I dealt with Dan

I dealt with Dan. He kept telling me to be quiet and listen or we wouldn’t get the details done! I was just trying to clarify as what he had sent me didn’t equate to what he was saying. I asked for a detailed breakdown to be sent to me as the billing was incorrect and he didn’t say goodbye, just slammed the phone down.

Useless company

Useless company, fail to respond, Philip blocks emails to avoid work. Happy the blackmail and threaten, yet when it turns out that they are in the wrong and they are breaking the law then your concerns are not answered and passed to the companies donkey who gets muddled and confused. Being investigated by BBCs The One Show - AVOID AT ALL COSTS.

I am a solicitor and are appalled at the behaviour of this firm. The object of this company is to bully people into paying debts often that are not due whilst running up significant costs for their own benefit. Attempted bullies

This company are trying to bully me to take down my review. They threaten ordinary people hiding behind ignorance of the law. Do not be bullied by them.

Not very knowledgeable

I have found this company to be lacking in knowledge in areas they purport to be very knowledgeable in, ie. Leasehold Law. As a leaseholder I have been left in shock several times at some of the responses they have provided in defence of some ridiculous decisions their client, my landlord, has made over the years. They seem not to apply logic in their strategies, but at the same time are ruthless in their pursuit of monies supposedly owed. Many laypersons are overwhelmed and intimidated by them and just give in. If you know your stuff they are not at all what they purport to be. Not impressed at all.

Report JB LEITCH to the SRA

Absolutely terrible firm- anyone who reads this- don't believe everything they say in their letters or when you speak to someone. They have standardised responses and won't actually consider the information you give them. Report them to the SRA- Solicitors Regulation Authority- who currently claim they don't have any other reports of misconduct about this firm- I have reported JB Leitch.

Unprofessional Legal firm

Golly gosh, I've never seen such a terrible company. Their customer service astounds me. Ive never seen such a company with such unprofessionalism. All their letters are written in such AI formates with are very rare. They are thefts stealing from unknowleable innocent people. I will take legal actions and I will win.

If I could leave 0 I would or even a minus. Leech by name and leech by nature. They have no clue about the law. They hire youngsters fresh out of uni who are basically glorified debt collectors and threaten you. They've now backed down as they incorrectly addressed me. Awful awful awful!

Possession order for £432 ground rent arrears

I missed 2 x £216 ground rent payments purely by accident. I moved from my flat to a new house at end of 2019, set up a mail redirect for 12 months, which must have run out just before my 2021 ground rent bill arrived. I thought I had notified everyone of my new address but missed E & J estates (who own freehold). I am a first time private landlord, covid struck, new house, got married, left job, no excuse but I simply forgot. I have a tenant in the flat who (understandably) didn’t forward any post. I contacted E & J last Thursday as I was concerned I hadn’t received any bills for a while. They wouldn’t deal with me and said my ground rent debt has been passed to J B Leitch Solicitors. I called them immediately and they informed me they are taking me to county court for forfeiture of lease on 2 August unless I pay £3780 by 20 July. I have never ever missed a ground rent bill prior to this since I moved into my flat in 2011. I don’t understand why E & J didn’t simply call the management company for the flat to see if they had an up to date address for me or consider other options to find my address. Also could this not have been dealt with in small claims court as I am only in arrears by £432?! I sincerely wish I had never purchased a leasehold property. I am now facing losing my flat. I know I have made a mistake but there is no reasonable behaviour evident here. The JB Leitch website actually advertises the following statement from E & J…. ‘Sensitive to the wider relationship we have with our leaseholders’?!

Beware of the tactics of this debt collecting company

Following a 20 year dispute over unfair service charges for flats managed by First Port property services I made my third LVT Application to try and resolve the situation regarding lack of maintenance and obvious deterioration of my property. At this Tribunal some 8 months ago this firm brought forward a witness in the form of the site manager and presented evidence that the delayed works that were in dispute would be commencing imminently. Since then absolutely nothing has happened despite repeated efforts from the residents to communicate with the management company including meeting the new manager on site visits to show her the current state of disrepair.We have all been misled by this company of debt collectors who appear to be comfortable in representing property management companies with questionable standards of service provision at an inflated price. Most reluctantly we are faced with another tribunal application.

be very careful

be very careful, 200 pound bill turn to 7000.
These are thieves, no morals, anyone work with these organisations deserve go to hell fire.
During covid not accept payment 200 late payment become 900, then i refused to pay, then they drag it on and never provide bank details, and screwed me for 7000.

Ridiculous fees, unprofessional , bully boy tactics

I have a dispute with my so called managing agent on my buy to let property , Warwick estates , who demand extortionate fees for doing absolutely nothing. I withheld payment as I want to dispute their fees and report them to the ombudsman. Then I got a letter from these so called solicitors with admin fees and legal fees of almost £600!! For what? No admin and no legal activity. The paperwork has a load of Chinese writing on also, so unprofessional. I emailed them and told them they are acting unlawfully and will report them to the SRA and they can take me to court because I refuse to pay bully boy tactics. The original letter had gone to the vacant property I had rented out so I didn’t even know it had been sent until I went there weeks later. My second letter was sent to my home address and the fees have increased. I will let them take me to court , I am not paying extortionate fees for nothing. Any advice would be gratefully received. I can see many people have had similar bad experiences , well done for sharing and shaming on here .

They are chasing my Deceased Father yes…

They are chasing my Deceased Father yes Deceased for ground rent on a flat that is being sold. Even though I have sent all proof to management company of death etc management company they said everything will be put on hold until flat is sold. Then I get a letter from these leeeeches. I spoke to them they didn’t want to know….for want of a better word utter Bar stewards, I’m fuming….they are refusing to talk to the management company, basically saying it’s my problem, . I’ve told them to take my deceased father to court, apparently it will be my problem… utter uncaring ………no compassion or understanding….interested in money only
