next day. Needless to say that never happened. I would not recommend renting from this management company AT ALL. They are not sensitive to emergencies or real life situations. All they care about is money. Mind you I have never paid late or missed a payment on my 2 year lease......You will save renting from anyone else.

I Had No Heat For An Entire Winter And All Invitation Homes Did Was To Send 10 to 12 People To Give Them Estimates For Repair. They Did Not Want To Replace The Unit. The Unit Was To Small For A Home That Size. I Loss time From Work And Income, But They Wanted Me To Pay The Rent With No Heat. I Was Talked About Like A Dog By The Employees Who Thought I Had Disconnected The Call, But I Had Not And Heard Every Word. The Employees Are Nasty And Unprofessional. They Do Not Answer Phone Calls Or Emails In A Timely Matter, Somes Never Responding Or Returning Calls And Or Emails. I Now Have Active Cases With *The Federal Trade Commission, *The Attorney Generals Office And Filing With The *Better Business Bureau.
They Don't Repair Anything And Place All Repair Needs On The Tenants. Do Not Lease From This Management Company. Every Review That You Read And News Reported Is Relatively True. An Experience Marked by a HORRIFYING LACK OF EMPATHY with Invitation Homes…
My experience with Invitation Homes over the past two months has been deeply disappointing and unnecessarily stressful. Despite providing a valid, court‑issued protective order — enforceable through February 2026 — the company repeatedly delayed processing my lawful early lease termination under Texas Property Code § 92.016.
From the beginning, I communicated openly and in good faith. I explained that my mother‑in‑law was in hospice with stage‑four cancer and that my husband and I were preparing to move in with his parents to provide daily care. I asked whether any financial accommodation or payment plan was available during this extremely difficult time and was told that no assistance of any kind could be offered.
When my personal safety was later compromised — including threatening phone calls, property disturbances, and sightings of the individual named in my protective order — I immediately submitted the legal documentation required to terminate the lease. I also provided more than 30 days’ written notice, even though the statute does not require it.
Throughout this process, Invitation Homes continued to delay, miscommunicate, and mishandle my case. My mother‑in‑law passed away on Christmas morning, and even with full knowledge of this loss, the company maintained a rigid and unsympathetic approach.
Most concerning, the company attempted to assign full lease responsibility to my husband, despite the protective order explicitly extending to “family members.” This position contradicts both the language and intent of Texas Property Code § 92.016, which prohibits landlords from retaliating against or imposing additional obligations on a protected tenant.
Only after nearly two months — and repeated follow‑ups — did Invitation Homes confirm approval for an early termination without penalty for only me. They stated that since my husband's name is not "listed" on the protective order that they would be transferring "all" financial liability to him, basically by way of me. Even then, I had to request basic transparency, such as the name and contact information of the Portfolio Director who authorized the decision.
No tenant dealing with safety concerns, family medical crises, or legally protected rights should have to fight this hard for compliance with state law.
My hope is that Invitation Homes will review how cases involving protective orders and vulnerable tenants are handled so that no one else has to endure this level of stress, delay, or disregard.

6 wks no refrigerator now raw sewage
It took them 6 weeks to replace our refrigerator. We had to buy a refrigerator and keep it in the garage out of our own pocket. No urgency. Now, our plumbing is backing up raw sewage into our bathtub and shower. Customer service hung up on us. BE WARNED. PAY YOUR RENT IN ESCROW AT THE COURTHOUSE!

This company takes forever to fix problems. We had a septic leak which flooded the basement. It took them over three months to repair everything. Plus they make you put in several work orders for the same incident.
Do Not RENT WITH THEM IF YOU CAN
I am not the type of person who leaves bad reviews. I usually prefer to resolve things privately and give people the benefit of the doubt. However, my prolonged experience with Invitation Homes has compelled me to share this warning.
My tenancy has been tainted by two major failures:
1. Neglected Safety & Repairs
For 46 days, I dealt with a severe roof leak that impacted the habitability of my home. The water intrusion wasn't just a mess, it was a safety issue. Water pooled in my kitchen light fixture and shorted out the power outlet. Despite their own maintenance worker confirming this was a hazard, it took 15 days for them to address the electrical danger.
2. Ongoing Noise Violations
On top of the maintenance chaos, I have dealt with persistent noise violations that breach the standard Covenant of Quiet Enjoyment. Management has consistently failed to address these disturbances effectively, leaving me without the peace and quiet I pay for two years.
The Management Response
What is most concerning is the attitude from the team (specifically Gilberto Camacho and Yessenia Hernandez). They characterized the electrical safety hazard as a "mere inconvenience" and said they don't see it as an issue because they said so. They have been dismissive of the noise complaints. After living in a construction zone with toxic fumes, dust, and constant noise for over six weeks, the compensation they offered was negligible.
I expected a professional management company to prioritize tenant safety and quality of life. Instead, I had to fight just to get dangerous electrical issues resolved. I cannot recommend renting here.

At a loss of words for how we are being treated as tenants
My partner and I leased a property without disclosure of known irrigation or water intrusion issues. Shortly after move-in, the home flooded, causing significant water damage. Due to a lack of response from management, we were forced to extract standing water ourselves. During wallboard removal, the individual performing the work stated that the damage pattern indicated this issue had occurred previously and that mold was present.
We are now dealing with ongoing moisture issues and black mold. For more than two weeks, we have contacted Invitation Homes daily, often multiple times per day, through all available channels. We have repeatedly been assured that work orders were created and marked as urgent; however, no work orders have been approved, no repairs have begun, and no remediation plan has been provided. There is no local property manager or identifiable point of contact with authority to resolve this matter. The Tampa office has been non responsive. We are shocked as paying tenants to be treated with such disrespect. They simply don't care. No one from the company has been in touch or has come by to see the damage, etc. I would never advise anybody do business with a company that would treat its tenants this way. We are in disbelief and devastated by our current situation and how we are being treated.

