Albeit we didn't end up using their services, due to a change of investment plans. Iris Management went above ans beyond helping us. We have never used a property management company before, so had lots of questions and inquiries, and they took the time to answer them and help us. Never once were we made to feel silly for asking a question, or not knowing something.
We rented condo 1403 at 707 Yates street in the Falls building from Iris Properties, Victoria, for a three month stay starting Jan 6/2025. This has been the worst experience in renting a “Fully Furnished” condo that we have ever had. When we arrived the first thing we noticed was there was no top sheet on the bed so we had to go buy some sheets, there was no dishware suitable for cooking in the oven which we had to purchase, there were no dish towels or dish cloths which we had to purchase. We requested reimbursement from the company and were told they were our responsibility. Later the manager agreed to reimburse us and then refused to do so when we vacated the premises. We spent the better part of two days cleaning the condo on the first two dayss as it was dirty (stove, oven, floors). The condo was much cleaner when we left than when we arrived and yet they still tried to charge us a $300.00 cleaning fee which they did reverse after fighting with them about this fee. The patio was so dirty you could not walk out on it without shoes. The furniture was worn out and so uncomfortable we had to go out and buy a chair for my wife to sit on as she has a bad back. The vacuum cleaner was a joke ( a hand held that you had to get down on your hands and knees to use). They dropped off a full size one the day before we left. The dryer was so old it finally quit a day or so before we left. It took four cycles to dry a light load. The BBQ was junk (all rusted through) Bedroom rug was dirty and had lots of hair on it.
We will never rent another unit from this company especially when they do not follow through on their commitments.
Beautiful little place! We enjoyed being able to have our own little space with kitchen amenities. Close to everything we wanted to do. Clean space with a beautiful view.

IP attempting to remove my review, saying I've reviewed the wrong business. I've sent them a copy of my contract for verification, as well as my personal information for any question
This is coming from a property owner who had my unit listed with Iris Properties March 2023 to May 2023.
Communication with IP was a challenge from the start. Often times multiple emails had to be sent to get a response. For example, after multiple reminders I ended up sending a letter of introduction to my buildings management company. I had asked specifically for specific things be included in the property description, none of these were included. The write up was generic and closely resembled other listing descriptions of similar units.
I had to ask multiple times for corrections to be made, ie: my unit was pet friendly, this was not included in property description.
I had blocked off my unit for personal use between tenants. I recieved a welcome letter as if I was a paying tenant, most likely automatically generated. Upon reading this I realized the information was FOR ANOTHER UNIT. The entire welcome package was incorrect from the address, pictures, parking spot ect. Side note, even after pointing this out the address remained incorrect for the duration of my contract. Also make note, the welcome package felt very generic and had the wrong stores listed that were close by. I can only hope my tenants didn't recieve this welcome package but I'm not sure.
The price quoted for my unit was no where near what I recieved. It was much lower. I was also unaware that airbnb fees would be deducted off my revenue. Again, poor communication and I never did get a full price breakdown from IP from Airbnb booking even after requesting it.
My invoice was incorrect, and again felt mass generated.
The cleaning.....it was terrible. I know IP charges a 150/200$ cleaning fee. Let me summarize the deficiencies:
Broken glass under fridge
Dog food under coffee table
Dog hair everywhere
Inside oven was filthy
Dirty blankets folded and put away as if clean
Wet laundry in dryer, bed unmade
Rusty knifes in knife block
Used coffee pods and garbage underneath sink
Bathroom tiles not cleaned properly
Mop pad put away filthy
Vacuum not emptied, completely full
Bathmat not washed
Wet kitchen towels folded and put away
Side note, I had sent a detailed list to the owner requesting specific cleaning requests after a dissapointing clean the first time around, obviously this wasn't passed along to the cleaners
Here is a list of damage to my property:
Stainless steel fridge scratched, most likely from abrasive cleaner
Several large scratches in hardwood floor, most likely from the broken glass I found underneath fridge
Under cabinet lights disconnected and damaged
Dryer vents full of lint, keep in mind I had requested this to be done specifically
IP collected lights on a warranty claim, I was not notified and thus missed my window to make a claim. Again, I has asked IP to let me know if the lights were delivered and to notify me.
The staging items for my place were thrown to the back of a cupboard
I was able to get out of my contract early after a discussion with the owner about the failures on IP behalf.
Side note, I was stood up twice to pick up my keys after pre arranging a time. I was not even given a courtesy phone call. I asked for a final walkthrough for inventory check list etc, this was also ignored and I had to replace several missing, damaged, broken items. I requested a partial refund of management fees, this was of course denied.
I would not reccomend Iris Properties as a business. They cost me alot of money, time and stress and no accountability from IP
Additional side note, IP never obtained a business license for my property

-the price discrepancy wasn't about the signed commision. It was about the price I recieved per night for my unit which was significantly lower than than price I was initially quoted
-forgot to mention that about 5 months after I left the company I found my unit listed as "rented" on another website. I informed the owener that this was not the case and they informed me that they were never notified to take my unit down. Dissapointing.
- I was also asked to buy additional coat hangers for a guest because IP didn't have time to pick them up which I did. So, when you mention that the commision is set via contract there are terms that IP is contractually obligated to do for commission. Cleaning (allegedly enhanced), communication, walkthrough, inventory check, maintenance. NONE of these were done

Seascape Beach house was not cleaned before we arrived the dust was thick on every surface except kitchen counter floors were not washed and food stuck to table and then there is the dreaded hot tub which is not maintained it has a bacteria called Pseudomonas aeruginosa it causes an infection to your hair follicles very red and itchy also burns The place is very cozy bed is comfortable and the surroundings don't get much better love the sound of the ocean but unfortunately It has left me regretting my decision to stay there please make sure that they are maintaining hot tub before use even when you do as instructed it doesn't kill the bacteria.
Review of 510 Fraser Street in Victoria, BC
This is not the rental for you, if you have any mobility issues. The path to the main entrance is uneven and poorly lit at night. Parking is not just not in the driveway, it is around the corner and down the block. There are two entrances. Both have stairs and no railings.
While the unit was clean and spacious, there is no individual heat control and the owner who lives upstairs is erratic about supplying heat. The owners have 5 dogs and they all get up at six o'clock. Do not plan on sleeping in. Fraser Street is a good location to reach anywhere around Esquimalt and in the Gorge Area. It is only 15 minutes to downtown.
Fantastic location! So close to restaurants and coffee shops and more. The unit is like home away from home. Perfect for chilling with the family. Lots of windows to take in the surroundings. Will definitely rent it again next time we visit Victoria!
Tremendous personal touch, understanding service. A complete contrast to another larger local service who over-promised and under-delivered. (They got their review and it is not like this one). All services are not the same and bigger is not better. Thanks Rob
I stayed at the gorgeous loft in Chinatown, Victoria. The location was amazing, fully stocked kitchen, super clean, modern luxurious decor, comfortable beds, great bathrooms, everything was on point! Easy access and secure parking, can’t wait for my next stay.
The host was very understanding and helped sorted out the unexpected issue in a timely manner.
I made a reservation with these hosts, unfortunately due to the pandemic I had to cancel. They were more than accommodating to help me get a refund, and very understanding. Even though I did not stay here I would highly recommend booking with them as the host is wonderful. Thank you again!
Everything was excellent, property managers were really nice.
What i liked most about my stay in Victoria were the clean towels. I don't know what it was about the towels but I really enjoyed drying myself after my shower. Everything was clean and communication was prompt. A little expensive but you get what you pay for.