This has been the worst experience and the worst business I’ve ever dealt with, I’ve been without power now for a week, last time it was for three weeks as they sent out multiple electricians for the cheapest price to fix the problems, not only do I rent. I also have two young children, and we are on a well so that means there’s no running water no restrooms and this is absolutely the worst brand business that there could be.

e company, they charge you for everything. You start with one price and then they charge you a fortune. They gave me a dirty house, and on top of that, they change the payment methods. You call and they say someone will call you back, but that never happens, and then they charge you for paying late when it's their fault for not having good communication. This happened to me in Port Charlotte, Florida. Be very careful when renting with this company.. I was with them for a year; my contract ended on December 7th of this year, 2025, and they haven't returned my deposit, and they won't. This is what they do.

They have gone way down hill. We moved from another state and they did absolutely nothing to prepare our home. we showed up to an eviction notice on the door still for previous residents. we walked in to a filthy home with no cleaning or maintenance whatsoever was done. Clearly no one had been in this home for months. The first couple months of being in this home included upwards of 20 work orders to repair appliances and fix holes as well as cleaning and painting needed done. After a month process they finally swept and mopped the home and that's it for cleaning. Took multiple months to get appliances working. We moved into a home with damaged window frames and no screens only to be told this is a residents responsibility. So I need to get new screens and fix windows If I want them. We don't use 1 of the bedrooms because it's got ceiling holes, dirty and damaged baseboard, ceiling and walls. The window is not able to be locked and is loose. The old resident clearly duct taped the window as you can still see the sticky Residue and pieces of tape. The person that reaches out to escalations only escalates them herself. She's condescending and laughs and just says what do you want me to do about it now. We have had problems in 2 different homes and had the same experience with this individual. Last time I had to get to a board member before I got real help. Do not trust this company or rent from them. They do not care about their homes or residents. If they mess with us at all as we move out we will absolutely take action vs them as they have a history of this filed with the FTC.

Still no resolution
Still no resolution. And today which I have been dealing with for five days already requesting a rental verification. Spoke to Gordon in corporate yesterday and he emailed me back the form, but he didn’t even fill everything out correctly on the form and now he conveniently is off today. No one in the plantation office has answered their phones today. It has gone to every single voicemail. I would love to have their work schedule because nobody works. I will never rent from this company again and I can’t wait to be done with them. I want my form filled out today.

This company is terrible. They take your money and never fix what they are supposed to. It feels like they’re constantly charging for things that make no sense. The Jacksonville office managers are extremely unprofessional and it’s honestly sad to see how they operate. I would never recommend this company to anyone.

Stay away from this company they don't fix their houses they have hidden charges and when you move you will not receive your deposit no matter how well you live the house and when you leave they give you a list of things to fix in the house that they should be responsible for of like normal wear and tearthey will create hidden charges to keep your deposit worst company I've ever dealt with in my 40 years even though I came out of my pockets and fixed up the house for them that they should have for the normal wear and tear they couldn't find nothing on me like I said he didn't charges kept my deposit these people and companies are no good

Bad Business
I don't even know where to start... I did only a year lease in their residence in Lawrenceville Ga. I went broke living there and moving away from that company. I moved in the Fall/Winter season and had no water or heat day 1 for 4 nights straight. The house smelled of Gas, I was so scared we may not wake up in the mornings. Then the following weekend again no heat due to the gas pipeline had to be reposition. I went another 3 nights no hot water. These things should have been taken care of BEFORE the tenant moves in but yet Invitation Homes wants you to have the home ready for the next tenant to move in. I had no control of my own utility bills which was being billed very late which caused billing for 2 months every month (Extremely high bills). Invitation Homes is still doing what they were being sued for by the FCC ( I didn't know about the lawsuit until after I moved in). They charge you for everything down to batteries and light bulbs in the home that may need to be replaced etc. Smart Ring, smoke alarms and the thermostats. Wear and tear does not exist with them. If these things are not taken care of, it most definitely will be taken from your security deposit. I had no wall damage or nail holes nothing on the walls but there were smudges,and scratches/ small marks that I was told would be considered wear and tear when I had my move out inspection but that definitely wasn't the case. I got charged $280 for paint for these marks. They had bad cabinet hinges in all cabinets at move in that I had to keep tightening throughout my stay but I had to pay for them at move out as they said it was renter's damage. They also prefer you professionally clean the home or it looks professionally cleaned or they will have you pay for it from out of your security deposit. And I'm not talking about just the carpet. Their strategy is to have you pay for all things needed for the next move in so that it doesn't fall on them financially. Every tenant keeps the service paid for every move in. I felt like I was the owner not the tenant. They don't make you aware of these strict demands until move out. I will never live in another Invitation Homes residence. I even got charged another $58 (from my security deposit) for garbage that was put in the city’s garbage can and set out for garbage pickup. (City did not pick up) I paid $21.75 every month for trash pickup but yet they will only pickup trash bags in the trash cans. I thought I did a very good job for move out. I feel like they had to find something to take from my deposit. I wish I could upload pictures. So guys I write this is say think twice about this place. Homes looks nice on the outside but you don't know what your working with inside! Also meaning inside company’s requirements.
